03-23-1961 Regular MeetingMIAMI SHORES VILLAGE PLANNING AND ZONING BOARD MEETING March 23, 1961 A regular meeting of the Miami Shores Village Planning and Zoning Board was held at 7:30 P.M., March 23, 1961, at the Village Hal, with the following members present: Mr. Marion B. Arnold, Chairman Mr. Gordon. H. Moyer, Jr. Mr. Elwood Jones Mr. Emrys C. Harris Absent: Mr. Thomas B. Baden Mr. Charles H. Markel, Building & Zoning Director, was also present. Mr. Moyer moved that the minutes be dispensed with and approved as written. Motion was seconded by Mr. Jones and passed unanimously. (1) Mr. Spencer W. Rudnick requested a variance on the plans of his new home at 60 N. E. 102nd St., for an. outside storage room 3'4" wide and 4' high, to be constructed in the side yard setback. Mr. Harris moved that this be approved. Motion was seconded by Mr. Jones and passed unanimously. (2) The St. Rose of Lima parking layout for their new church was again brought before the Board inasmuch as it had been changed from the original plan. Mr. Markel reported that the church has a seating capacity of approximately 900 and they are providing approximately 300 parking spaces which appears to meet our requirements. Mr. Moyer moved that the Board approve this parking layout at the St. Rose of Lima Church providing adequate landscaping is provided along N. E. 4th Ave., N. E. 107th St. and N. E. 105th St. Motion was seconded by Mr. Harris and passed unanimously. (3) Mr. James F. Jones presented another sketch for a building to be constructed on. Lot B, Block 59, whichis the triangular shaped lot just north of 92nd St., west of 6th Ave. in the professional office zone, the first one being rejected. The design of this building had been changed to conform more nearly to the required residential appearance. No parking was provided off street and the total of the on -street parking was short about 1000 sq. ft. , applying the rule of one sq. ft. of parking to one sq. ft. of floor area. A 17-1/2 ft. setback was provided on. Park Drive with no setbacks observed on 92nd St. or on N. E. 6th Ave. After much discussion. Mr. Moyer moved that the Board turn this plan down. Motion was seconded by Mr. Jones and passed 3/1 with Mr. Arnold dissenting as he stated it wouldn't do any good for the Planning Board to turn it down as the City Council would pass it anyway.
