Doctor Aguirre provided a set of building plans, which were prepared by this firm, on behalf of the previous home owner. The plans specified a patio conversion into new bedroom. The patio has an existing flat roof, and is located at the rear of the structure. The plans were approved in 2012, and a permit was issued. However, the addition was never completed, and the permit expired. During this visit you observed several inconsistencies regarding the wood beam, tie beam, and anchors. You suggested that Doctor Aguirre obtain an Engineer's report, regarding these concerns. On December 23, 2014,this firm met with the General Contractor and Doctor IIS Aguirre, at job site, where a visual inspection of the proposed site was performed. During the inspection the following were observed. 1. Wood Beam/Tie Beam The existing 4"x8"wood support beam did not appear to be pressure treated, and was in direct contact with the newly poured tie-beam. In several locations approximately 1/8"- 1/4" space between the wood beam and the tie-beam were observed. This indicated that the tie-beam was not poured directly to the base of the wood support beams. In addition, the wood support beam shall have been wrapped in 30 felt building paper prior to pouring. I also observed the wood support beam was not anchored to the tie-beam preventing wind uplift. Although,the tie beam and columns in several areas appears to have been poured by hand, they do not pose a concern regarding the structures integrity. However, in several areas at the tie-beam will require plastering. See revised plans for corrective measures. The methodology utilized to make the determination set forth in this report was based on field visit, all the elements were exposed. A new set of plans are being prepared reflecting these and other changes, which will be addressed during the construction phase upon the issuance of a revised permit. To best of my knowledge and ability, this report represents an accurate appraisal of the present condition of the site based upon careful evaluation.
