MINUTES OF SPECIAL MEETING OF
MIAMI SHORES VILLAGE COUNCIL
DECEMBER 2, 1940
The Miami Shores Village Council held a special meeting on
December 2, 1940 for the purpose of considering an application of the
Gulf Oil Corp. to construct a gasoline service station on Lots 5 and 6,
Block 20, Miami Shores subdivision. Council members present were
Mr. Milledge, Mr. Lindsey, Mr. Pruitt and Mr. Stockdell.
The Council read letters from five resident property owners
objecting to the issuance of this permit, said letters being attached
to and made a part of these minutes. Several residents appeared in
person and spoke substantially as follows: Mr. Fries objected and
stated that no more gas stations are needed in the Village; Mr. Lalor
voiced a general objection to filling stations in the Village; Mr.
Wheeler stated that he preferred a gas station to a store building;
Mr. Rutherford objected as stated in his letter; Mr. Meyer thought that
a filling station at this point would cause the business section to be
extended south on N. E. 2nd Avenue; Mr.Yuille stated that he thought
the Village should have no business at all; Mr. Brooks objected on the
grounds that filling stations are noisey; Mr. Schneider objected; Mr..
Dance stated that a filling station permit had recently been granted in
the same zone; Mr. W heeler pointed out that this proposal location
had been zoned for business since the beginning of the Village.
After further discussion the Council, upon motion of Mr. Pruitt,
seconded by Mr. Stockdell, unanimously denied approval of this applica-
tion.for a permit.
After which the meeting was adjourned.

Gentlemen:—
When I was first shown Miami Shores,Property,I was
sold on the idea that is was to be a city of Homes,and only a
limited amount of business districts to take care of the needs of
such a city.
I have and have always had faith in our little
oommunity,and for that reason I have invested my money in a home
and some necessary stores in the village.
I still thdhk that Miami Shores has the makings of the
most beautiful community in the Miami Area,unless it is to be
cluttered up with more Gasoline stations,and unnecessary bisiness
and I feel that the Planning board has made a very serious
mistake is passing a Gasoline station at the entrance of our
little business seotion,whioh will depreciate all our properties
at least fifty percent and make our homes unsatisfactory as homes
as the fumes and noise will be troublesome.
I wishto enter my protest as a citizen and taxpayer
who is vitally interested in suoha projeet,and I certainly hope
that you gent lemen,will realize the harm that a gasoline station
so located on this property will do to the property owners and the
village as a whole and you will do everything possible to reject
it.
I have made up my mind that if neoessary,I will protect
my interests withall the legal steps necessary, if 1 am forced and
trust that this will not be necessary.

As a resident of the above address
and owner of the property I should like to express my sincere hope,at
this time,that a gas station will not be erected on the North :nest
corner of 2nd Ave. and NE.95th Street.
At the time I came to Amami Shores to purchase a home I
was told that objections would be respected by the Village Council
and Management.I hope there's some way of preventing the erection of
this corner gas station.

It has come to m,,r attention that there is a rogaest pending before the

at the corner of 95th Street and N. F. Second Avenue. As; a property pwner

the project. n the first place the parpoae of :demi Shores is residential
primarily and the investments of the home miners there was made on that basis.
There are two filling stations in that vicinity at the present time which
is entirely adogaate for the service of the ccmmanity and I feel that a
contir:acnce of the bnildinr cf bxsinessa iaildino.s without a real need for them
jeopardizes very dangerously the value of the investments made in homes in that
vicinity.

Gentlemen:
I wish to enter a formal protest against the
granting of a building permit for the erection of a ser-
vice or filling station, to be located on the southwest
corner of Northeast Second Avenue and 95th Street.
I live at and Granthe property located at 295
N. E. 94th Street. I feel that the erection of a service
station at the location in question would decrease the
value of my property, and would also cause noises and un-
desirable activity during the day and at night. From my
observation, it seems that in a large number of instances
service stations are semi -garages, and, in addition to or-
dinary noises found around service stations, there would
probably be noises caused by repairs to automobiles.
I believe that if a filling station is erected
on this corner it will practically insure that no one will
erect a residence on Second Avenue on the block between 94th
and 95th Street, as I believe no one will voluntarily build
a house in close proximity to a filling station. This will
inevitably mean that,when the present business area becomes
built up, pressure will be exerted by the owners of the pro-
perty on Second Avenue to use it for business purposes since
it will be unfit for residential purposes. While, because of
the location of my home, I am particularly interested in see-
ing the business area stopped at 95th Street, I am firmly con-
vinced that practically every resident in the Village is in-
terested in confining the business area to the present four
blocks on Second Avenue. If some other type of business build-
ing is erected on this property, it will not have the same
deterring upon the future erection of residences on Second
Avenue, on the block south of 95th Street, and the Village

will stand a much better chance of holding the business
area to its present location.
