This is one of the older homes in the Shores, and has been nominated for consideration as a historic landmark. The Historic Preservation Board has not acted on the nomination at the request of the property owner. However, the need to maintain the architectural integrity of the home is not dependent on its formal designation as a Miami Shores landmark. The purpose of the preservation movement is to encourage property owners to exercise proper care in remodeling all older structures to preserve those qualities that make them unique. Mr. Yates has exhibited extraordinary care in restoring this home. I have reviewed the plans and inspected the property and agree with the applicant that the proposed addition is designed the only way possible to maintain the integrity of the structure. To place the addition in any other area would seriously damage significant landscaping, alter the profile of the house, and destroy the natural ventilation that was a vital design element in homes of that period. The present structure was built to conform to the zoning code of its time, as was the home immediately to the east. To permit the extension of the structure along the present building line would maintain its historic profile and in no way have a negative impact on the surrounding area. Yates are requesting a variance in order to build a much - needed addition to make room for their expanding family at 553 N.E. 101 Street. We have reviewed their plans and are in support of the proposed construction. We have owned the neighboring home on the east at 561 N.E. 101 Street for the past 35 years. As we understand, the house in question was built, as was our house, in accordance with the zoning code of its time when the Village was platted for 50' rather than 75' lots. During the time we have lived here, the east side - setback of the house has posed no problem whatsoever. It is our opinion that the proposal to extend the addition from the east wall consis- tent with the existing structure is practical as well as aesthetical- ly pleasing. We have been very pleased with the efforts that Jim and Beryl have made to restore their home. They have been especially attentive to keeping with the original style of the building, as they intend to do with the proposed addition. We feel that the new addition, as has the work they have already put into the house, will not only increase their own property value, but will enhance the value of our property and maintain or increase the property values of the entire neighborhood. We, therefore, urge the Board to grant the requested variance as it is our opinion that the proposed addition is in keeping with the intent of the present zoning code and with the motto, "The Village Beautiful."
