The proposed site plan and existing site elevations were not provided at the time of fieldwork. The proposed project site is an empty lot. The existing empty lot was identified in the field and executed our fieldwork based on approximate building footprints. No Finish floor elevations (FFEs) and the structural loads were provided. However, we anticipate that maximum column and wall loads will not exceed 50 kips and 4 kips per linear foot, respectively. If actual loads and final structure locations are significantly different than the above assumption, GFA International should be provided the opportunity to re- evaluate our recommendations. We understand that the proposed project consists of the construction of two -story residential building and a pool. Our geotechnical exploration consisted of performing a total of two (2) standard penetration test (SPT) borings to depths of 20 feet below ground surface (BGS) at the above location. In addition, one (1) exfiltration test was performed in accordance with the South Florida Water Management District (SFWMD) Constant Head "Usual Condition" Open Hole Test Method. In general, the subsurface conditions encountered consisted of very loose to loose fine to medium grained sand with varying amount of limestone and shell fragments that extended approximately 6 feet and followed very loose to firm (weak) LIMESTONE with varying amount of fine to medium grained sand. The apparent groundwater tables were encountered in the borings at depths about 6.0 feet BGS. In general, the ground water table will fluctuate seasonally depending upon local rainfall or other local influences. Based on the presence of very loose SANDS found within the foundation's load bearing zone of influence, anticipated design loads associated with the proposed development, and our experience on similar project, it is our opinion that the soils at the site are generally suitable for shallow foundations to support the proposed structure, once a ground improvement technique (Excavation and Heavy Proof Roll) has been completed. Excavation and Heavy Proof Roll, Our recommendations of site preparation for continuous footings and /or isolated footings are noted below. This approach to improving and maintaining the site soils has been found to be successful on projects with similar soil conditions. 1 Based on the existing soil conditions, the geotechnical site preparation must include excavation to a minimum depth of three (3) feet of the loose sands found in the subsurface soil profile extending to at least five feet outside the building footprint. The bottom of excavated subgrade should be compacted before placing any new fill. The excavated soils may be used as backfill material. 2. If the excavation extends below the water table, imported #57 -Stone or Crushed Rock should be used as backfill material to a minimum elevation of 12 inches above the water table. After the site has been backfilled to a dry stable elevation, compaction with a vibratory roller should then be performed. 3. We recommend a steel drum vibratory roller with a minimum static weight of 20,000 lbs. and minimum vibratory impact energy of 36,000 lbs.; (e.g., Dynapac CA -250D or equivalent) be used to compact the project area. The roller should be operated at 2 mph making at least 20 perpendicular overlapping passes. Upon completion of the proof rolling, density tests shall be performed to confirm minimum compaction compliance is achieved. Additional passes may be necessary if compliance compaction is not achieved. 4. Place additional fill material (excavated soil free of deleterious material), as required. Fill materials with silt -size soil fines in excess of 10% should not be used, this includes cyclone sand material. Place fill in maximum 12 -inch lifts and compact each lift to a minimum density of 95 percent of the Modified Proctor maximum dry density (ASTM D -1557) with a vibratory roller as mentioned in item # 3. 5. Perform compliance tests within the fill, to a depth of 12 inches, at a frequency of not less than one test per 2,500 square feet per lift in the building areas, or a minimum of 2 test locations per lift, whichever is greater. 6. The bottom of all footings shall be examined by the engineer or his representative to determine if the soil is vertically free of all organic and/or deleterious material, and if the compaction and soil pressures are achieved or if additional compaction is required. We recommend testing all footing cuts for compaction to a depth of 1 foot. A minimum of one density test per perimeter wall footing shall be recorded. 7. The contractor shall take into account the final contours and grades as established by the plan when executing his backfilling and compaction operations. Use of vibratory compaction equipment at this site may disturb adjacent structures. If the location of the adjacent structures is within very close proximity of the new development, then a representative from this office can monitor the vibration disturbance to the adjacent structures using seismograph equipment under a separate proposal. Foundation Design Provided that the site improvement and preparation recommendations (Excavation and Heavy Proof Roll) presented in this report have been completed, an allowable soil load bearing capacity of 2,500 psf can be used for foundation design. Shallow foundations can consist of strip foundations, isolated foundations beneath columns or a monolithic slab foundation. Shallow foundations shall be embedded a minimum of 12 inches into the bearing soils. This embedment shall be measured from the lowest adjacent grade. Isolated column footings should be at least 36 inches in width; continuous strip footings should have a width of at least 18 inches regardless of contact pressure. For purposes of design, a modulus of subgrade reaction of 150 pounds per cubic inch can be used. The floor slab should be structurally separated from all walls and columns to allow for differential vertical movement unless a monolithic slab is used. Water vapor is likely to rise through the granular fill building pad and condense beneath the base of the floor slab. If moisture entry into the floor slab is not desirable, an impermeable membrane should be installed at the slab bottom - subgrade interface. Report Limitations This preliminary consulting report has been prepared for the exclusive use of the current project owners and other members of the design team. Any third party reliance of our geotechnical report or parts thereof is strictly prohibited without the expressed written consent of GFA International. The methodology (ASTM D- 1586) used in performing our borings and for determining penetration resistance is specific to the sampling tools utilized and does not reflect the ease or difficulty to advance other tools or materials. The evaluation submitted in this report, is based in part upon the data collected during a field exploration. This report does not reflect any variations, which may occur between borings.
