MIAMI SHORES VILLAGE
PLANNING AND ZONING BOARD MEETING
July 8, 1976
A regular meeting of the Miami Shores Village Planning and
Zoning Board was held at 7:30 p.m. , July 8, 1976, at the Village Hall, with
the following members present:
Mr. James O. Denham, Chairman
Mr. Gordon H. Moyer, Jr.
Mr. Kenneth R. Phoenix
Mr. Robert Stobs, II
Absent: Mr. Albert R. Toussaint
Mr. William R. Bradford, Building and Zoning Director, was
also present.
Minutes of the last regular meeting were approved as written by
motion made by Mr. Moyer, seconded by Mr. Phoenix and carried.
(1) Pending from the last meeting were the plans of Dr. and
Mrs. Harold C. Spear for a new residence to be built on Lots 1 and 2,
Block 4, Bay Lure Subdivision. Because of the unusual design of the house
the Board took the plans under advisement with the request that the architect
make a further presentation with additional information to better reveal the
character of the residence.
Mr. Joseph Farcus, architect, presented a landscape plan
showing the location and type of landscaping proposed, emphasizing how the
front of the house will be screened from the adjoining properties. The cost
of the landscaping alone, Mr. Farcus stated, would be around $25, 000. 00.
Miss Laurinda Spear reported that the neighbors they had been able to contact
had voiced no objection to the plan.
The Planning Board discussed drainage and the paving of the
street end. The architect stated that final site plans will include drainage
on their own property.
Mr. Moyer stated that Mr. Moody, the neighbor across the
street, had not been contacted and was quite concerned about the design. Mr.
Moyer added that he didnot think it would be possible to screen the view because
the house is 28 ft. high. A motion was made by Mr. Moyer to disapprove the
plan but failed for lack of a second. Mr. Stobs then moved that the item be
tabled for two weeks and that letters be sent to four adjoining owners giving

them an opportunity to view the plan or attend the meeting of July 22nd
when it will be considered again. The motion was seconded by Mr. Moyer
and passed unanimously.
The meeting adjourned at 8:20 p. m.
