02-11-1960 Regular MeetingMIAMI SHORES VILLAGE PLANNING AND ZONING BOARD MEETING February 11, 1960 A regular meeting of the Miami Shores Village Planning and Zoning Board was held at 7:30 P.M., February 11, 1960,.at the Village Hall, with the following members present: Mr. Marion B. Arnold, Chairman Mr. Gordan H. Moyer, Jr. Mr. Elwood Jones Col. Thomas F. Burke Mr. Emrys C. Harris Mr. Charles H. Markel, Building and Zoning Director, Mr. William Bradford, Assistant, and the Village Manager, were also p re s ent. Upon motion made by Col. Burke, seconded by Mr. Jones and passed, minutes of the last regular meeting were approved as written. (1) Mr. Elbert Bennett, owner of Lot 8-A, Anco Sub., re- quested a variance of 800 sq. ft. over the area requirements to permit him to build a six -unit apartment building on this lot. After it was determined that .a similar variance had been approved by the Planning Board and granted by the Council on Lot 9-A, Mr. Moyer moved that the variance be approved with the elevation to be brought back for final approval by the Planning Board. Col. Burke seconded the motion and it was passed unanimously. (2) Mrs. Alfred Soar, 9300 N. E. 12th Ave. , requested approval to divide her property at 12th Ave. and 10th Court into two building sites. A survey of this area was presented which indicated that each lot would have over 7500 sq. ft. Setbacks were shown as 25 ft. on the front and 10 on two sides (the lots being triangular). However, inasmuch as there appear to be no parkways on either street, the property line runs to the street pavement. After some discussion Mr. Jones recommended to the Council that this be approved as shown with the setbacks indicated, with the lots facing 12th Ave. and the cubic content of 25, 000 cu. ft. to be maintained, with the added stipulation that the old house must be moved from the property. The motion was seconded by Col. Burke and passed by four votes. Mr. Moyer declined to vote because he felt they ought to have a 35 ft. setback on N. E. 12th Ave. or dedicate at least ten feet of frontage for street purposes. (3) Mr. Avery Guyton of 548 Grand Concourse requested variance to erect a section of 4 ft. chain link fence along the sidewalk on Grand Concourse, this being a safety measure to keep children out of a fish pool. Mr. Harris moved that it be approved. Motion was seconded by Mr. Jones and passed unanimously. 2/11/60 -2- (4) Mr. James F. Jones requested tentative approval for the location of two buildings on Lots C and 24, Block 59. This is zoned for professional office use. After viewing the proposed layout Mr. Harris pointed out that the ordinance calls for off-street parking and he did not believe that the public parkway on 92nd St. should be used for off-street parking. Since ane of the buildings is for an insurance office, same discussion arose over whether or not this would come under professional office use. Mr. Jones wanted approval to move one of the proposed buildings from outside the Village onto the property. The Planning Board took no action on any part of this plan.
