MIAMI SHORES VILLAGE
HISTORIC PRESERVATION BOARD
The Miami Shores Village Historic Preservation Board held a meeting on Thursday, November 3, 2011.
Members Marty Mennes, Nina Korman and Victor Bruce were present, along with the Village Clerk,
Barbara Estep. The meeting was called to order at 7:00 PM.

1) Request for Certificate of Appropriateness

Exterior Addition/Renovation
Property owner, Kirk Wagar was present and outlined the proposed addition to the home. The plan is
to extend the rear kitchen wall to meet the existing rear wall of the dining room area and to build a
covered terrace area on the east side of the home. The second floor renovations call for building a
master bath in the second floor area created by the expansion of the kitchen, enclosing an existing
second story terrace to create a master bedroom and to build a second story outside terrace on the flat
roof of the newly created first floor outside covered terrace. The proposed renovation provides
additional interior space in a more usable/livable floor plan. The proposed renovation squares up the
building footprint on the large lot.
Board Members discussed the plan with Mr. Wagar, offering suggestions and clarifying design elements
contained on the plans. Mr. Wagar indicated that the home had been in foreclosure and vacant for
approximately one year and that the property needs quite a bit of maintenance.
Following the discussions, Ms. Korman moved to approve the plans as presented, specifically allowing
the expansion of the non -conforming 5' setback of the west wall. The approval of the plans are
conditional upon revising the floor plan drawings so that the arches in the 1st floor covered terrace are
as shown in the east elevation drawing. Mr. Mennes seconded the motion and the vote was unanimous
in favor of the motion.
It was determined that Mr. Wagar would request additional approvals regarding the front door opening,
and exterior paint colors.
