PLANNING AND ZONING BOARD MEETING
July 28, 1960
A regular meeting of the Miami Shores Village Planning and Zoning
Board was held at 7:30 P.M., July 28, 1960, at the Village Hall, with
the following members present:
Mr. Marion B. Arnold, Chairman
Mr. Elwood Jones
Mr. Gordon H. Moyer, Jr.
Mr. Emrys C. Harris
Col. Thomas F. Burke
Mr. Charles H. Markel, Building and Zoning Director and Mr.
William Bradford, Assistant Director, were also present.
Mr. Moyer moved to dispense with the reading of the minutes.
Mr. Jones seconded the motion and passed unanimously.
(1) Dr. and Mrs. Lance presented a plan to re -subdivide
Lots 1 and 27, 23 thru 26 of Block 3, Belvidere Park Sub. No definite
motion was made on this item but the Chairman, Mr. Arnold, recommended
a plat be made to scale showing the size of the new lots. This plat was to
be brought back for the Board's final approval. The Board generally went
along with the change although one undersize lot would be created.
(2) Mr. Harold B. Varner of 1320 N. E. 104th St., presented
a pencil sketch of plans for converting his existing garage into a bedroom
and bath, having the present outside door to the side yard remain and also
leaving the garage doorin place. Col. Burke moved that the conversion
be approved with the understanding that plans by an architect be prepared
and submitted to the Building Department for a permit. The motion was
seconded by Mr. Moyer and passed by four affirmative votes, with Mr.
Arnold declining to vote.
(3) Pictures of a frame constructed utility house located to the
rear of Dr. Douglas, J. Muncie's home, 150 N. E. 96th St. , were presented
by Mr. Markel, explaining that the building was constructed with no permit
and failing to meet the setback requirements for an accessory building.
Col. Burke moved that since this was an enforcement problem it should be
sent to the Village Council. This motion was seconded by Mr. Moyer and
passed unanimously.
(4) Mr. J. S. Papa of 185 N. E. 105th St., presented pencil
sketches for converting his garage into a bedroom and bath. The plans

indicated that an outside door be cut into the wall adjacent to the side yard
and also leaving the existing outside door to the rear of the building, thus
having two outside doors. Mr. Jones made a motion that the conversion
be allowed providing plans in accordance with the ordinance be submitted
to the Building Dept. The plans are to show only the existing outside
door to the rear of the house (one outside door to the rear of the house).
The motion was seconded by Mr. Moyer and passed unanimously.
The meeting adjourned at 8:3.5 P. M.
