PLANNING AND ZONING BOARD MEETING
August 28, 1975
A regular meeting of the Miami Shores Village Planning and Zoning
Board was held at 7:30 p. m. , August 28, 1975, at the Village Hall with the
following members present:
Mr. Gordon H. Moyer, Jr.
Mr. Kenneth R. Phoenix
Mr. Albert R. Toussaint
Mr. Bob Stobs, II
Absent: Mr. James O. Denham, Chairman

(1) Mrs. Bletard, principal lessee of the store building at 9636
N. E. 2nd Avenue (Village Fair) was present at the request of the Building
Director, to explain to the Board what is being planned for this building.
Mrs. Bletard stated that they would like to put on different types of shows,
that is, arts and crafts, antiques, plants, with a maximum of 70 exhibitors.
After discussion this request was tabled until the next meeting for further
consideration.
(2) A request was made by Mr. Dean Claussen for permit to build
on Lot 10, Block 80, Miami Shores Sect. #3. This is a 50 ft. lot directly
east of 910 N. E. 99th Street. Mr. Claussen reported that there was no
additional land available to increase the size of this lot. The building plan
met all requirements. Mr. Toussaint moved that the Board approve the request.
The motion was seconded by Mr. Moyer and passed unanimously.
Unfinished Business:
(a) Request for change of sign regulations to permit "sold" signs.
After further discussion on this request Mr. Stobs moved that it be denied.
The motion was seconded by Mr. Toussaint and passed unanimously.

Recommendations were requested of the Board on the following
1. Closing hours for food and beverage establishments.
Mr. Moyer moved that the Board recommend to the Council

that all retail stores and public restaurants in Miami Shores
be limited to a closing hour of midnight seven days a week.
The motion was seconded by Mr. Toussaint and passed
unanimously.
2. Amendment to zoning ordinance to require a survey on
additions and alterations.
The Building Director suggested that the survey be included
in SECTION 904 of the Zoning Ordinance which reads:
"No building having value of more than $750. 00 shall
be constructed or reconstructed and no addition having
value of more than $750. 00 shall be made to any existing
building except in accordance with plans prepared by a
registered architect or registered engineer. "
Mr. Toussaint moved that the Council consider an amendment
to Section 904, following the word "engineer"...." and a
recent or current survey by a licensed land surveyor, with
a final survey being filed with finished floor elevations prior
to issuance of a Certificate of Occupancy. " Mr. Moyer seconded
the motion and it was passed unanimously.
The meeting adjourned at 9:00 p.m.
