1524.1 As it pertains to this section, it is the responsibility of the roofing contractor to provide the owner with
the required roofing permit, and to explain to the owner the content of this section.. The provisions of
Chapter 15 of the Florida Building Code, Building govern The minimum requirements and standards of The
industry for roofing system installations. Additionally, the following items should be addressed as part of the
agreement between the owner and the contractor. The owner's initial in the adjacent box indicates that the
item has been explained.
. Aesthetics - Workmanship: The workmanship provisions of Chapter 15 (High Velocity Hurricane
Zone) are for the purpose of providing that the roofing system meets the wind resistance and water
intrusion performance standards. Aesthetics (appearance) issues are not a consideration with respect to_.
workmanship provisions. Aesthetic issues such as color or architectural appearance, that are not part of a
zoning should be addressed as past of the agreement between the ovmes and the contractor.
<A#2. c� 2. Renailing Wood Decks: When replacing roofing, the existing wood roof deck may have to be
renailed in accordance with the current provisions of Chapter 16 (High Velocity Hurricane Zones) of the
Florida Building Code. (The roof deck is usually concealed prior to removing the existing roof system).

0a* i44 3. Common Roofs: Common roofs are those which have no visible delineation between
neighboring units (i.e. townhouses, condominiums, etc.). In buildings with common roofs, the roofing
contra • r and /or owner should notify the occupants of adjacent units of roofing work to be performed.
4. Exposed Gains'. Exposed, open beam cetittings are where the underside of the roof deckling
can be viewed from below. The owner may wish to maintain the architectural appearance, therefore,
roofing nail penetrations of the underside of the decking may not be acceptable. The Florida Building Code
provides the option of maintaining this appearance.
5. Ponding Water: The current roof system and /or deck of the building may not drain well and
may cause water to pond (accumulate) in low -lying areas of the roof. Ponding can be an indication of
structural distress and may require the review of a professional structural engineer. Ponding may shorten
the life expectancy and performance of the new roofing system. Ponding conditions may not be evident

6. Overflow scuppers (wall outlets): It is required that rainwater flow off so that the roof is not
overloaded from a build up of water. Perimeter /edge walls or other roof extensions may block this
discharge if overflow scuppers (wall outlets) are not provided. It may be necessary to install overflow
scuppers in accordance with the Florida Building Code, Plumbing.
7. Ventilation: Most roof structures should have some ability to vent natural airflow tihrough the
interior of the structural assembly (the building itself). The existing amount of attic ventilation shall not be
reduced. it may be benef+cial to consider additional ventting %hich can result in extesxding the service life of
the roof.

General Limitations:
1. All a phalt shall comply with ASTM D 312 type 11I or type IV requirements. All
pro sed asphalt producers must be approved by the applicant.
2. Fire dtings are determined by a combination of slope, deck type and assembly.
Refer, to current Underwriters Roofing Materials Directory or other fire testing data
listedlif the testing file. Fire ratings shall be in compliance with Sections 3401.5 and -
3401. ; oldie South Florida Building Code.
3. Maxi um slope range shall vary for each system; consult current Underwriters
Lebo ories Roofing Materials Directory and GAF specifications for compliance
with $Iesign criteria for each project. Refer to the coal tar pitch manufacturers
Product Control Approval for slope limitations on these systems.
4. An overlay /recovery board insulation panel is required on all applications over
closet cell foam insulations when the base sheet is fully mopped. If no recovery
board is used the base sheet may be applied using spot mopping with approved
aspha t, 12" diameter circles, 24" o.c.; or strip mopped 8" ribbons in three rows, one
at ea sidelap and one down the center of the sheet allowing a continuous area of
ventil lion. Encircling of the strips is not acceptable. A 6" break shall be placed
every 12' in each ribbon to allow cross 'ventilation. Asphalt application of either
syste .shall be at a minimum rate of 12 lbs.sq_
5. Any endments to these provisions shall be in compliance with Sections 203 and
204 of the South Florida Building Code.
6. All w rk shall be performed by a Contractor licensed to do roofing work in Dade
Count . Contractor shall be familiar with the details and specifications published by
the m rtufacturer.
7. In re- ling applications, moisture content in an existing built -up roof must be in
compl snce with Section 3401.9(e) of the South Florida Building Code.
8. Ptlor application, all existing roof surfaces used as a bonding substrate shall be
tested fbr uplift resistance in compliance with Dade County Protocol PA 124 to the
calcul fed design pressure of the roof deck.
9. If req fired, any Factory Mutual Approved vapor barrier in conjunction with
propri lary or approved adhesives may be used prior to the application of the
insula 1 on layer.
10. Perrmtter and corner areas shall have an increase in fastener density for both
insulation and base sheet in compliance with 1'A 117 of the South Florida Building
Code.

12. Flash rigs shall be installed according to the manufacturers standard details, and may
be ap lied in cold application adhesive, hot asphalt or may be an approved torch
applie modified bitumen membrane. Specific details, approved by the
manu Curer, shall be submitted with the Section 11 Permit Application.
13. GAF II good materials shall be stored on end and on a clean, flat and dry surface.

Chapt r 3401.5 and 3401.6 of the South Florida Building Codc for maximum fire

approved In compliance with equiviscious temperature (EVT) methods of asphalt
detertn' nation. Asphalt containers or bulk tickets shall indicate a 1sVT, finished
blowing; temperature (FBT) and flash point. Asphalt types and temperature ranges
shall b in compliance with Subsection 3403.4(a)(3) of the South Florida Building

16. lnsulatjon may be installed in multiple layers. First layer shall be attached in
compli nee with Product Control Approval guidelines. All other layers shall be
adhere in a full mopping of approved asphalt at an application rate of 25 lbs/sq. &

Application recommendations detailed on pages 17 -20 shall apply in addition to
the following recommendations and specifications.
Application of Roofing Membrane
1. Over the entire surface, lay one ply of sheathing paper where applicable.
Lap each sheet 2 inches over preceding sheet. Nail sufficiently to hold in place.
2. Starting at the low point of the roof, lay one ply of GAFGLAS Base Sheet,
lapping each sheet 2 inches at edges and not less than 6 inches at end laps.
Nail along lap of base ply at intervals not to exceed 9 inches and stagger -nail
down center of sheet in two rows with nails spaced at 18 inch interval in each
row. Use fasteners with integral metal heads at least 1 inch in diameter or
square that are recommended by GAF Materials Corporation or the deck
manufacturer. (See 'Special Instructions' below.)
3. Starting at the low point of the roof, mop three plies of GAFGLAS Ply shingle
fashion; lapping each sheet 24'/. inches over the preceding sheet solidly mop-
ping to the underlying base sheet to provide four plies over the entire roof area
Asphalt Requirements
Interpy moppings of Roofing Asphalt must be applied in a continuous film and
shall consist of approximately 25 pounds per 100 square feet of roof area with a
tolerance not to exceed 20% plus or minus.The appropriate asphalt for the
slopes involved must be used.

On slopes up to 'h inch per foot, Flat ASTM Type 11 may be used except in
Florida, Texas, New Mexico, Arizona, and California.
Surfacing
Over the entire surface, apply a uniform coating at the nominal rate of 60
pounds per 100 square feet of Roofing Asphalt into which, while hot, apply not
Tess than 400 pounds of gravel or 300 pounds of slag for each 100 square feet
of roof area. In the North and South Zones, the top pouring shall be Special
Roofing Bitumen or Flat Asphalt on slopes up to' /2 inch per foot and Steep
Roofing Asphalt on slopes from' /: inch to a maximum of 3 inches per foot In
the West Zone on slopes up to 3 inches per foot, the top pouring shall be Steep
Roofing Asphalt.
Special Instructions
1. Acceptable GAFGLAS Base Sheets include: STRATAVENT' (Vent Ply) for
Nailable Decks, GAFGLAS #75 Base Sheet, GAFGLAS° PLY 6', GAFGLAS Ply 4.
2.1f GAFGLAS Ply 4 or GAFGLAS PLY 6 is used as the base sheet over wood or
structural wood fiber decks, a sheathing paper is required.
3. Over freshly poured gypsum decks, and lightweight insulating concrete
STRATAVENT (Vent Ply) for Nailable Decks is required, see page 9.

asphalt seepage and bonding of base sheet to wood plank deck. A red rosin
sheet may also be installed on plywood decks as an option. A red rosin sheet

1. All asphalt shall comply with ASTM D 312 type III or type IV requirements. All
proposed asphalt producers must be approved by the applicant.
2. Fire ratings are determined by a combination of slope, deck type and assembly.
Refer to current Underwriters Laboratories Roofing Materials Directory or other fire
testing data listed by an approved listing laboratory agency. Fire ratings shall be in
compliance with Sections 3401.5 and 3401.6 of the South Florida Building Code.
3. Maximum slope range shall vary for each system; consult current Underwriters
Laboratories Roofing Materials Directory and manufacturer's specifications for
compliance with design criteria for each project.
4. An overlay /recovery board insulation panel is required on all applications over
closed cell foam insulations when the base sheet is -fully mopped. If no recovery
board is used the base sheet may be applied using spot mopping with approved
asphalt, 12" diameter circles, 24" o.c.; or strip or spot mopped 8" ribbons in three
rows, one at each sidelap and one down the center of the sheet allowing a continuous
area of ventilation. Encircling of the strips is not acceptable. A 6" break shall be
placed every 12' in each ribbon to allow cross ventilation. Asphalt application of
either system shall be at a minimum rate of 12 lbssq.. Note maximum design
pressure restriction's on spot attached systems.
S. Any amendments to these provisions shall be in compliance with Sections 203 and
204 of the South Florida Building Code.
6. All work shall be performed by a Contractor licensed to do roofing work in Dadc
County. Contractor shall be familiar with the details and specifications published by
the manufacturer.
7. In re- roofing applications, moisture content in an existing built -up roof must be in
compliance with Section 3401.9(c) of tilt South Florida Building Codc.
8. Prior to application, all existing roof surfaces used as a bonding substrate shall be
tested for uplift resistance in compliance with Dade County Protocol PA 124 to the
calculated design pressure (Afire roof deck.
9. If required, any Factory Mutual Approved vapor barrier in conjunction with
proprietary or approved adhesives may be used prior to the application of the
insulation layer. -_
10. Perimeter and corner areas shall have an increase in fastener density for both
insulation and base sheet in compliance with Dade County Protocol PA 117 of the
South Florida Building Codc.

12. Flashings shall be installed according to the manufacturers standard details, and may
be applied in cold application adhesive, approved asphalt or may be applied in
conjunction with an approved torch applied modified bitumen membrane. Specific
details, approved by the manufacturer, shall be submitted with the Section 11 Permit
Application.
13. Roll good materials shall be stored in strict compliance with GAF Materials
Corporation requirements.
14. Consult current Underwriters Laboratories Directory for the appropriate coating for
each roofing assembly to obtain the required fire rating. The.assembly shall be
installed in strict compliance with Chapter 3401.5 and 3401.6 of the South Florida
Building Code for maximum fire classification. .
15. _Asphalt moppings shall be with applied with asphalt approved by the applicant and
shall be approved in compliance.with equiviscous temperature (EVT) methods of
asphalt application. Asphalt containers or bulk tickets shall indicate an EVT,
finished blowing temperature (FBT) and flash point. Asphalt types and temperature
ranges shall be in compliance with Subsection 3403.4(a)(3) of the South Florida
Building Code.
16. Insulation may be installed in multiple layers. The first layer shall be attached in
compliance with Product Control Approval guidelines. All other layers shall be
adhered in a full mopping of approved asphalt at an application rate of 25 lbslsq. f
15 %, or mechanically attached using the fastening pattern of the top layer. Refer to
• manufacturer's literature and /or the NRCA Roofing and Waterproofing Manual for
correct application procedures of insulation panels in approved asphalt or adhesive.
17. Pre - assembled cap nails may only be used for termination of fully bonded surfaces
such as mechanical termination at wood blocking, head and side laps, and base
flashing terminations. Cap nails shall not be used for the mechanical attachment era
base sheet. Tin caps are required by the South Florida Building Code.
18. The submission of system specifications and details shall accompany the Section II
Building Code Permit. This information is available in the publications listed in the
'System Description' of this Product Control Approval. The submission of these
documents, as well as the proper application and installation of all materials shall be
the sole responsibility of the contractor.
19. All standard panel sizes arc acceptable for mechanical attachment. When applied in
approved asphalt, panel sizc shall be 4' x 4' maximum.
20. Fastener spacing for base sheet attachment is based on a minimum withdrawal
resistance value of 250 Ibf as tcstcd in compliance with Dade County Protocol PA
105. If the fastener values as tcstcd are below 250 Ibf a professional engineer may
submit a revised fastener spacing utilizing the withdrawal resistance value taken
from Dadc County Protocol PA 105. Calculations shall be based on a rupture value
(the fastener stress plate pulling over the base ply) of not more than 90 1bf
