Several other damages at 2,465 sq. ft. residence building were evaluated and the following repair solutions were suggested: - The existing roof will be removed and replacing completely by new wood trusses system and attached to existing tie beam with a new metal straps(see roof plan) - The existing bathroom on the East side of the property due to fire damage, floor wood joist and floor plywood to be replaced( total of five wood joist)as shown on structural plans sheet S-2. Miami Shore, Florida 33150 To whom it may concern: This letter is to inform any interested parties that on July 12,2014,I performed an inspection of the above referenced site to determine the structural damages of the property located at the noted address. It is a one story, 1,875 sq. ft. residence building, the exterior concrete block walls, resting on a concrete foundation,Part of the existing floor is concrete slab on grade and the rest of the existing floor is wood joint above grade. Part of the existing roof is a built up flat wood joist and the rest of the existing roof is a tile over a build up wood joist trusses with a 2.5: 12 slope(verified). Is supported by resting on an existing concrete tie beam. The building was constructed in 1949,as per attached property appraiser. This is a sole building surrounded by parking areas. The original structure (perimeter concrete walls,concrete tie beams)did not suffer any structural damages due to the fire. Several other damages at 2,465 sq. ft. residence building were evaluated and the following repair solutions were suggested: - The existing roof will be removed and replacing completely by new wood trusses system and attached to existing tie beam with a new metal straps (see roof plan) - The existing bathroom on the East side of the property due to fire damage, floor wood joist and floor plywood to be replaced as needed( total of five wood joist) and restore to its original condition. The remaining existing wood joists are structurally sound and will not need replacing. - All interior and exterior area of the residence to be pressure cleaned,with surrounding areas. - All smoke damaged areas will be cleaned and will be painted as necessary. - All the existing drywall ceiling or partition wall will be replaced completely and restored to its original condition. - The entire existing interior partitions wall will be replaced completely and restored to its original condition. - All the existing insulation ceiling or wall will be replaced completely and restored to its original condition. - The existing A/C Mechanical equipment and ductwork will be replaced and restored to its original condition or equal. - All the existing light fixtures will be replaced or restored to its original condition. - All The electrical wire will be replaced and restored to its original condition. - The existing 200 amps electrical panel will be replaced or restored to its original condition - All the existing exterior or interior doors will be replaced to its original conditions or equal - All the existing windows will be replaced to its original conditions or equal All the existing plumbing fixtures will be replaced or restored to its original condition or equal. - All the existing kitchen,bathrooms cabinets and fixtures will be replaced and restored to its original condition or equal. - Please see attached plans Structural,Building, Electrical, Plumbing and Mechanical for specifications and details In conclusion,based upon our visual inspection and evaluation of the as built structural components of the existing apartment building, it is my professional opinion that the structure is structurally sound and satisfies the requirements of the Florida Building Code, 2010 edition but requires the proposed electrical,mechanical,and general building repair.
