02-11-1965 Regular MeetingMIAMI SHORES VILLAGE PLANNING AND ZONING BOARD MEETING February 11, 1965 A regular meeting of the Miami Shores Village Planning and Zoning Board was held at 7:30 P.M., February 11, 1965, at the Village Hall, with the following members present: Mr. Emrys C. Harris, Chairman Mr. M. B. Arnold Mr. Gordon H. Moyer, Jr. Mr. Thomas B. Baden Mr. Donald W. Hoefle Absent: None Mr. William R. Bradford, Building and Zoning Director, was also present. Minutes of the last meeting were approved as written by motion made by Mr. Moyer, seconded by Mr. Arnold and passed unanimously. (1) Plans were presented for a house to be built on Lot 13, Block 101, Miami Shores Sec. 4, by Mrs. Kay Crevelon. This is a 50 ft. lot on the northeast corner of 6th Ave. and 97th St. Mr." Bradford pointed out (a) that Lot 14, Block 101, was a vacant 50 ft. adjacent to Mrs. Crevelon°s lot, owned by Mr. Looby, her brother. (b) The cube requirement for the lot was 20, 000 cu. ft. and Mrs. Crevelon°s plans had 19, 331.25 which is 669 cu. ft. short. (c) That the normal frontage of the lot was towards 97th St. and Mrs. Crevelonts house fronted N. E. 6th Ave. Discussion followed with neighbors protesting the building on a 50 ft. lot when there was vacant property adjacent. Among those neighbors present were: Robert Duff, 623 N. E. 97th St., Don Ransburg, 622 N. E. 97th St., Mrs. Ransburg, K. Werner representing Mrs. S. F. Clutterback, 620 N. E. 97th St., who was unable to attend; Mr. and Mrs. Stanley King of 600 N. E. 98th St., presented a letter of protest. Mr. Arnold made a motion to table the petition until plans had been submitted that would meet the cubeage requirements, having the proper building frontage and meeting all code requirements. Mr. Baden seconded the motion and it was passed 4/1 with Mr. Moyer dissenting. (2) Plans were presented to build a house on Lot 1, Block 2, Hamilton Terr. by Mrs. Helen Peterson. This is a 56 ft. lot on the southwest corner of Miami Ave. and 101st St. The Building Inspector pointed out that the cube requirement for the lot is 17, 500 cu, ft. and the plans as 2/11/65 -2- submitted have only 17, 016, or 484 cu.. ft. short of the requirement. It was further pointed out that the building fronted 101st St. and not Miami Avenue which is the normal frontage of the lot. Mr. Arnold made a motion to table the request until proper plans meeting the cubage requirement and have the house entry at the front of the lot, are submitted. Motion died for lack of a second. Mr. Baden made a motion to create a 51.5 ft. lot so that the existing house may have a 10 ft. side set back, that the cube requirements be met and that the front be altered to Miami Avenue. Motion was seconded by Mr. Moyer and passed 4/1 with Mr. Harris objecting who stated he opposed creating an under size lot from an existing home site. The meeting adjourned at 8:45 P.M. Approved: •
