General
• Application recommendations detailed on pages 17 -20 shall apply in addition to
the following recommendations and specifications.
Application of Roofing Membrane
1. Starti4 at the low point of the roof, lay one ply of GAFGLAS Base Sheet,
lapping each sheet 2 inches at edges and not less than 6 inches at end laps.
Nail along lap of base ply at intervals not to exceed 9 inches and stagger -nail
down center of sheet in two rows with nails spaced at 18 inch intervals in each
row. Use fasteners with integral metal heads atdeast 1 inch in diameter or
square that are recommended by GAF Materials Corporation or the deck
manufacturer. (See 'Special Instructions' below.)
2. Starting at the low pointlof the roof, mop three plies of GAFGLAS Ply shingle
fashion; lapping each sheet 27 inches over the preceding sheet; solidly mop-
ping to the underlying base sheet to provide four plies over the entire roof area.
Asphalt Requirements
Interply moppings of Roofing Asphalt must be applied in a continuous film and
shall consist of approximately 25 pounds per 100 square feet of roof area with
a tolerance not to exceed 20% plus or minus. The appropriate asphalt for the
slopes involved must be used.

General
Recommendations presented on pages 17 -22 shall apply in addition to the I
following application recommendations.
Application Recommendations
1. On structural concrete decks, insulation may be secured with Steep
Roofing Asphalt ASTM D312. Type III or the GAFTITE Fastening System.
If Steep Roofing Asphalt is to be used. the concrete deck must be
primed with Asphalt/Concrete Primer at a rate of 1 -2 gallons per
100 square feet and allowed to dry.
2. For steel decks, insulation must be mechanically attached throughout
the entire roof area. See "Suggested Insulation Fastener Patterns ".
page 8. or the current GAFTEMP Catalog and Factory Mutual Loss
Prevention Data Sheet 1 - for attachment patterns.
3. Starting at the low point of the roof• apply two plies of GAFGLAS
PLY 6 shingle fashion: lapping each sheet 19 inches over the preceding
sheet: solidly mopping to the underlying substrate to provide two plies
over the entire roof area. Steep Roofing Asphalt. ASTM D Type III,
must be applied at the rate of 25 pounds per square. plus or minus 20 %.
Over GAFTEMP Isotherm R an overlay of GAFTEMP Perlite or Composite
Insulation is required prior to the application of the GAFGLAS Ply 6 felts.
4. Starting at the low point of the roof surface. set the roll of RUBEROID
TORCH PLUS or TORCH FR in the course to be followed and unroll half
of the roll where practical. Position the membrane to provide a mini-
mum 3 inch side lap and a minimum 6 inch end lap. Using the propane
torch. apply the flame to the surface of the coiled portion of the roll until
the surface reaches the proper application temperature (approximately
350° F). The side lap and the end lap areas of the previously applied
sheets must also be heated to provide proper adhesion. The flame
should be moved from side to side and the membrane slowly unrolled
while pressing onto the underlying surface.. As the surface of the roll is
heated. it will develop a sheen. The generation of heavy smoke should
be avoided as it is an indication that the surface is being overheated.
When this half of the roll is secure. reroll the other half of the roll and
torch in place in the same manner. Particular attention should be paid to
burning off the release film on the selvage edge. A minimum of / inch
flow out of modified bitumen compound is required at all seams. Field
seams should not be troweled. At the 6 inch minimum end laps. suffi-
cient heat must be applied to the granule surfaced RUBEROID
Membranes to cause the granules to sink into the top surface coating to
assure a receptive surface for bonding to the overlapping next roll of
RUBEROID Membrane.

SPECIFICATIONS
SPECIAL NOTE: All work done under these General Specifications and specifications
for the various trades bound herewith shall be subject to all the rules and regu-
lations of the local building codes in effect in the location in which the build-
ing is to be erected, and to all the requirements of construction for buildings of
this class, as laid down by the Federal Housing Administration.
DRAWINGS: The plans as drawn and the accompanying specifications are to be the
basis f this contract and are to be of equal force. Any work herein called for
by these specifications although not shown on the plans, or any work shown on the
plans and not mentioned in the specifications must be considered as part of this
contract as if work had been both shown and specified. Parts of the work not
specially detailed shall be constructed in the customary manner for the class of
work, and so as to maintain the strength and complete the parts they compose.
Figures shall be used in preference to scale, and large scale drawings in preference
to those of smaller scale.
LIABILITY INSURAITCE: Contractor shall at all times during the progress of the
work, carry the y oorrect amount of Liability Insurance in accord with all local
existing laws and all of those of the Workmants Compensation Act of the State of
Florida.
SCOPE OF WORK: Contractor shall clear the lot for the building, and shall furnish
all labor, maEerials, transportation, fuel, energy, scaffolding and tools as are
required for the full and complete erection of the building as shown, and he shall
construct in the best and most workmanlike manner, a complete structure with every
thing incidental thereto, as shown on the plans, mentioned in the specifications
or reasonably implied therefrom.
PERMITS AND FEES: Contractor shall comply with all rules and regulations affeot..
ing his work and shall pay for all permits, fees, etc. as are required.
LAYING OUT OF WORK: Contractor shall locate the building on the site from the
dimensions given and shall be responsible for the accuracy of same. All set back
rules of the local building code shall be adhered to. Trenches shall be dug for
foundations to the levels shown, these trenches shall be level and free from
all refuse, batter boards shall be erected as required. Bottoms of footings to
be at least 6" below natural grade. Tops of footings to be at least 4" below
finish grade.
CLEAR SPACE UNDER JOISTS: Level off the high places in the grade under the house
and provide at least 17 4" shall be provided between the bottom of the girders
and the grade In case this minimum distance can not be obtained these girders to
be pressure treated or steam treated at the plant by an approved method of treating.
VENTILATION OF SPACE UNDER HOUSE: Provide suitable vents in all outside foundation
walls to properly ventilate the space under the house. Vents shall be placed at
locations that will be as shown, shall be 8 x 16" and shall be screened on the ins
side with hardware cloth or screen fabric nailed directly to walls.
BACKFILLING: After concrete has set in excavations for footings the contractor
shall fill in around walls and slabs to 3" under levels shown, making a neat slope
away from the building.
GRADING: Contractor shall do all rough grading and shall leave premises smooth,
1 ready for reoeption of top soil and landscaping.
TERMITE SHIELD.: An approved, continuous metal termite shield shall be used,
placed at the tops of all foundation walls and piers and around chimneys and fire..
places. The shield shall be neatly made of 28 gauge Toncan or Armco galvanized
iron and all joints Shall be soldered. Shield shall be extended to within 6" of
exterior face of wall, and be bent down at an angle of 45 degrees with an
extension of at least 3" from face of inside wall.
DRIVEWAY: Provide 2 wide cement driving strips, spaced 2t - 6" apart from street
to Porte Cochere as shown, reinforce with 440 road mesh. Cut down curb, and
provide radius splays as required.
WALK: To be a broken cement steeping stone walk.

Sheet 2.
CONCRETE LND MASONRY
GENERAL: This part of the work calls for all labor and materials for all plain
and enforced concrete work, all block work, brick work, cement floors, tile vents
and any and all other masonry work to fully complete the work as shown.
Cement shall be Portland cement, conforming to the current standard specifics
tions of the American Society of Testing Materials.
Sand shall be clean.. sharp, and free from foreign matter.
Concrete block shall mmet the requirements of the local building code, to be
8x8x16" and shall bear Underwriters label.
Broken rock to be clean, hard and sharp.
All vents to be as noted, and all to be screened.
FORMS: All forms shall be tight, straight and plumb, and shall be braced to
support all concrete until same has set, and forms shall not be removed until con-
crete has set thoroughly. Loads shall not be placed upon concrete until sufficient
strength has developed to support such loads.
EXTERIOR FOUNDATION?J!LLS: Walls carrying joists shall be 12" thick of poured
concrete or masonry and shall be made level by use of a continuous cement cap of
1 - 2 Portland cement mortar, minimum thickness of 2" neatly troweled.
DOOR AND WINDO. JAMBS: Caulk all frames as they are set with approved caulking
compound. Use Peoorawor equal, and test all openings for watertightness.
CEMENT MORTAR: Mortar for all masonry work shall be composed of 1 part cement and
3 parts sand
BATH FLOORS: Tile floors supported on wood construction shall have concrete under-
floor nofless than 3" thick. Boarding supporting the underfloor may be let down
between joists, but not to exceed 1 ". Chamfer top of joists.
CONCRETE SLABSs In no case will a slab be allowed on fill, where area of slab is
1 ft. In cases where area of slab is over 150 sq. ft. same may
be placed on fill* but in this case, vents shaft shall be constructed in accord
with F.H.A. requirements. Slabs to be reinforced with rods, or a minimum of 6.6.-
10-10 road mesh and edge of slab and slabs under load bearing partitions shall
rest on masonry bearing walls.
MhSONRY WORK: All block work shall be laid up true and plumb in a neat and work
manlike manner. Before setting and building any masonry materials into walls it
is to be carefully vret down, in order to prevent the too rapid suction of water

PLATES: Shall be anchored to beam, with 1/2 x 12" bolts. Use 2 x 6" plate and
bolt every 5 Set approved anchors properly placed in each of the concrete beams
to anchor each 4th ceiling joist and rafter. Partitions running at right angles
to joists to be anchored at cap plate with joist anchor.
SILLS: All sills shall be bolted to masonry walls with 1/2 x 18" bolts, bedded
firmly in the masonry and spaced not more than 6 apart. Poured concrete founds -4
tion walls to have sill anchor bolts installed not less than 6 apart, and shall
extend at least 8" into concrete. When piere constructed of masonry units are
used, the anchor bolts shall extend through the pier, into the concrete footing.
REINFORCING STEEL
All reinforcing steel shall be Medium Open hearth Steel and shall be free from
paint and oil. Slight rust will not be objectionable, but no steel shall be used
that shows a heavy rust or scale. Foundations to be as shown. .
All buildings shall have a continuous wall tie beam, placed at roof line, with
a depth of at least 12 ", reinforced with 4 - 5/8" rods, 2 at top and 2 at bottom
of beam.
All window sills shall be poured concrete of at least 6" depth by width of
wall, reinforced with 2 - 1/2" rods.
All window and door lintels must be reinforced concrete, using 2 - 5/8" rode.
All gables that have a span of 12' or over, or contain more than 25 sq. ft.
shall have a tie beam, not less than 8" high by width of wall, reinforced with
2 - 1/2" rods and anchored to tie beam with 2 - 1/2" dowels.
CONCRETE: Shall be 1 - 2 - 4 mix. The maximum of water to 1 sack of cement
shall be 6 gallons.
CEMENT FINISH: All floors so marked shall be 1" thick and mixed 1 part Portland
cement and 2 parts sand. Where color is called for it shall be integral.

GENERAL: Construct all forms for concrete and masonry work, and do all cutting
and patching as nay be required for the other trades to install their work.

WOOD FLOORS: To be Select Oak, Sand, fill, stain, give 2 coats shellac and 1
coat of approved floor wax.
TRIM To be Cypress orI hite Pine, provide base and shoe mould.
DOORS: Will be shown on door schedule. Screen all doors with #18 mesh bronze
wire, where screen doors are called for. Screen porches with same.
DOOR FRAMES: Interior and exterior door frames to be Cypress, Caulk against
frames when set and after stuccoing.
SHUTTERS: To be as designed and to be Cypress or Plywood as selected.
EXPOSED BELYZ : Any exposed beams to be Cypress of the sizes shown, and sheath—
ing to be 1 x 6" V groove Cypress of sizes V groove as shown.
CLOSETS: Shall be fitted with 1 x 3" hook stripmand 1" hanging pole. Shelving
to be as indicated, Linen closet to have 5 shelves. Finish of closets to be
same as that specified for adjoining rooms.
KITCHEN CABINETS: To be as detailed and to have slab doors.
MEDICINE CABINET: Provide and install a standard sized recessed type medicine
cabinet in each ath. Set botton_ line of cabinet 48" from floor at top of
wainscot.

METAL CASET.ENTS
All steel sash shall be Campbell Light Section, Hopes Holford or equal of the
sizes shown, and shall be installed complete with all required operating hardware.
All ventilators to be screened with 18 mesh bronze wire set in steel frames. All
sash to be set in mastic cement, plumb and level to the heights indicated and all
windows and doors shall be glazed with D.C. "A" glass. Glaze all steel sash in
accord with manufacturers directions. Back putty all door glazing. 4indows and
window frames: All window frames to be Lifsey pre -cast window frames.
CAULKING AND ;fEATHERSTRIPPING
All exterior frames of either wood or metal shall be hand caulked against
masonry or frame and where stucco is applied against stucco. Use Chamberlain or
Pecora or equal caulking compound.
Door schedule will show all thresholds and weatherstrips. ;here called for use
an approved threshold as manufactured by Chamberlain or equal.
ROOFING A;.:D SHEET METAL
GUARANTEE: All roofs and flashings shall be guaranteed to be watertight and perfeo'b
for a period of 3 years and Contractor shall make good without cost to Owner, all
leaks during that period.
COPPER WORK: All flashing and counter flashing where specified, or where usual or
required to make the work watertight, shall be 16 oz. hot rolled copper. All
chimneys and vertical masonry walls extending above roofs shall have step flashing
not less than 8" high and counter flashing lls.

FELT: All pitched roofs shall have 1 - 90 lb. slate surfaced felt mopped to the
sheathing, lap all joints at least 3" and mop well with hot asphalt.
ROOFING TILE: To be Cement Barrel Tile in color selected and shall be laid in best
approved manner. Vertical courses shall not exceed 12" on centers and each tile,
both cover and pan shall be lapped at least 3 ", leaving not over 15" of each tile
exposed to weather, Pans and covers shall be laid in cement, care being taken to
fill all openings between tiles.
LATHING AND PLASTERING
GENERAL: Furnish all labor and materials for all lathing, plastering and stucco
work to fully complete the job as shown.
SHEET ROCK: Shall be used throughout as a base for plaster. It shall be applied
in strict accord with manufacturers directions and shall be level and plumb.
TOTAL LATH: Shall be galvanized 3/8" mesh Clinton_ Cloth. Strip all corners and
bull noses with 12" strips. Lath eave moulds and elsewhere as indicated. Metal
lath shall be applied for all tile bases and where stucco is carried on studs, for
all tile wainscots and under all curved surfaces. Metal lath all arched openings
with 10" strips.
PLASTERING: Shall be 2 coat work of best grade Gypsum plaster, and shall be textur—
ed as directed. Kitohen and Bath to have smooth finish plaster, troweled smooth as
glass, free from all marks and discolorations. Balance of plaster shall be Art
Cement.
STUCCO: All stucco shall be 2 coat work, composed of 1 part cement and 2 parts
sand to whioh has been added io% Tiger Finishing lime or equal, and Sec waterproof—
ing in accord with manufacturers directions. First coat of stucco shall be well
scratched to receive second, and stucco shall finish 5/8" thick.

PAINTING
GENERAL: This part of the work calls for the finishing of all surfaces which are
to be painted or stained. All materials to be of trade marked brand, Kyanize,
Lucas, Pratt Lambert or equal and shall be brought to the job in the original con..
tainers and shall be used in strict accord with manufacturers directions.
WORKMAINTSHIP: 411 dust. dirt and all foreign matter shall be completely removed
from all surfaces before any paint is applied. :Tcodwork to be dry and free from
dampness during entire painting operation.. Woodwork. to be sanded smooth, all nail
holes and cranks to be puttied full and smooth and putty shall be stained to match
the color of any stained or varnished surfaces.
PRIMING AND BACKP4INTING: All woodwork to be painted shall be primed with lead and
oil paint, and awl trim shall be primed before plastering. Exterior wood frames
and window bucks shall be given a coat of Creosote on the back before erection.
The bucks of all cabinets to be given a coat of shellac before fitting.
EXTERIOR 'TOOThTORK: To have 3 coats of lead and oil paint in color selected.
INTERIOR WOOTTORK: Kitchen and Bath to have 1 coat primer, 1 coat lead and oil and
1 coat enamel finish. Balance of interior woodwork to have 1 coat primer, and 2
coats of lead and oil paint.
PLASTER WALLS AND CEILIiGS: All interior plaster shall receive 3 coats lead and
oil paint, in colors selected.
STUCCO: All stu000 shall have 2 coats approved waterproof paint of the following
formula: Mix well 2 bags finish lime, slacked for 24 hours, 6 gallons Sec watery
proofing paste, 12 lbs. table salt, color as selected. Mix well, add water to make
of a creamy thickness and inmiediately before applying to walls to each 10 qt. pail
of paint, add 3 lbs. "Thite Portland cement. Stir well, and keep well stirred while
using.
METAL SASIi: Shall have in addition to the shop priming, 2 coats approved metal
paint in color selected.
CEILING BEAMS: 1.Iay be painted or stained as Owner wishes.
CLEANING: Thoroughly clean all glass, fixtures,.and all paint spots from house
when work is completed.
ELECTRIC WIRING
GENERAL: All wiring shall be installed in striot accord with all rules and regula*
tions of the local building code, all those of the local Power and Light Co: "and all
those of the National Board of Fire Underwriters.
CONDUITS: Galvanized steel tubing shall be used throughout.
SERVICE: Shall be brought from the nearest point of the Power Co. lines to a loca—
tion at the panel box, °properly connected to same, and branches of correct size run
to all outlets as shoran. Install 60 or 100 Amp. switch meter test cabinet and
Frank Adams 6 circuit panel for lighting and power.
SPECIAL SERVICE: 4,here indicated on plans, provide such service as may be required

PLUMBING
GENERAL: These plans contemplate the installation of a complete system to be in-
stalled in strict accord with all local and State sanitary codes.
SEPTIC TANK AND SOIL PIPES: Provide and install a concrete Septic Tank of the size
required by the "code, and provide same with required disposal field. Lay a 4" soil
pipe from Septic Tank to all pipes draining from the house. Pipe to be first
quality cast iron of the weight known as standard and shall be laid straight and
true to grade.
WATER PIPES: All hot and cold water pipes shall be Wheeling galvanized steel. Pro-
vide andtings and run hot and cold water lines to all fixtures except toilet
and hose bibs, which will have cold water only. Bring in from the nearest point
of the Water Co., main a 3/4" supply pipe and run branches of correct size to all
fixtures as shown. Place all required shut off valves. Provide and install N.P.
sill cocks as shown and connect to cold water supply.
SOLAR SYSTEM: Provide and install, complete with all soldering, flashings,
connections to hot and cold water lines, and all work to make a complete Unit a
Giffon or Solar Water Heater Company solar system. Tank to be of 66 gallon
capacity and coil to be -;,8 coil.
