The purpose of the visit was to evaluate some existing 4 inch masonry walls that required removal for the bathroom renovation. During our observations, we noticed one concrete beam supporting the second floor that had the bottom steel corroded. The beam is located in the bathroom ceiling for rooms 201A and 202A. The condition was severe enough that we recommend the beam be repaired prior to completing the bathroom projects. It is our professional opinion that the most cost effective repair method would be to carbon fiber wrap the bottom of the beam. The corroded area appears to be approximately 6 feet long. During our visit, we walked the entire dorm and visually inspected each of the 32 bathrooms spread out between the first and second floors of the dorm. The ceilings were open on both levels allowing for an un- obstructed view of the framing over the bathroom. The roof of the building is comprised of a hand framed wood roof system. At the location of the bathrooms, the bottom chord framed member passes over the wall and in most cases did not touch the top of the 4 inch wall. The second floor system comprises of a concrete floor supported by concrete beams. Again on the ground floor the 4 inch walls did not go to the underside of the concrete floor system. It is our professional opinion based on our observations that the 4 inch walls are non -load bearing and can be removed for the bathroom remodel. The purpose of the visit was to re- inspect the ceiling of the ground floor units for additional cracking and spalling concrete. It is our understanding that the building official questioned some noticeable areas where the beams were cracked or the floor slab steel exposed. During our site visit, we re- entered all the downstairs rooms and inspected the exposed ceilings. During our visit we noted that Rooms 103 and 104 have cracks in the support beams along their axis. In Rooms 103, 112 and 114 the floor slab has spalled exposing the temperature steel in the cast -in -place floor. In addition, Room 104 has a plumbing pipe installed that compromised the bottom part of the beam. See the following sheet for pictures of these conditions. For these condition we recommend where the slab is spalled, the temperature reinforcement be removed and the slab concrete repaired with BASF Gel Patch or approved alternate. For the areas where the beams are cracked on their axis, we recommend that these cracks be epoxy injected. For the beam that was chipped out for the plumbing pipe, we recommend that the condition remain as -is once the beam axis crack is fixed. During our site visit, we re- entered all the downstairs rooms and inspected the exposed ceilings. During our visit we noted that Rooms 103 and 104 have cracks in the support beams along their axis. In Rooms 103, 112 and 114 the floor slab has spalled exposing the temperature steel in the cast -in -place floor. In addition, Room 104 has a plumbing pipe installed that compromised the bottom part of the beam. See the following sheet for pictures of these conditions. For these condition we recommend where the slab is spalled, the temperature reinforcement be removed and the slab concrete repaired with BASF Gel Patch or approved alternate. For the areas where the beams are cracked on their axis, we recommend that these cracks be epoxy injected. For the beam that was chipped out for the plumbing pipe, we recommend that the condition remain as -is once the beam axis crack is fixed. Comply with TCA's "Handbook for Ceramic Tile Installation" for TCA installation methods specified in tile installation schedules. B. Extend tile work into recesses and under or behind equipment and fixtures to form complete covering without interruptions unless otherwise indicated. Clean grout smears and haze from tile according to tile and grout manufacturer's written instructions but no sooner than 10 days after installation. Use only cleaners recommended by tile and grout manufacturers and only after determining that cleaners are safe to use by testing on samples of tile and other surfaces to be cleaned. Protect metal surfaces and plumbing fixtures from effects of cleaning. Flush surfaces with clean water before and after cleaning. 3. Remove temporary protective coating by method recommended by coating manufacturer and that is acceptable to tile and grout manufacturer. Trap and remove coating to prevent drain clogging. B. Protect installed tile work with kraft paper or other heavy covering during construction period to prevent staining, damage, and wear. If recommended by tile manufacturer, apply coat of neutral protective cleaner to completed tile walls and floors.
