FBC 1014.3 exception 6 Design Response: Data corrected, please refer to revised sheet G0100. 6) G -0100- The list of product approvals is incomplete and some approval are expired. Remove the list from the plans or submit a complete list. Design Response: The list of product approvals was removed from sheet G0100. 7) L0101- The passenger loading zones must be accessible. Provide a blown up detail of all passenger loading zones. FBC 11 -4.6.6 The details shown do not comply with the code specified. Design Response: Please refer to sheet L0101 and detail 2/L0902 for revised loading area detail. 8) L -0951- The wind load design criteria is incorrect for the light poles, the correct wind speed is 146 mph. Design Response: This has been corrected 9) C -100- Access to a public way is required in lot 7. Design Response: No sidewalk currently exists along the rightway. Therefore, no additional sidewalk was added. 10) C -100- Show at least one accessible route that ends at the public bus stop or public way. Design Response: No sidewalk exists to connect the site to the bus stop. Existing bus stop is not within the limits of the project. 11) C -200- the striping plan does not include the accessible spaces. Add the accessible space and include a detailed blow up of a double space (side by side). Design Response: Shown on plans. 12) C -400- general note 18 that references Miami Dade public work Standard must be changed to show restoration of asphalt curb to curb in all areas. Trench patches are not permitted. Design Response: Shown on plans. 13) S -0100- Provide a complete soil boring report. Moss Response: 2- sign and sealed sets were of the Geotech Report was previously submitted. The soil report shows a soil improvement permit will be required. Moss Response: Hayward Baker pulled separate permit by Miami Shores Village. 14) Provide a special inspector form for soil improvement/compaction. Moss Response: 2 -sign and sealed special inspector forms were submitted with soil improvement permit previously approved. Submit with soil improvement permit. Moss Reponse: Will comply as approved by Miami Shores Village. 16) S -0100- Note G -6 requires electronic submittal of all shop drawings for approval. The Village of Miami Shores does not have this capability. All shop drawings must be submitted to the Building Department in 2hard copies signed and sealed by the specialty engineer and signed reviewed and approved by the engineer /architect of record. Design Response: This comment was addressed with Revision 1 in the first round. 17) S -0110- The live Toad reduction is in compliance with non high velocity code. Please recalculate per FBC 1619 HVHZ. Design Response: This comment was addressed with Revision 1 in the first round. 18) S -0110- the roof framing note #7 does not comply with the minimum requirements of the HVHZ. Maximum sheathing fastener spacing is 6" in the field. Design Response: This comment was addressed with Revision 1 in the first round. 19) Provide a roof framing plan by the engineer of record to show the layout and connection of all individual members to the structure of the metal framing to the structure in compliance with FBC 2222. All individual structural members must be positively connected to resist the loads in FBC Chapter 16. The shop drawings submitted do not show connections. Moss Response: The specialty subcontractor will include on his sign and sealed shop drawings that will be reviewed and approved by Structural Engineer and Architect before submitted to iami Shores Village for compliance. 20) The structural plans don not show the metal columns at the entrances to the food service and multi - purpose area. The plans must include foundation, column details and roof structure. Design Response: This comment was addressed with Revision 1 in the first round. 21) S -0400- The detail (B) for the foundation reinforcement lapping does not comply with the minimum requirements of the FBC. Foundation reinforcement must be continuous at comers and changes in direction. Continuity shall be provided at comers and change in direction by bending the longitudinal steel around corners 48 bar diameters or by adding matching reinforcing steel that shall extend 48 bar diameters in each direction. FBC 1819.3.1.2. In addition to this Note C -6 on S -0100 requires all reinforcement to be lapped a minimum of 63 bar diameters for continuity. Design Response: This comment was addressed with Revision 1 in the first round. 22) The structural plans do not identify the details for the main entrance terrace and the rear elevated terrace. Provide complete column details including CC -1 and CC -2, beam details, and elevated slab details for these areas. Design Response: This comment was addressed with Revision 1 in the first round. 23) Foundation details must incorporate the soil boring report requirement to have all foundations a minimum of 30" below finished grade, add as a general note on plan. Design Response: Added note 3A and 4A in the Foundation Plan Notes on Sheet S0110. 24) S -200 does not match S -210. The exterior entries (2) details conflict. S -220 and S- 230 need updated as well Design Response: Since the S210 and S230 show the full balconies we did not re -print S -200 and S -220. We will print for the next submission. 25) Structural summary- The structural plans do not provide details or any information in some cases for the complete construction of the structure. The structural engineer must provide information all aspects of the structure including; all foundations, all columns, all beams, tilt walls and beams, stair construction (concrete, precast, steel ? ? ?), component connection. The structural plans are incomplete, no further structural review will be done until a complete set of plans and calculations are submitted. The structural plans still do not address the foundation for the stairs, Design Response: Added section 7/S -0400 to show required footing at the base of the precast stair. 26) A- 0002 - Signage height shown is incorrect; signage must be 60" above finish floor to the center of sign. FBC 11- 4.30.6 Design Response: Detail removed and replaced with note stating that "All signage incorporated on this project will abide by the regulations within chapter 11 of the Florida Building Code." Refer to revised sheet A0002. 27) A -0002- Toilet paper dispenser must be 19" to center above floor. FBC 11- 4.16.6 Design Response: Dimension corrected. Refer to revised sheet A0002. 28) A -0002- Wall mounted fixtures /lighting in must not extend beyond 4" from wall when below 80" and above 27 ". FBC 11 -4.4 Design Response: Clarification noted on revised sheet A0002. 29) Provide a blow up of the commercial areas. (Food service, multi - purpose, lounge, office) The plans have no details of these areas. Design Response: The casework w /in the retail area depicts the design intent to date; any equipment and associated infrastructure will be submitted in the near future under separate cover. Furniture layout for the multipurpose space as well as other commercial areas will be provided in the forthcoming submission to provide a clear understanding of exiting and occupancy. If this is to be submitted at a later date then a revision to this permit will be required or a separate permit submitted after the CO of the job. Revisions or new permit will need to be reviewed and approved by WASD, DERM and FIRE. Design Response: Will comply. Also, please refer to revised sheet A0205 for furniture layouts within the remainder of the spaces within the South end of the first floor. 30) All "ADA" units must show compliance with the Florida Accessibility Code including FBC 11 -9.22 items 1 thru 8. Design Response: "ADA" Units revised to meet requirements. Refer to sheet A0201. 31) "ADA" units must show the clear floor space at fixtures and maneuvering clearances at doors. Doors cannot swing into the clear floor space of a fixture. FBC 11- 4.22.2(1) FBC 11- 4.13.6 and 11 -4.2.4 Design Response: "ADA" Units revised to meet requirements. Refer to sheet A0201. 32) A -0201- Room 133 must be fully accessible to meet the "range of options equivalent to those available to others" Since this is the only room that has a kitchen this must be accessible. FBC 11 -9.1.4 Design Response: Room 133 has been re- designed to meet "ADA ". refer to Detail 4 on sheet A0201. 33) The plans must comply with the requirements for persons with hearing impairments. FBC 11 -9.3 Design Response: Per FBC 11- 9.3.1, we will provide alarm systems comply w/ the requirements for persons w/ hearing impairments (strobes) and will provide a note citing this section and referencing the fire alarm drawings where the associated systems are depicted. There are no door bells, door knocker or telephones will provided In the rooms in this project 34) Provide a floor plan for location of all fire rated and smoke rated walls for each floor. By placing this information on an overall floor plan we can identify if separation is being maintained and meets the minimum requirements. Several areas are missing rated walls where required. There are also several walls that do not have any wall type identification. Design Response: Refer to revised sheets 60101 and 60102. 35) Provide details of the shaft walls and construction. Design Response: Refer to partition "G" on sheet A1001. Also please refer to sheet A0211 for plan details of main mechanical shafts.. 36) The garbage chute is not fire rated and must be. Please provide details of the garbage chute, the access room, doors, chute doors, and termination room. These areas must also show compliance with the FBC Accessibility. This means that the areas must have clear floor space, meet reach requirements, and maneuvering clearance at doors. Design Response: The enclosure for the chute will be constructed w! 2 hr. fr. shaftwall; all penetrations /openings will maintain the same rating; we will provide manufacturers information for the shoot and show accessibility w/ 5'- 0" turning radius identification. Provide changes to comply. Design Response: Sheet A0506 revised to reflect changes. Also, please refer to attached cut sheets of the Trash Chute and ADA door. 37) A -0505- Show the water proofing requirements for the elevator pit. Design Response: Structural Sheet S0400 detail 6 identifies the waterproofing to be installed at elevator walls. Refer to attached waterproofing materials. If details will be from the shop drawing then the shop drawings must be submitted and approved prior to pouring the shaft and foundation. Design Response: Will comply. Also, please refer to Sheet S0400 for clarification. 38) A -1002- All glass adjacent to doors in the path of egress must be safety glazed. Show how the fire rated glass will meet the requirements of safety glazing. Design Response: Window /door elevation and schedule will identify safety glazing in association w/ exiting. As well, we will provide product data and UL assembly reference for the fire rated glazing assembly wlin the next deliverable. 39) Door schedule does not include hardware. Please provide a hardware schedule for all doors. Show doors that will be interconnected with the fire alarm system. Design Response: Door hardware designation will be accompanied by hardware description which identifies those devices that have interconnectivity w/ the fire alarm system. Fire alarm drawings will also depict connectivity to these devices. Hardware schedule must show details of hardware to be used, example lever, push bar. The details provided do not identify style. Design Response: Will comply. Refer to revised Hardware Schedule on sheet A1004. 40) The windows are not identified on floor plans and the details of the windows do not provide any information. Provide a window schedule that is similar to the door schedule. Note: several windows can have the same identification. Design Response: Schedule added and details referenced. Refer to revised sheet A1002. 41) Architectural summary- The plans are incomplete. Several walls are not identified as to type, details for commercial areas are not there including floor plans and areas of importance are not detailed or addressed like the chute and shafts. Design Response: Refer to the responses listed above and the referenced sheets. The new plans submitted have several changes from the first submittal that are not identified. Identify changes by clouding. Design Responses: All changes were delineated at a minimum within the enlarged floor plans (A0200 series) on the last submission. Please refer to the latest revised sheets, which should pick up the remainder of the revisions not previously noted on the A0100 series. All plan submittals must be complete. Incomplete submittal will not be reviewed without prior approval for a partial submittal. Future review must include all outside agency approvals. Submittal package must include two complete sets of plans stamped approved by outside agencies. Separate packages will not be accepted. Plan review is not complete, when all items above are corrected, we will do a complete plan review. Complied. If any sheets are voided, remove them from the plans and replace with new revised sheets and include one set of voided sheets in the re- submittal drawings. Complied. Design Response: Civil Drawing Clarification Please note that in order to expedite the permitting process in regards to outside agency approvals the Department of Environmental Resources Management (DERM) and the Water and Sewer Department (WASD) were each given an identical set of civil drawings for review. Due to this process Miami Shores Village will receive two (2) copies of the following sheets, which will illustrate approval from both DERM and WASD. CS, C -100, C -400, C -401, and C -402 Architectural Drawing Revision Description Please note that after our last meeting on 05.23.11 it was agreed that the bedroom walls and doors internal to the residential suites do not need to be rated. However all residential suites will maintain a one hour separation between each other and the entry door into the suite will have a 20 minute rating. The associated partition and door type revision is identified w/ cloud and delta on associated sheets (see description below). G0100 - Occupancy Loads Per Floor Area Function Chart was updated to reflect square footage and load changes brought on by minor plan adjustments from the last submission; plan adjustments were a product of coordination/owner direction and not associated w/ reviewer questions. Chart also reflects the change in occupant load of multi - purpose room 152, referred to in item 7 above. For other technical information contact your local Grace representative. Preprufe 300R & 160R membranes are supplied in rolls 4 ft (1.2 m) wide. with a selvedge on one side to provide self - adhered laps for continuity between rolls. The rolls of Preprufe Membrane and Preprufe Tape are interwound with a disposable plastic release liner which must be removed before placing reinforcement and concrete. Substrate Preparation All surfaces —It is essential to create a sound and solid substrate to eliminate movement during the concrete pour. Substrates must be regular and smooth with no gaps or voids greater than 0.5 in. (12 mm). Grout around all penetrations such as utility conduits, etc. for stability (see Figure 1). Horizontal —The substrate must be free of loose aggregate and sharp protrusions. Avoid curved or rounded substrates. When installing over earth or crushed stone, ensure substrate is well compacted to avoid displacement of substrate due to traffic or concrete pour. The surface does not need to be dry, but standing water must be removed. Vertical —Use concrete, plywood, insulation or other approved facing to sheet piling to provide support to the membrane. Board systems such as timber lagging must be close butted to provide support and not more than 0.5 in. (12 mm) out of alignment. Membrane Installation Preprufe can be applied at temperatures of 25 °F (-4 °C) or above. When installing Preprufe in cold or marginal weather conditions 55 °F ( <13 °C) the use of Preprufe Tape LT is recommended at all laps and detailing. Preprufe Tape LT should be applied to clean, dry surfaces and the release liner must be removed imme- diately after application. Alternatively, Preprufe Low Temperature (LT) is available for low temperature condition applications. Refer to Preprufe LT data sheet for more information. Horizontal substrates —Place the membrane HDPE film side to the substrate with the clear plastic release liner facing towards the concrete pour. End laps should be staggered to avoid a build up of layers. Leave plastic release liner in position until overlap procedure is completed (see Figure 2). Accurately position succeeding sheets to overlap the previous sheet 3 in. (75 mm) along the marked selvedge. Ensure the underside of the succeeding sheet is clean, dry and free from contamination before attempting to overlap. Peel back the plastic release liner from between the overlaps as the two layers are bonded together. Ensure a continuous bond is achieved without creases and roll firmly with a heavy roller. Completely remove the plastic liner to expose the protective coating. Any initial tack will quickly disappear. Refer to Grace Tech Letter 15 for information on suitable rebar chairs for Preprufe. Vertical substrates — Mechanically fasten the membrane vertically using fasteners appropriate to the substrate with the the clear plastic release liner facing towards the concrete pour. The membrane may be installed in any convenient length. Fastening can be made through the selvedge using a small and low profile head fastener so that the membrane lays flat and allows firmly rolled overlaps. Immediately remove the plastic release liner. Ensure the underside of the succeeding sheet is clean, dry and free from contamination before attempting to overlap. Roll firmly to ensure a watertight seal. Roll ends and cut edges— Overlap all roll ends and cut edges by a minimum 3 in. (75 mm) and ensure the area is clean and free from contamination, wiping with a damp cloth if necessary. Allow to dry and apply Preprufe Tape LT (or HC in hot climates) centered over the lap edges and roll firmly (see Figure 3). Immediately remove printed plastic release liner from the tape. Details Refer to Preprufe Field Application Manual. Section V Application Instructions or visit graceconstruction.com. This manual gives comprehensive guidance and standard details. Membrane Repair Inspect the membrane before installation of reinforce- ment steel, fonnwork and final placement of concrete. The membrane can be easily cleaned by power washing if required. Repair damage by wiping the area with a damp cloth to ensure the area is clean and free from dust, and allow to dry. Repair small punctures (0.5 in. (12 mm) or less) and slices by applying Preprufe Tape centered over the damaged area and roll firmly. Remove the release liner from the tape. Repair holes and large punctures by applying a patch of Preprufe membrane, which extends 6 in. (150 mm) beyond the damaged area. Seal all edges of the patch with Preprufe Tape, remove the release liner from the tape and roll firmly. Any areas of damaged adhesive should be covered with Preprufe Tape. Remove printed plastic release liner from tape. Where exposed selvedge has lost adhesion or laps have not been sealed ensure the area is clean and dry and cover with fresh Preprufe Tape, rolling firmly. Alternatively, use a hot air gun or similar to activate adhesive and tinnly roll lap to achieve continuity. Pouring of Concrete Ensure the plastic release liner is removed from all areas of Preprufe membrane and tape. It is recommended that concrete be poured within 56 days (42 days in hot climates) of application of the membrane. Following proper ACI guidelines, concrete must be placed carefully and consolidated properly to avoid damage to the membrane. Never use a sharp object to consolidate the concrete. Removal of Formwork Preprufe membranes can be applied to removable form- work, such as slab perimeters, elevator and lift pits, etc. Once the concrete is poured the formwork must remain in place until the concrete has gained sufficient compressive strength to develop the surface bond. Preprufe membranes are not recommended for conven- tional twin -sided wall forming systems. A minimum concrete compressive strength of 1500 psi (10 N /mm2) is recommended prior to stripping form- work supporting Preprufe membranes. Premature stripping may result in displacement of the membrane and/or spalling of the concrete. Refer to Grace Tech Letter 17 for infonnation on removal of fonnwork for Preprufe.
