ACTION ITEMS
1. Minutes — March 20, 2002 & May 6, 2002
Mr. Bittner submitted new Minutes for the March 20, 2002 meeting for consideration. He
pointed out the difference between his submitted Minutes and those previously submitted
by Ms. Temkin, including information relating to the motions made and actions taken.
Following the Board Members reading the newly submitted Minutes, Mr. Tenney moved
approval of the Minutes as amended. Ms. Cadwallader seconded the motion and the vote
was unanimous in favor.
Mr. Bittner suggested two amendments to the May 6, 2002 Minutes.
a) Page 1, Item 2, Paragraph 1: ... A lengthy discussion ensued amongst the Board and
Ms. Rodriguez regarding one of the proposed new awning locations, i.e. the awning for
the 2nd floor window directly above the front door... .
b) Page 1, Item 2, Paragraph 2: ... awning installations using the striped Brass Black
Cherry Classic Sunbrella material.. .
As there were no objections made to the proposed amendments, Ms. Collins moved to
adopt the May 6, 2002 Minutes as amended. Mr. Tenney seconded the motion and the
vote was unanimous in favor.
2. Request for Certificate of Appropriateness
431 N.E. 94th Street
Applicant: Jerry & Suzanne Cornell
Request: a. Paint Exterior
b. Restore exterior windows and doors.
c. Construct and cover patio cover.
d. Remove and replace jalousie windows.
e. Replace metal awnings with fabric.
Mr. & Mrs. Cornell were present and spoke on their own behalf. Mrs. Cornell provided
the Board with samples of the paint colors she would like to use and described the
various aspects of the house that would be affected. Mrs. Cornell also spoke about
the casement and jalousie windows and the plans to refurbish and replace the window
casements. As the application request contained a number of items, the Board chose
to address one issue at a time.
With respect to the exterior paint, Mrs. Cornell proposed the following:
Base Wall Color = Benjamin Moore Clarksville Grey (HC -102)
Trim Highlights = Benjamin Moore Crownsville Grey (HC -106)
Decorative Trim Above Arched Windows = Benjamin Moore Providence Olive (HC -98)
Ms. Collins moved to approve the submitted colors. Ms. Temkin seconded the motion
and the vote was unanimous in favor.
Mrs. Cornell proposed using a dark, mahogany color, stain for the window frames and
doors. Mr. Bittner suggested the use of the Benjamin Moore Medieval Brown Stain.
Mrs. Cornell advised the Board that she would do so. Following this discussion, Mr.
Tenney moved approval of restoring the exterior windows and doors and staining
them Medieval Brown. Ms. Collins seconded the motion and the vote was unanimous
in favor.
Mr. Cornell spoke to the Board regarding their plans to construct and cover the patio
area with an arbor. As there were no plans or specifications submitted at the time of
the application, this item was deferred to a future meeting. Mr. Cornell was advised of
the information he would need to supply to have this item considered.
Mr. & Mrs. Cornell outlined their plans to remove and replace the jalousie windows
where applicable. Although no specifications were submitted with the application and
the Board would not approve the actual change of windows, Ms. Cadwallader moved
to approve the concept of removing the jalousie windows and replacing them with the
original wood casements. Ms. Temkin seconded the motion and the vote was
unanimous in favor. The Cornell's were advised as to the specific information they
would need to provide when applying for a Certificate of Appropriateness for the
window replacements, i.e. window dimensions, number of lights, etc.
With respect to the awnings, Mrs. Cornell stated that she had not brought along the
sample fabric to be used to replace the metal awnings. She indicated that it was a
Sunbrella product. As there was no sample supplied, this item was deferred to a
future meeting. However, Mr. Bittner advised Mrs. Cornell that the fabric would need
to be striped and referred her to a publication which she could obtain at the downtown
office of the Miami Historical Society.

3. Request for Certificate of Appropriateness
421 Grand Concourse
Applicant: James DeMolyneux
Request: Repaint exterior walls and trim using attached colors.
(Colored in photograph will be supplied for Meeting).
Mr. DeMolyneux was present and spoke on his own behalf. He reviewed with the Board
his color choices and Ms. Temkin provided a color rendering of the building. Based on the
discussions during the previous Board Meeting, Ms. Temkin was able to show many of the
building's architectural aspects and the approximate color they would be painted. Due to
the number of colors, the Board chose to vote separately on each color and where it
would be applied. Clarification on exactly where the specific paint color would be applied
took place prior to each motion and vote.

Cadwallader seconded the motion and the vote was unanimous in favor.

by Ms. Temkin) be painted the Behr Aqua Foam Green. Mr. Tenney seconded the motion
and the vote was unanimous in favor.
Following the above action items, Ms. Collins gave Ms. Temkin documents which would be
