MIAMI SHORES VILLAGE
PLANNING & ZONING BOARD MEETING
JULY 26, 1984
A regular meeting of the Miami Shores Planning & Zoning Board
was held on July 26, 1984, 7:30 p.m., at the Miami Shores Village Hall,
with the following members present:
J. Robert Stobs II, Chairman
Patrick L. Duffy
Thomas Laubenthal
Robert J. Rossi
J. Leslie Wiesen
Also present: Frank J. LuBien, Director of Building & Zoning
1. MINUTES
Minutes of the meeting of July 12,..1984 were approved as written,
by a motion made by Mr. Laubenthal, seconded by Mr. Duffy, and
carried unanimously.
2. REQUEST FOR APPROVAL OF PLANS FOR SIGNS (BY CROWN NEON)
CIRCLE K FOOD STORES
575 N. E. 87th ST.
Mr. Gonzalez the representative for Crown Neon was not present
at the meeting.
Mr. LuBien noted that the allowable sign area is 180 Sq. Ft. the
proposed sign area is 48 S. Ft. Mr. LuBien further noted that
the original presentation showed the sign on the face of the
building, however since the building does not have adequate space
here for the sign, a change was requested to place the sign on
the existing pylon, part of the wall, on side of the building.
M. Wiesen.moved to approve the request for signs, per plans
submitted, seconded. by Mr. Duffy, and carried unanimously.
This item will be submitted to Council for final approval.
3. REQUEST FOR APPROVAL OF NON -CONFORMING ROOF
RUSSELL F. CARTER
285 N. E. 105th ST.
Mr. LuBien advised members that this is a detached garage, the
age of the structure is unavailable (estimated 50 yrs). The
existing roof is asbestos shingles, and the existing roof
structure is not capable of supporting a tile roof.
Mr. Rossi raised the question, if something similar has been found
so as to match the existing house with color and texture. He further
advised Mr. Carter that he should make his decision based on con-
jecture that the main house will, some day, need to be re -roofed, and
the material should be available at that time to tie in to the garage.

Mr. Carter stated, that he has not yet made a decision, but
certainly will keep all these factors in mind. Mr. Carter
presented a letter from Gopman, Pepper Associates, Inc.,
Consulting Engineers, attesting to the fact the existing
structure is of wood frame construction and has undergone some
permanent damage from termite infestation. The letter further
states that the structure would not support additional loads
that cement or clay tile would superempose on the structure.
Mr. Wiesen moved to approve the request, seconded by Mr. Duffy,
and carried unanimously.
Mr. Carter was advised that this item will, come before Council
for final approval, on Tuesday, August 7, 1984.
4. DISCUSSION: SUGGESTED AMENDMENT TO SEC. 518

Mr. LuBien, in his request that the Code be more explicite,
suggested an amendment to Sec. 518.. He requested that prohibited
fence attachments be spelled out.
Following discussion, Mr. Stobs suggested that a copy of the
suggested amendment be given to Mr. Fann, the Village Attorney,
for recommendation, and a letter stating his opinion.
The meeting adjourned at 9:15 p.m.
