12-10-2014 Regular Meeting• MIAMI SHORES VILLAGE
HISTORIC PRESERVATION BOARD MEETING
The Miami Shores Village Historic Preservation Board held a meeting on Wednesday,
December 10, 2014 in the Council Chambers of Village Hall. The meeting was called to
order at 6:30 PM with the following individuals present:
PRESENT: Seth Bramson
Lucy London
Steven Mumby
Michael O'Hara
ACTION ITEM
1. Request for Certificate of Appropriateness
361 N.E. 97th Street
Applicants: James E. Holt
Request: Front Door Awning Installation
4110 In the absence of the owner or representative, Ms. Estep provided the Board with the
information contained in the Certificate of Appropriateness application and Building Permit
application. Individual Board Members spoke of the uniqueness and architectural details of the
front door and their opinion that an awning may detract from the historical features of the
home. The Board discussed the proposed size and proportions of the awning, expressing their
concerns and views regarding the awning being an enhancement to the home versus a
structural feature.
•
Ms. Estep reviewed the historic designation process and the manner in which many homes were
designated in Miami Shores. As there seemed to be a philosophical difference between the
Board Members regarding the application, Ms. Estep suggested that a motion be made to see
the resulting vote. Subsequently, Mr. O'Hara moved to deny the application. Mr. Mumby
seconded the motion and the vote was 3 to 1 in favor of the motion with Mr. Bramson
dissenting.
Pursuant to the vote to deny the application, Board Members began to speak of alternatives
that they believed would be appropriate for the property. As such, Ms. Estep requested that
they reconsider the original vote and suggested that the original motion and vote be rescinded
and asked that someone move to approve the application with certain, specified conditions. Mr.
O'Hara then moved to approve the application subject to the following conditions: a) The
awning shall be installed completely within the arched concrete brick work surrounding the
entrance way so as not to block the architectural feature of the arch; b) The requested
Sunbrella fabric of `Rust" is approved. The requested striped valance is not approved. The
valance shall be the same "rust" color as the main awning; and c) The Board's discussion of
the awning proportions are not relevant due to clarification of the installation site. Mr. Mumby
4111 seconded the motion and the vote was unanimous in favor of the motion.
ADJOURNMENT
The meeting was adjourned at 7:10 PM.
