PLANNING AND ZONING BOARD MEETING
July 23, 1981
A regular meeting of the Miami Shores Planning & Zoning Board
was held at 7:30 p.m., July 23, 1981, at the Miami Shores Village Hall,
with the following members present:
Mr. J. Robert Stobs, Chairman
Mr. J. S. Palmer
Mr. Kevin P. O'Connor
Mr. Kenneth Cutchens
Absent: Mrs. Roberta Johnson
Mr. Frank LuBien, Building Director and Code Enforcement Officer,
was also present.
Minutes of the meeting of July 9, 1981, were approved as written
by motion made by Mr. Cutchens, seconded by Mr. O'Connor and carried.
(1) Request for approval of alternate roof covering for
Joseph D. Morawka, 372 N. E. 103rd St.
This request was tabled at the last meeting for a follow-up
report from the engineer on the matter of the deflection of the roof. Mr.
Stobs that the question had to do with the structure of the roof on which there
was no further report. Mr. LuBien stated that this was not a question
before the Board, it was approval of the type of roof covering. The Board
again asked that the engineer address the specifics of the roof sag as to
whether it does not does not meet code, and deferred action until more in-
formation is presented.
(2) Request for hearing on metal shed setback by
June Dunn Drake, 432 N. W. 111th Terrace.
Mr. LuBien reported that in following up a complaint on
an unsightly yard he had found a metal shed in the setback, on which he
could find no permit. Mrs. Drake stated that she thought her husband had
gotten a permit, that she needs the shed for her garden tools as her garage
has been filled in, and that she doesn't have anyother place to put it.
The Board discussed non -conforming building that were in existence before
the ordinance on sheds and whether or not they should be permitted to remain.
Mr. Palmer moved that this person be allowed to keep the shed provided she
paints it and puts a bush in front of it so it can't be seen from the street.
The motion was seconded by Mr. Cuthens and then withdrawn. Instead, at Mr.
LuBien's suggestion, she was asked to comply within a year's time, and the
present request was withdrawn.
(3) Request for variance to construct awning carport by
Douglas Asmus, 103 N. W. 97th Street..
Mr. LuBien reported that the awning carport would

project 8.16 ft. into the rear setback, and that the awning is visible from
the side street, and projects beyond the 3 ft. permitted. The Board felt
the carport could be located in another place that would not require a variance.
Mr. Cutchens moved that the request be denied. The motion was seconded by
Mr. O'Connor and carried unanimously.
