I had previously inspected the house as part of a pre - purchase inspection on his behalf. I provided engineering services in support of significant structural repairs to the foundation and precast rib joists. Following the completion of the purchase, Mr. Davis retained a General Contractor to completely renovate the interior as well as additional construction. This necessitated a complete gutting of the interior partitions and wall and ceiling cladding, exposing the structural elements. I had occasion to consult with Mr. Davis with respect to various construction issues and had access to the roof structure which was exposed. To the best of my knowledge and belief, the roof members were secured to the perimeter tie beam as required by the code in effect when the roof was constructed. In order to avoid any possible misunderstanding, we wish to specifically advise that nothing in this report is to be construed, either directly or indirectly, as a guarantee or warranty of any portion of the work. To the best of our knowledge and professional ability, this report represents an accurate appraisal of the present physical condition, based on a visual examination of the observed conditions to the extent reasonably possible.
