Building Critique Sheet
1) Plans must be reviewed and approved by Miami Dade County Fire Department.
2) Plans must be reviewed and approved by Miami Dade County DERM.
3) Plans must be approved by HRS for the septic system.
4) Provide a receipt from Miami Dade County Water and Sewer for impact fees.
5) Provide receipt from Miami Dade planning and Zoning for impact fees.
6) A demolition permit application is required.
7) Sub permit applications are required.
8) Details referenced must be identified by page and detail number.
9) Separate permits for the paving and drainage, signs ect. Are required
10) Provide product approvals for all new door /windows that have been signed by the
designer as reviewed and approved.
11) The plans must indicate the occupancy type.
12) Provide an occupant Toad for each area of use (room /area) using FBC 1004.1
13) The plans must indicate the type of existing construction.
14) The plans must indicate the level of alteration. FBC Ex Ch 4
15) Provide a structural evaluation of the existing building from an engineer. FBC Ex 807.5
16) Indicate the hourly fire rating for all walls and the tested assembly to be used.
17) Provide a complete life safety plan showing all paths of egress, isle widths, isle depth,
exit width, travel distance from the most remote points ect.
18) Provide size of all existing doors.
19) The floor plan must include all dimensions of restrooms including clear floor space at
fixtures and door maneuvering clearance.
20) Stage must be rated per FBC 410.4 and dressing rooms separated per FBC 410.5
