09-27-1973 Regular MeetingMIAMI SHORES VILLAGE PLANNING AND ZONING BOARD MEETING September 27, 1973 A regular meeting of the Miami Shores Village Planning and Zoning Board was held at 7:30 p.m. , September 27, 1973, at the Village Hall, with the following members present: Mr. Fred G. Astor, Chairman Mr. Gordon H. Moyer, Jr. Mr. James O. Denham Mr. Kenneth R. Phoenix Mr. Donald W. McIntosh Absent: None Mr. William R. Bradford, Building and Zoning Director, was also present. Minutes of the last meeting were approved as written by motion made by Mr. Moyer, seconded by Mr. Denham and carried. Unfinished Business: Mr. Jack Arias's plans for three building sites on the property at 215 Grand Concourse were discussed and revised by the Planning Board in attempting to arrive at the best solution for the property. Mr. Moyer stated that based on the fact that three residential sites would be compatible with the existing zoning, he moved that the Board recommend to the Village Council that consideration be given to vacating 5 ft. of Grand Concourse and 12-1/2 ft. of N. E. 93rd Street without disturbing any traffic or existing storm drain- age conditions and that the developer will replat the property into three single family residential sites and put up a bond for all necessary improvements, namely sidewalks, repaving, drainage and the removal of the existing building, walls and sidewalks that would be in non -conformity with the zoning ordinance. The motion was seconded by Mr. Phoenix and passed 3/1 with Mr. Denham dissenting and Mr. McIntosh abstaining. New Business: (1) A request was made by Mr. B. J. Militana to convert the existing Norton Tire Building at 8801 Biscayne Blvd. into an office building, including extensive alteration to the outside and inside of the building. After a review of the plan Mr. Denham moved that the Board recommend that the plan as submitted be approved subject to the submittal of landscaping details to the Planning Board, with these details to be approved prior to the issuance of a Certificate of Occupancy. The motion was seconded by Mr. Moyer and pas sed unanimously. 9/27/73 -2- (2) A request was made by Sea View Industries to install a 12 ft. x 24 ft. aluminum roof for a boat cover for Mr. Peter Storer of 1066 N. E. 94th St. The proposal calls for a carport south of the existing garage and provides only an 8 ft. setback, whereas 15 ft. are required. After review of the plan which did not include detail on height, Mr. McIntosh moved that the setback variance be denied. The motion was seconded by Mr. Denham and passed unanimously. The Building Inspector brought up the parking plan as proposed by Dr. Joseph for his building at 9345 Park Drive wherein Dr. Joseph is planning an access drive along the railroad right-of-way. Mr. Bradford was requested to contact Dr. Joseph for more information on his traffic pattern. The meeting adjourned at 9:30 p. m. • Approved:� Chairman
