PLANNING AND ZONING BOARD MEETING
March 11, 1965
A regular meeting of the Miami Shores Planning and Zoning Board
was held at 7:30 P.M., March 11, 1965, at the Village Hall, with the follow-
ing members present:
Mr. Emrys C. Harris, Chairman
Mr. Gordon H. Moyer, Jr.
Mr. Thomas B. Baden
Absent: Mr. M. B. Arnold
Mr. Donald W. Hoefle
Mr. William R. Bradford, Building and Zoning Director, was also
present.
Minutes of the last meeting were approved as written by motion
made by Mr. Moyer, seconded by Mr. Baden and passed unanimously.
(1) Mr. Rico Heller of the Miami Shores Motor Lodge, Biscayne
Blvd. at 105th St., was present in regard to his request for permission to
leave signs up that had been installed without a permit. Mr. Heller is a
new owner of the motel and states that the signs were installed by the previous
owner. Neon lighting on the facia of the building had also been installed
without a permit. Inasmuch as the new signs did not exceed the allowable
sq. ft. area, the Board agreed they could remain. Because a complaint had
been voiced over the large and brilliantly painted "office" sign, Mr. Harris
suggested that Mr. Heller get a new sign designed for approval at the next
Planning. Board meeting that would be attached to the building and of a
permanent nature.
(2) The Electro Neon Sign Co. requested permit to install a sign
for Texaco, Inc., 8730 Biscayne Blvd., the sign to be a free standing pole
sign mounted to a height of 22 ft. The allowable sign area for this station
is 153 sq., ft. The present sign area being used is 180 sq. ft. The new sign
would add 116.80 sq. ft. Mr. Moyer moved that the Board deny this permit
for the reason that this station is already in violation of the square footage
allowed and this would add another 116 sq. ft. Motion was seconded by Mr.
Baden and passed unanimously.
(3) Mr. Nelson Whyte, 1275 N. E. 94th St., requested a
variance to erect a 6 ft. woven wood fence on his rear lot line and along
20 ft. of the east side of his lot. Five feet is the limit permitted by ordinance.
Mr. Whyte stated that his property is over one foot lower than the adjacent
property and feels the additional foot in height is necessary for privacy to

its back yard. Mr. Baden moved that the Board recommend approval
of this variance for Mr. Whyte to erect a 6 ft. fence. Motion was seconded
by Mr. Moyer and passed unanimously.
The meeting adjourned at 8:00 P. M.
