PLANNING AND ZONING BOARD MEETING
October 28, 1965
A regular meeting of the Miami. Shores Planning and Zoning
Board was held at 7:30 P. M. , October 28, 1965, at the Village Hall, with
the following members present:
Mr. Thomas B. Baden, Chairman
Mr. Gordon H. Moyer, Jr.
Mr. Emrys C. Harris
Mr. Marion B. Arnold
Absent: Mr. Donald W. Hoefle
Mr. William R. Bradford, Building and Zoning Director, was
also present.
Minutes of the last meeting were approved as written by motion
made by Mr. Moyer, seconded by Mr. Harris and passed unanimously.
(1) A plan was presented by Mr. Elmer J. Frischholz to
re -subdivide Lots 12 and 13, Block 76, Miami. Shores Sub. , into two building
sites each having 7250 sq. ft. Also requested was permit to build on Lot 11
which has 7223 sq. ft. These lots are located on the southeast side of Biscayne
Blvd. at 96th St. After a review of the sketch, Mr. Moyer moved that the
request be granted. Motion was seconded by Mr. Harris and passed unanimously.
(2) Request was made by Mrs. Mary H. Yarbrough, owner of
the property at 160 N. E. 102nd St. , Lots 6 and 7, Block 15, Miami Shores Sub. ,
for permission to sell Lot 6 for a building site. The existing home is located
on Lot 7 and has no setback on the west lot line and only 5 ft. on the east lot
line. Mrs. Edward Rouls spoke for Mrs. Yarbrough and petitioned this as a
hardship case. After discussion, Mr. Arnold moved that the Board recommend
to the Council that it be denied. Motion was seconded by Mr. Moyer and
passed unanimously.
(3) A request was made by the Adventure Travel agency to erect
a 2 ft. x 9 ft. illuminated sign on the rear of the building located at 9541
N. E. 2nd Ave. This sign has already been installed. Mr. Philpott, owner
of the agency, was informed that the size of the sign was limited to 6 sq. ft.
and that it could not be illuminated. Mr. Arnold moved that Mr. Philpott be
permitted to leave the sign with a light over the door to give his sign some
illumination without the neon tubing. Motion was seconded by Mr. Moyer.
Mr. Harris pointed out that a variance in size must be considered as to the
precedent it will establish and that a survey should be made of existing signs

facing the residential district as to size. Mr. Bradford was asked to make
this survey of existing signs. On vote the motion was passed unanimously.
Mr. Bradford reported that the Tropical Chevrolet would soon
be ready for their Certificate of Occupancy and that a beautification of the
lot along 6th Avenue would soon be undertaken.
Mr. Bradford also reported that the owner of the home on
Miami Avenue and N. W. 106th Street with the air conditioning unit on the
roof had promised to enclose it in a picket fence.
A complaint was made on the appearance of the Lutheran Church
since the second story was added to the Sunday school wing.
