(2) SURVEY OF PROPERTY The Owner shall provide a survey of the property, if necessary. (3) PLANS AND SPECIFICATIONS These specifications and accompanying plans are intended to co- operate and any work shown on the plans and not mentioned in these specifications, or visa versa, shall be done the same as if such work were both shown on the plans and described in the specifi- cations. The Contractor shall carefully compare and check all plans and figures and shall be responsible for accuracy of lay- out. In case of conflict between plans and specifications, the specifications shall take the precedent. (4) CONTRACTOR Where the word "Contractor" is used, it refers to the Contractor or contractors, for the erection of the building or any part of the building in accordance with this contract. (5) CONTRACTOR'S SUPERVISION The Contractor must personally, or by eompetent foreman, super- intend the building operations, during their entire progress. (6) LABOR AND MATERIAL The Contractor is to provide and pay for all labor, materials, apparatus, transportation, and everything else necessary for the completion and substantial execution of everything described, shown or reasonably implied in the specifications and the accom- panying drawings, except such items, the omission of which, is specifically noted. All material and workmanship to be the best of their kinds throughout. (7) RESPONSIBILITY FOR DAMAGES The Contractor shall be held responsible for the building from the date of signing the contract until the final acceptance of the building. He shall effectually cover, protect and secure the work under his charge and will be held responsible for all damages occurring to the work from any cause whatsoever. (8) LAWS AND ORDINANCES The Contractor shall be held fully responsible for the proper obsetvance of any state or city building laws, ordinances or reg- ulations. If the Contractor finds anything in the plans or spec- ifications, which in his opinion, does not conform with the require- ments of any of the provisions of the laws and ordinances aforesaid (8 continued) he shall notify the Owner at once, of such conflict so that cor- rection can be made. (9) ALTER .'?'IQNS Alterations shall be made only upon the written order of the Owner and the cost of alterations shall be agreed upon before said work is done. (10) RIGHT OF ACCESS The ()liner or his authorized representative shall be allowed free and unmolested access to all parts of the building at any and all times during the construction of the building. (11) REMOVAL OF RE IEC rED WORK AND MkTERI AL Any work or material that is not according to specifications shall be removed immediately. (12) WATER The Contractor is to pay for all water used in connection with this work. (13) CLEATNING UP Tne Contractor is to keen the building at all times, free from rub- bish and on completion is to remove all debris and waste material caused by operating under his charge, and leave the premises clean and the work complete and perfect in every respect. (14) INSURFLNCE Tna Co tr::ctor shall carry liability insurance covering all work done under his charge, - - -- - -- - 2 - (15) POSSESSION The 0z.ner shall not be entitled to possession of property until final payment is made to Contractor. (16) LIENS Before payments are made, the Contractor, if required, shall deliver to the Owner, a complete release of all liens covering payment to be made. (17) DISPUTES In case any dispute arises between the Contractor and Ov:ner on account of any of the provisions in the contract such disputes shall be settled by a board consisting of three persons, one to be appointed by each of the parties hereto and the third to be selected by the two so appointed, and the decision of any two of the board shall be final and binding on all parties. -3- (18) REJECTION OF BIDS The Owner shall have the right to reject any and all bids as he sees fit. (19) CLEANING SITE All trees, stumps, roots, etc., shall be completely removed and none may be left in the ground to dry rot or decay and all plants, growths, vines, etc., shall be cleared away Within the building lines by the Contractor. Level off the high places in the grade under the house and provide at least 1' -8" clear space between the bottom of joists and grade under the house and remove all wood and other debris. (20) STAKING The Contractor will stake out the foundation for the excavation and mason. The established grade above the present grade will be determined by the Owner. (21) EXCAVATING, BACKFILLING AND GRADING Excavate for all footings, piers, etc., of size and depth indica- ted on plans. Excavate wide enough so as to build wood forms on all sides, unless solid rock is encountered, in which case rock may be used for forms. No refilling shall be done under any foot- ings. Bottom of all excavations shall be leveled off to required depth. Where so directed, the Contractor shall backfill at walls and level off ground about building to new grades as shorn on plans, using good excavated material and solidly tamping same down. (22) REINFORCING STEEL All steel specified herein or shown on plans shall be new billet stock, and no substitution of size will be allowed. Foreign steel classified as structural grade will not be permitted under this specification. All reinforcing rods, ties, etc., if and as shown on plans and.. de- tails or specified hereinafter, shall be placed in the forms in the position called for. After steel has been placed in forms, care shall be taken to thoroughly wire tie, or otherwise mechanic- ally hold the same rigidly in position so as to prevent any dis- placement taking place when concrete is poured around it. (23) CONCRETE, CEPS ENT AND MASONRY MATERIALS All materials for all mason, concrete and other work in this build- ing in which cement, cement block, hollow tile, brick or concrete enters or is a part, shall be in accordance with the following re- quirements. CEMENT All cement to be approved American Portland Cement, which shall conform to the physical and chemical requirements of the "American Society of Testing Materials ". Cement is to be stored in a dry place and any sacks that show caking due to dampness shall be rejected. -4- SAND All sand shall be clean, sharp and free from salt and other organ- ic substances. The sana shall have fine and coarse particles well graded between upper and lower limits and of such consistency that the voids shall be reduced to the minimum. Sand for all cement finish shall be fresh water sand. LIME Hydrated lime of any commercial class and to conform to the current standard specifications of the "American Society for Testing Materials" shall be used. ROCK Crushed rook shall be of the best grade, washed free from crusher dust,marl, mud or organic matter. All aggregates for all portions of the cement work shall not exceed in size, particles greater than 3/4" in least diameter. These aggregates shall be well grad- ed from the above limit down to sizes not less in diameter than 1/4". MIXTURE All cement to be machine mixed in a batch mixer. The water used in mixing is to be clear, free from salt or organic materials and must be accurate in measure for each batch used, and the same must be uniformly supplied by exact measure to each batch. A competent foreman is to be in constant attendance at the mixer. CONCRETE Concrete for all work shall be of the following proportions: One (1) part cement, two (2) parts sand and three (3) parts rock. CEMENT FINISH Cement finish for all work shall be one -l) part cement and two (2) parts sand, troweled smooth. CEMENT MORTAR Cement mortar for all work shall be one (1) part cement, four (4) parts sand and one (1) part Hydrated Lime. STUCCO Stucco, if specified hereinafter or where shown on plan to be 5/8" thick applied in two coats, 1st coat to be one (1) part cement, two and one half (22) parts sand and ten (10) percent lime. Second coat to be one (1) part cement, two and one half (22) parts sand and five (5) percent lime. In second coat, add one (1) quart Sonneborn Hydrocite Waterproof paste for each bag of cement. After stucco has dried at least 48 hours, give two (2) coats of waterproof color wash, mixed in following proportions: Forty -five (45) gallons water; seven (7) gallons Sonneborn Hydrocite Water- proof paste, ten (10) pounds rock salt, two (2) bags hydrated finish lime and color as selected by Owner.
