05-25-1970 Zoning Hearing• ZONING HEARING MIAMI SHORES VILLAGE PLANNING AND ZONING BOARD MEETING May 25, 1970 A zoning hearing before the Miami Shores Planning and Zoning Board was held at 7:30 p.m., May 25, 1970, at the Miami Shores Country Club, with the following members present: Mr. Donald W. McIntosh, Chairman Mr. Gordon H. Moyer, Jr. Mr. Thomas B. Baden Mr. Irving E. Horsey Absent: Mr. Fred G. Astor Mr. John W. McIntyre, Village Manager, and Mr. William R. Bradford, Building and Zoning Director, were also present, as well as, approximately 40 Village citizens. The first area to be discussed was from RESIDENTIAL to INSTITUTIONAL — Lots 1 through 5, Block 107, Miami Shores Subdivision. This is the block abutting the Railroad north of Grand Concourse and was purchased by the Village for recre— ational use. Mrs. Biddy Lang, 750 N.E. 101st Street, objected to the use of this property for shuffleboard courts and asked what the use is to be. Mr. McIntosh stated he was a member of the Recreation Committee, and that they have no plans at this time for a building on the property. Mrs. Lang recommended that it be made a sitting park. Mr. Baden asked if they would object to daytime shuffle— board courts and Mrs. Lang stated they would object on the basis of parking. Mrs. Bernard Casser, 730 N.E. 101st Street, also objected to shuffle— board courts. The next area was from COMMERCIAL to RESIDENTIAL — Lots 1 through 5, Block 62, Miami Shores Subdivision, the block abutting the Railroad south of 96th Street, which is owned by the Presbyterian Church. The planners recommended that this block be put in the residential zone in accordance with the zoning of other church properties. Mr. Robert Day, 675 Grand Concourse, representing the Presbyterian Church, wanted to go on record as saying that the church might like to put some— thing on that property, as a retirement home, that would not be permitted in the AisigriLa residential zone. From COMMERCIAL TO PROFESSIONAL OFFICE — Lots 1 through 13 and Lot A, Block 59, the block abutting the Railroad south of 95th Street. This property is being used for professional offices at this time. Mr. Horsey stated that the Presbyterian Church would also object to this zoning on their property in this blo.ck.__ From APARTMENT to C-2 BUSINESS use the north 150 feet of Tract A, Shores Center Subdivision, which is the Publix parking lot, and also on the north 150 feet of Tract A, the area used by the U. S. F. & G. insurance company ZONING HEARING -2- from PROFESSIONAL OFFICE to C-2 GENERAL BUSINESS. May 25, 1970 The chairman read a letter from Mr. Ed Wolz, owner of the Shores Villas apartments on N.E. 92nd Street, objecting to a change to Business on the property in Tract A now zoned for apartments, and objecting to a change on Holly House motel property to general business. From MOTEL to GENERAL BUSINESS - Tract A, Shores Plaza Subdivision, which is the Holly House Motel property. Mr. C. E. Hensel, 867 N.E. 91st Terrace, didn't want this property to be used for anything other than a motel, and that it should stay as is. Mrs. Dorothy Hooten, 860 N.E. 92nd Street, concurred with Mr. Hen- sel's remarks. Mrs. Litvinoff, 877 N.E. 91st Terrace, also voiced objection. Mr. John Gianaris, owner of Mt. Vernon Motel, 9221 Biscayne Boule- vard, wanted this area to remain as is. From MOTEL to RM -2 - Apartments, Medium Density, Block 64 which is the Mt. Vernon Motel property, and Lots 1 through 4, Asbury Park Subdivision, the property on which the Halliwell Tourist Court is located and some apart- ments. Mr. John Gianaris, owner of the Mt. Vernon Motel, was against this change and wanted to keep it as motel property. Mr. Gianaris also stated that he has a plan to add 22 studio apartments to his motel. The Manager of this motel also voiced objection to a change of zoning. Mrs. Vera Techo, 709 N.E. 93rd Street, wanted the zoning on the Mt. Vernon land to remain as a motel. Mr. Willard F. Cook, 801 N.E. 92nd Street, also wanted this proper- ty to stay as a motel. Mr. Richard Cooper, 780 N.E. 94th Street, presented a letter from Mr. John Wall, 740 N.E. 94th Street, asking that before any decision is made on rezoning Biscayne Boulevard the Villagers have an opportunity to have dis- played to them a rendering of the garden type apartments being proposed. Chair- man McIntosh stated that the Boulevard zoning would be discussed at the next meeting. Mr. John Bergacker, 1009 N.E. 104th Street, stated that he sup- ported all the changes proposed at this meeting with the exception of the property owned by the Presbyterian Church. ZONING HEARING —3— May 25, 1970 Mr. Walter Graff stated that a petition is being circulated to have the Council put this on a referendum.
