PLANNING & ZONING BOARD
REGULAR MEETING JUNE 23, 1994
The regular meeting of the Miami Shores Planning & Zoning
Board was held on Thursday June 23, 1994. The meeting was
called to order at 7:30 P.M. by Chairman Walters with the
following members present:
Robert Blum
Les Forney
Charles Smith
Larry McClure
Cliff Walters
Also Present: Mr. Frank LuBien, Director Building & Zoning
1. Minutes - June 9, 1994
Mr. McClure moved to approve the Minutes of June 9, 1994 with
the following amendments:
Page 1, Item 2, 5th paragraph Is to read: Mr. Fann stated, In
his opinion, there is no legal reason to grant a variance.
Page 2, Item 3, 3rd paragraph Is to read: Mr. Smith stated
that the assertion that this would qualify as an office use
would be Incorrect he would prefer a renewal agency rather
than a testing center.
Page 2, Item 4, 1st paragraph is to read Mr. McClure passed
out Information pertaining to wood picket fences and
suggested that If picket fences were to be considered as an
amended usage In the Code, a clear definition of picket
fences would have to be developed.
Mr. Smith seconded the motion and it passed unanimously.
2. Request for approval of tow away signs.
Shores Plaza East Condominiums Inc.
745 NE 91 Street
Ms. Betty Barry spoke on behalf of Shores Plaza East
Condominiums, Inc. stating that the placing of the signs
would be a last resort to keeping the parking areas for the
residents clear of non-resident cars.
Mr. Smith moved to approve the request. Mr. Forney seconded
the motion and it passed unanimously.
3. Request for approval of paint color for roof.

Mr. LuBlen stated the existing roof is multi color. Each
tile Is a solid color, but there are at least four (4)
different colors.
Mr. Lee stated that he did power wash the roof twice since he
purchased the home and the roof looks faded and washed out.
Mr. McClure moved to approve the request to paint the con-
crete tile roof, not a clay tile roof, (1) color either
Venezuelan or Terracotta. Mr. Smith seconded the motion and
it passed unanimously.
4. Request for approval of chain link fence.
David Harder

Mr. Harder stated that he wants to Install a chain link fence
in order to enclose his yard for his children's safety.
He also stated that he has addressed this Issue with his
neighbors' and they don't have a problem with the install-
ation of a chain link fence.
Mr. McClure moved to approve the request. Mr. Forney seconded
the motion and it passed unanimously.
5. Request for approval of variance to permit flat roof
visible from front elevation.
Robert & Debbie Shaw

Mr. Franklin Grau, architect for Mr. & Mrs. Shaw, withdrew
the request for a variance.
Mr. Grau submitted an alternate application for a modified
mansard roof addition.
After further discussion, Mr. Forney moved to approve an
alternate application as submitted for a modified mansard
roof addition. Mr. McClure seconded the motion and it passed
unanimously.
A motion for adjournment was made at 8:20 P.
