The application was made in a manner consistent with the requirements of the Land Development Code of Miami Shores Village. 2. The applicant has not established substantial competent evidence as a basis for the relief sought. 3. The conditions on the property and the representations made at the hearing do not merit consideration and are not consistent with the requirements of the Land Development Code.
