PLANNING AND ZONING BOARD MEETING
June 11, 1964
A regular meeting of the Miami. Shores Village Planning and
Zoning Board was held at 7:30 P. M. , June 11, 1964, at the Village Hall,
with the following members present:
Mr. M. B. Arnold
Mr. Gordon H. Moyer, Jr.
Mr. Thomas B. Baden
Mr. Donald W. Hoefle
Absent: Mr. Emrys C. Harris, Chairman
Mr. William R. Bradford, Building and Zoning Director, was
also present.
In the absence of Mr. Harris, Mr. Moyer was akked to take the
chair.
Minutes of the last meeting were approved as written by motion
made by Mr. Arnold, seconded by Mr. Baden and passed unanimously.
(1) A zoning violation was presented to the Board as follows:
Mr. C. O. Barnard, 117 N. E. 109th Street, Lot 23, Block 2, College Heights,
made alterations to an existing building without permit as follows: (a) installed
windows in a screened porch. which, because of the porch construction, does
not meet the building code, (b) installed bath in closed -in garage which blocks
it off from the remainder of the house, creating a separate living area. Mr.
Barnard admitted his error in not getting a permit and thought the screened
porch. was structurally sound enough to be enclosed. Mr. Barnard stated
they intended to attach the two separate buildings by a screened breezeway.
After discussion Mr. Arnold moved that Mr. Barnard be given
a permit for this work when he comes in with a revised plan from a qualified
engineer or architect that will meet our building code for an enclosed area and
that he be permitted to proceed under those conditions with finishing the floor
in the existing two rooms and, with proper plans, that he be given a permit
for screening in the porch in question and creating an entrance into the dining
room from that area, and that he execute the usual affidavit that will be recorded
and placed in the abstract that the property will not be used at any time for
multiple family use. Motion was seconded by Mr. Hoefle and passed unanimously.
(2) Mr. Moyer brought up the problem of some construction work
at 106th Street and N. W. 1st Avenue that has been going on for two years.
The Building Inspector was instructed to contact the owner to find out when
it will be completed.

(3) Mr. Baden asked that the sign regulations be enforced
which allow only one For Sale sign on a piece of property. Mr. Arnold
moved that the Police Dept. of Miami Shores enforce Section 504 (b) of
the Zoning Ordinance, copy attached, and if they discover that there is
more than one sign in violation of this ordinance that both signs be removed and
that the real estate agent be notified that he can pick them up. Motion was
seconded by Mr. Hoefle and passed unanimously.
The meeting adjourned at 9:00 P.M.
