PLANNING AND ZONING BOARD MEETING
November 14, 1968
A regular meeting of the Miami. Shores Planning and Zoning Board
was held at 7:30 P. M. , November 14, 1968, at the Village Hall, with the
following members present:
Mr. Donald W. Hoefle, Chairman
Mr. Gordon H. Moyer, Jr.
Mr. Thomas B. Baden
Mr. Donald W. McIntosh
Mr. Irving E. Horsey
Absent: None
Mr. William R. Bradford, Building and Zoning Director, was also
present.
Minutes of the last regular meeting were approved as written by
motion made by Mr. Moyer, seconded by Mr. Baden and passed.
(1) Mr. Charles Wesensten, 1210 N. E. 100th St. , Lot 7 & east
4 ft. of 8, Block 1, Earlton Shores Sub. , requested a permit to add a den and
bath to his existing frame constructed residence. The proposed addition is to
be wood frame to match the existing residence. Mr. McIntosh moved to grant
a variance to permit the frame construction, provided that the sanitary re-
quirements of the Dade County Health Dept. are met. Motion was seconded
by Mr. Baden and passed unanimously.
(2) Mr. Charles H. Markel and Mr. George Winston, representing
the 87th Miami Shores Corp. who owns all of Block 19 and 20, El Portal Sub. ,
requested a permit to construct four 25 -unit apartment buildings on this
property, which is along the Railroad track north of 87th St. The project would
have 76 one -bedroom apartments and 24 two-bedroom apartments, requiring
land area of 189, 600 sq. ft. , and a portion of the building to have three stories.
The total land area available is 187, 500 sq. ft. Mr. Horsey moved to grant
the request for permit without a height variance, that is, that the building
height is not to exceed 30 ft. , a variance of 2100 sq. ft. of lot area be granted
and recommending the closing of 89th St. The motion was seconded by Mr.
McIntosh and passed unanimously.
(3) Mr. H. J. Rakita, represented by Mr. William Pierce, attorney,
and Mr. Frank Shuflin, architect, presented plans for a three story 13 -unit
apartment to be built on Lots 7B and 8B, Anco Sub. (south side of N. E. 105th
St. , east of Biscayne Blvd. ). The 13 apartments require 28, 200 sq. ft. of lot
area; 27,_ 500 sq. ft. areffurnis_hed.._ Mr. Baden made a met; on to approve the
plans as submitted, provided the building height does not exceed 31 ft. 6 in. (the

same height as granted for buildings to be constructed on the north side of
the street), with adequate off street parking to be provided (20 spaces
required, 21 furnished), that sewerage disposal tie into the North Miami
sewer system (if economically feasible), and that the 700 sq. ft. lot area
variance be granted. Mr. McIntosh seconded the motion and it was passed
unanimously.
The meeting adjourned at 8:40 P. M.
