On December 5, 2013 we performed a Structural Inspection of the above referenced residence
building. The purpose of the inspection was to disclose the general condition of the structural
elements of the existing structure and determine any deficiencies and provide
recommendations for repair. The building was damaged by a fire that was concentrated in the
garage enclosure of the building. The observations below and on the following pages are
based on visual inspections of the building structure.
GENERAL CONSTRUCTION
The building structure is a one -story residential building structure that was built in 1950 and
recently renovated with a new bedroom and garage addition. The building was recently
completed and we understand that a CO was issued. The building structure is a concrete block
and stucco building on a concrete spread footing foundation. The first floor is a concrete slab -
on -grade and the roof is constructed with wood roof trusses and a barrel the shingle system.
All work performed was approved by Miami Shores Village and conformed to the Approved
plans and Specifications as well as the Florida Building Code in affect at the time
GENERAL OBSERVATIONS
The primary area of inspection was limited to the fire damaged areas of the structure which
included the garage and master bathroom. We understand that there was a gas leak in the
pressure valve that was attached to the water heater tank. The propane gas leak was
concentrated to within the volume of the garage and additional area under the bathtub. There
is an access panel to the tub from the garage wall. The propane gas was ignited and the
pressure caused from the ignition blew -out the garage doors and caused tiles from the
bathroom walls at the tub and water closet to fall from the wall. The flash fire only burned the

propane gas and the fire resistant interior finishes contained all flames and prevented any
other ignition of materials. The following is a summary of the visual observations of the
residential structure made during our inspection on December 5, 2013:
A. Roof System:
1. The roof structure is a wood truss system with an attic space above the
gypsum drop ceiling (over the garage), and with a built -up roof waterproof
membrane roofing system and tile finish. The perimeter overhang soffit (on
two sides) has attic vents along the underside.
2. We did not observe any damage either by excessive heat, fire or smoke in the
attic that may have affected the wood framing. All systems are in good
condition.
3. The exterior perimeter soffit vents were in good condition and we did not
observe any evidence of smoke stains around the vents that occurs when fire
damage may be present.
B. Exterior Items:
1. We did not observe any damage to the exterior masonry walls. There were no
cracks on tie beams or tie columns along the side of the building or around the
garage door opening.
2. The garage doors were blown -out as result of the explosion and were
destroyed. There was evidence that the metal tracks were twisted and bent
but not removed. In addition, there were scrapes on the concrete wall
surfaces that occurred from the movement of the doors through the opening.
3. All exterior masonry walls were in good condition.
4. The new garage doors have not been installed and are under contract for
replacement.
C. Interior Items:
The interior damages included the following items that were not observed at
the time of my inspection

A. Several holes were created by the pressure of the explosion in the
garage ceiling drywall. The drywall had been repaired but no structural
or fire damage was observed during my inspection.
B. The separation wall between the garage and the master bathroom had
been damaged by the fire department and was repaired.
C. The wall tiles in the bathtub enclosure as well as the water closet
enclosure fell from the wall as a result of the concussion and were
replaced. The walls we observed have suffered no structural or fire
damage.
RECOMMENDATIONS
We recommend that all elements damaged by the flash fire be repaired or replaced. The
elements would include the drop ceiling over the garage, separation wall repairs, tile
replacement and garage door replacement. We will prepare Plans and Specifications that
defines all areas of proposed repair in compliance with the 2010 Florida Building Code.
CONCLUSIONS
We conclude from our inspection that the existing building is structurally safe and sound. All
repairs must be in compliance with the requirements of Miami Shores Village as well as the
2010 Florida Building Code.
SUMMARY
As a routine matter in order to avoid possible misunderstanding, nothing in this report should
be construed directly or indirectly as a guarantee for any portion of the structure. To the best of
my knowledge and ability, the report represents an accurate appraisal of the present condition
of the building based upon careful evaluation of observed conditions, to the extent reasonably
possible.
