05-12-1983 Regular MeetingMIAMI SHORES VILLAGE PLANNING & ZONING BOARD MEETING MAY 12, 1983 A regular meeting of the Miami Shores Planning and Zoning Board was held at 7:30 p.m., May 12, 1983, at the Miami Shores Village Hall, with the following members present: J. Robert Stobs, Chairman J.S. Palmer Roberta Johnson Robert J. Rossi Thomas J. Laubenthal Also Present: Frank LuBien, Building Director 1. MINUTES: Minutes of the meeting of April 14, 1983 were approved as written by motion made by Mrs. Johnson, seconded by Mr. Rossi, and carried unanimously. 2. REQUEST FOR APPROVAL OF INSTALLATION OF EXTERIOR DOORS TO TWO BEDROOMS JAMY DeFEX, 1080 N.E. 104 STREET The Building Director noted he brought this item before the Board because it is unusual and doubtful. This is an existing one -family residence, with three existing exits, however, the bedrooms are isolated. A new door is proposed off the front entry stoop to one of the bedrooms, and a second door off the side wall to side yard in the rear bedroom, as per plan submitted. Mrs. Jamy DeFex explained the rear bedroom was used by her aged, infirmed father, and the second door to the rear bedroom would ease egress and ingress to the back yard from this wing of the house. Following review of plan and discussion, Mr. Rossi moved that we deny request for installation of two exterior doors based on the fact that side door would separate that area from the rest of the structure, making it a possible rentable unit for a future purchaser. Motion was seconded by Mrs. Johnson and carried unanimously. Mrs. DeFex was informed of her right of appeal to Council. • • - 2 - May 12, 1983 Concluding the regular agenda, Mr. LuBien reported on the present status of Chickee Huts in the Village. He advised, the Court was of the opinion that our ordinance was vague and ambiguous and suggested if we wish to prohibit Chickee Huts, we so stipulate this in our Code. The Building Director advised that the Village Manager instructed him to prepare an Ordinance including Chickee Huts under prohibited uses. The Chairman requested that Mr. LuBien draft and Ordinance and present same to the Village Attorney for input and get back to the Board at our next meeting, at which time a date will be set for a Public Hearing. Discussion was held on setbacks for waterway properties. Mr. Laubenthal will gather information on how other municipalities deal with waterway properties.
