Do you need to know the market value of the building or the total market value of the properties listed?Our building value is only one component of our total market value,with land being the other component. Together they comprise the total market value of the property. I've included additional fields in order to give you a better understanding on how we arrive at our calculate building values. For all improvement calculations,we use what we consider to be present replacement cost,minus depreciation to come up with our building values. For example,Property A has 3077 adjusted area with a rate of$113 PSF.You multiply the two factors to get what we consider to be our replacement cost new,which would is$347701. You then multiply the replacement cost new$347701 by the Percent Good of 61% which is taken from our depreciation table,based on the Effective age 1965,to come up with our building value of$212098. As you can see Properties A, B,And C are very close in size,but the rates vary between$113 to$242.The variation in rates can be attributed to our annual pricing reviews in determining the total market values of these properties. If your home or business is below the 100-year flood elevation, also known as the Base Flood Elevation (BFE), FEMA has flood damage prevention regulations that may affect how you remodel, renovate, or add on to your building. The work was requested and authorized by Mr. Amine Doukkali. The purposes of performing this exploration were to evaluate the general subsurface 11 conditions within the proposed additions and to provide recommendations for site preparation and foundation support. Our work included Standard Penetration Test v (SPT) boring and engineering analyses. This report describes our explorations and tests, reports their findings, and summarizes our conclusions and recommendations. FIELD EXPLORATION PROGRAM SPT Borings The field exploration program consisted of performing two (2) Standard Penetration Test (SPT) borings. The SPT borings were performed at the locations shown in our Boring Location Plan. The borings were advanced to a depth of 15 to 30 feet below the ground surface using the methodology outlined in ASTM D-1586. A summary of this field procedure is included in the Appendix. Split-spoon soil samples recovered during performance of the borings were visually classified in the field and representative portions of the samples were transported to our laboratory in sealed sample jars for further classification and laboratory testing. In our opinion, pile type foundations should be used to support the proposed addition. Our recommendations for small diameter piles are presented below. Limited access conditions indicate that small diameter piles may be used to support the proposed additions. Floor Slab Slab on grade is not recommended for this project due to potential differential settlements and slab cracking. We recommend a structural slab. Grouted Micropiles Micropile foundation solution may be selected considering the limited access of the sections of the existing residence that will be connected to the proposed additions. During the past 60 years, permanent ground anchors and micropiles have been extensively used to provide vertical and lateral support for structures. The rapid acceptance and growing use of grouted micropiles can be attributed mainly to easy access for the small rigs and to significant technical advantages resulting in substantial cost savings and reduced construction periods. Micropiles 8 inch in diameter may be used for this project. Micropiles will require a central reinforcing rebar. The reinforcing steel normally # 7 or #8 rebar will be grouted through the full pile length and should extend into the foundation to provide the required structural anchorage. Details of reinforcement embedment into the footing shall be provided by the Structural Engineer. The analysis was performed in accordance with the method defined by Davisson in 1963 for piles embedded in soils. The pile was considered free in the upper part and pinned in the embedment into the limestone. Buckling capacity of 40 kips or more was found in the analysis. Based on the results of the analysis, we considered appropriate the allowable capacity recommended above. Micropile installations shall be inspected by Foundation Engineer to ensure that the appropriate length is reached. The amount of grout used to form each micropile shall be larger than 1.2 times the theoretical pile volume. At least this calculated volume is to be pumped per foot of micropile as the drill rod is retrieved. Micropiles shall not be installed within 5 diameters, center to center on a micropile constructed within the previous 8 hours. Vertical and horizontal anchor capacity may be obtained defining horizontal and vertical components of the axial capacity. Micropile with inclination of 6:1 (vertical to horizontal) is common. Pin Pile Pin pile foundations may be selected based on limited access to some of proposed addition areas. Based on the findings of our site exploration, our evaluation of subsurface conditions and judgment based on our experience with similar projects, we recommend four inch diameter pin piles driven to a depth of 15 feet below grade. Due to the short embedment length available at the site, no uplift capacity would be derive from pin pile installation at this site. Pin pile installation shall be monitored by a foundation Engineer representative. Helical Piles Helical piles may be selected as the preferred foundation alternative. Helical piles derive their allowable capacity from the development of ultimate capacity at individual helix areas. Multiple helix (1 to 3) may be used by the manufacturers of the system. For this particular case, we will consider only the capacity of the leading helix since penetration of the leading helix inside the limestone layer is not expected to be more than 5 feet. Failure surface is expected to reach from 2 feet below the helix to about 6 to 8 feet above the helix. A helical installed to 16 feet below existing grade, this is within the limestone layer, will develop an allowable capacity in compression of 16 kips and 5 kips in tension. Lateral capacity of a small diameter shaft is very small when the pile is installed vertically. If lateral capacity is required it should be derived as the horizontal component of a battered pile installed at the same depth recommended above. They provide no information about subsurface conditions below the bottom of the boreholes. At locations not explored, surface conditions that differ from those observed in the borings may exist and should be anticipated. The information reported on our boring logs is based on our drillers' logs and on visual _ examination in our laboratory of disturbed soil samples recovered from the borings. The distinction shown on the logs between soil types is approximate only. The actual transition from one soil to another may be gradual and indistinct. The groundwater depth shown on our boring logs is the water level the driller observed in the borehole when it was drilled. These water levels may have been influenced by the ` drilling procedures, especially in borings made by rotary drilling with bentonitic drilling mud. An accurate determination of groundwater level required long-term observation of suitable monitoring wells. Fluctuations in groundwater levels throughout the year should be anticipated. The absence of a groundwater level on certain logs indicates that no groundwater data is available. STAWARD MmSTRA uON TEST BORINGS The Standard PenetrationTest is a-widelyascepted method of testing foundation soils in place. The N-Value obtairi'adil$r0 tht 9 . 0. correlated empirically with various soil properties. These eMpirltol correlations slfow satisfactory estimates to be made of how the soil is likely to behave when subjected to foundation loads. Tests are usually performed in the boreholes at intervals of five feet. In addition, our Firm performs tests continuously in the interval directly below the expected foundation bearing grade where the soils will be most highly stressed. Boreholes where Standard Penetration Tests will be performed are drilled with a truck- mounted CME 45A drill rig. The boreholes are advanced by rotary drilling with a winged bit that makes a hole about three inches in diameter. A bentonitic drilling mud is recirculated in order to remove the cuttings and support the walls of the borehole. The drag bit is specially modified to direct the mud upward and reduced disturbance of the soil ahead of the bit. Occasionally, running or squeezing ground is encountered that cannot be stabilized by the drilling mud alone. In addition, drilling mud may be lost into the soil or rock strata that are unusually pervious. In such cases, flush-coupled steel casing with an outside diameter of about 3.5 inches is driven as a liner for the borehole. After the borehole has been advanced to the depth where a Standard Penetration Test will be performed, the soil sampler used to run the test is attached to the end of the drill rods and lowered to the bottom of the borehole. The testing procedure used conforms closely to the methods recommended in ASTM D-1586. The sampler used has a split- barrel 24 inches long and an outside diameter of 2.0 inches. It is driven into the ground below the bottom of the borehole using a hammer that weighs 140 pounds and falls 30 inches. The driller records the number of hammer blows need to advance the sampler the second and third six-inch increments constitutes the test result; that is, the N-Value at the depth. The test is completed after the sampler has been driven not more than 24 inches or when refusal is encountered, whichever occurs first. Refusal occurs when 50 hammer blows advance the sampler six inches or less. After the test is completed, the sampler is removed from the borehole and opened. The driller examined and classified the soil recovered by the sampler. He places representative soil specimens from each test in closed glass jars and takes them to our laboratory. In the laboratory, additional evaluations and tests are performed, if needed. The driller's classifications may be adjusted, if necessary,to conform more closely to the United Soil Classification systems, ASTM D-2487. Jar samples are retrained in our laboratory for sixty days,then discarded unless our clients request otherwise. After completion of a test boring,the water level in the borehole is recorded.
