Street, Miami Shores, Florida
VILLAGE BOARD, this letter is a request for an exception to the amended Village
Ordiance 270, Section 225, Article II - MASONRY CONSTRUCTION, subparagraph (e),
by authorizing the construction of a flat -roof addition to a flat -roof residence.
The proposed addition is a modest expansion of the rear entrance hall and break-
fast room overlooking the rear yard, and a family room with view of south, east
and north yards of a 100' x 115' lot located at 268 NE 102nd Street in Miami Shores.
(1) The area of the proposed addition is 5% of the lot area (623sf).
(2) Located at the south and southeast portion of the existing 2- story,
CBS residence having a flat roof with parapets trimmed with red,
barrel tile.
(3) The proposed addition lies 61 feet south of the street property line.
(4) The design of the proposed addition includes a flat roof with a low
parapet, trimmed with red, barrel tile to match existing red, barrel
tile; Masonry walls with textured stucco to match the stucco of existing
building.
It is believed that the proportions of the proposed addition, as well as the choice
of materials and their use are sensitive to those of the existing residence en-
hancing an otherwise awkward aspect of the building. In this respect the addition
as designed can be judged a public benefit.
Since the amended Ordinance 270 does not refer to roofs for additions to flat -roof
residences, your approval of the proposed flat roof design for the proposed addition
to the existing flat -roof residence at 268 NE 102nd street is requested.
