02-24-1966 Regular MeetingMIAMI SHORES VILLAGE PLANNING AND ZONING BOARD MEETING February 24, 1966 A regular meeting of the Miami Shores Planning and Zoning Board was held at 7:30 P. M. , February 24, 1966, at the Village Hall, with the following members present: Mr. Thomas B. Baden, Chairman Mr. Gordon H. Moyer, Jr. Mr. Emrys C. Harris Absent: Mr. Marion B. Arnold Mr. Donald W. Hoefle Mr. William R. Bradford, Building and Zoning Director, was also present. Minutes of the last meeting were approved as written by motion made by Mr. Moyer, seconded by Mr. Harris and passed unanimously. (1) A. request was made by Mr. W. Fields, 160 N. E. 102nd St. , Lots 6 & 7, Block 14, Miami Shores Subdivision, for a permit to add a bedroom and bath to the above residence. The proposed addition is to a building which is non -conforming because of no setback on the west property line. After a review of the plan Mr. Moyer moved that approval be recommended to the Council providing it meets all the building require- ments. Motion was seconded by Mr. Harris and passed unanimously. (2) Concerning the next item, Mr. Baden disqualified himself from participating in the discussion and action as he stated he had an interest in the sale of the property by Mrs. Chitty. Mr. Baden could not step down as there would no longer be a quorum present to conduct the meeting. A. plan was submitted by Attorney Michael Shoresin behalf of Mrs. Mary L. Chitty, 469 N. E. 91st Streets, Lots 20, 21 and 22, Block 49, Miami Shores Sub. , to construct new homes on Lots 20 and 22 which are 50 ft. lots lying immediately east and west of her home which is on Lot 21. Mr. Shore pointed out that Ordinance No. 288, an amend- ment to the Zoning Ordinance, regarding minimum lot size, permits building on 50 ft. lots in this situation. Mr. William C. Hall, 451 N. E. 91st Street, one of the neighbors, did not voice any particular objection to a home on the lot adjoining his home providing a fence is erected on the side facing his patio. Mr. Otto Brady, the neighbor on the other side, did not appear. Mr. R. A. Mueller, the broker for this property, stated that the selling price of • • 2/24/66 -2- homes built on these lots would be .between $25, 000 and $30, 000. Mr. Jim Townsend, 485 N. E. 92nd St. , stated that the lots were not offered for sale individually. He added that if Mr. Hall would buy 25 ft. and Mr. Brady would buy 25 ft. then Mrs. Chitty could sell her home on the remaining 75 ft. Mr. Townsend stated that the new Metro code would not permit building on 50 ft. lots and didn't think there was enough room to meet the septic tank requirements. Mr. Bradford stated that it would meet the requi rements for a septic tank. Mr. Harris asked if a survey had ever been made as to the existing lots that could be divided like this to determine the possible number of new 50 ft. building sites that might be created. Mr. Bradford stated that Mr. Markel had made a survey along these lines and that he would try to locate it. Mr. Moyer moved ;that the Board table this request until there is a full Board present. Motion was seconded by Mr. Harris and passed. The meeting adjourned at 8:15 P. M.
