157 NE 101 StGE a• CONDITIONS ::A CONTRACT DOCUMENTS = The contract documents for this contract shall consist of: These Specifications, Architect's Drawings, "The Standard Form of Agreement between Contractor and Owner for Construction of Buildings," fourth editions, together with the "General Conditions of the Contract," Standard forms issued by the American Institute of Architects. Where any conflict occurs between the aforesaid General Conditions and these Specifications or the Architect's' Drawings, then the provisions of these Specifications and drawing° shall prevail. GENERAL CO'IT, ACTOR a Will pay for building permit only. Sub - contractors will pay for their respective permits. Owner will make all necessary deposits for electric, gas, water, and sewer. EXCAyATION A GRAD ING S UR 1 - Owner will survey property at his expense and contractor will furnish all necessary corner stakes and levels. YORK ON GROUND - Contractor shall do all the excavating and rough grading. He shall do finish grading.in front of lot only and leave ground ready for sodding. No work to be done on rear of building, except removing debris. STAKES A.D BATHER BOARBS - Lay out the building accurately and set ' such stakes, batter boards, etc. as may be necessary. GENERAL, EXCAVATION - Excavate for foundation walls, piers, columns slabs, and any other work indicated on plans. BACKFILS - Backfill around all masonary walls where necessary and where directed by Architect. All fill -in must be thoroughly puddied and brought to levels shown on drawings, and generally so graded as to drain water from building. FOUNDATIONS - All foundations will rest upon spread footings. Care shall be taken not to excavate any deeper than necessary, as all excess depths shall be filled with concrete, no dirt being allowed to bring bottom of footings to proper level. CON CRETR WORK CONCRETE - All concrete throughout the building shall be designed for designated strengths. The cement content, gradation of aggregate and water content for various predetermined strengths shall be rigidly adhered to. All teats required shall be rade at any time the Architect directs. PROPOItTIQNING OF CONCRETE - The proporation of materials shall be such as to produce a concrete that shall have specified strength and at the sate time work readily in all corners and angles of forms and around reinforcement with excessive puddling or spading. FINE AGGREGATE - Shall consist of clean, sharp sand and stone screen- ings free from all injurious matter. COARS! AGGREGATE - Shall consist of broken stones reasonably free from disintegrated pieces, slats or organic matter. No stone shall be larger than i WATER FOR COa1CNETE - Shall be clean fresh water, free from vegetable or decayed substances. STRENGTH OF CONCkETE - The minimum strength of 2,500. pounds per square inch in 28 days shall be required. 'T3EINFORCING STEEL - All reinforcing steel shall conform to the specifications of the American society for Testing Materials.' Deformed bars only may be.used. No bars showing large scales or rust will be alowed. *ONCRETI SLABS - Slabs shall be 4" thick and reinforced as shown on plans. Levels of finished floors and materials used for finishing .shall determine level of rough concrete. Garage floor shall be cast monolithically and troweled down to a smooth surface. Bathroom deafening shall be done in the usual way - (Chamber Joists and fill between the concrete to a depth of 3" below rough finish.) 1 a.42 - Troweled cement finish - Drive cement ribbons, t7ATERPROOF DAMPROOFING - Integral 1aterproofing'shall be Sec. ICOPL OF f.OR, Work to be done under this heading includes furnish- ing all labor, materials and equipwent necessary for the proper completion of all block and brick work shown on the drawings and reasonably implied and called for in these specifications. MATERIALS:- cgagx - Portland Cement of American Manufacture and shall ;'meet all requirements of the American Society of Testing Materials. LatiL. Shall conform with the standard specifications for lime of the American Society of Testing Materials. Rand. - All sand shall be clean, sharp freshwater, free from any vegetable or injurious matter. CEMENT MORTAR - Shall be proportioned 1 part cement, 3 parts sand and 10% lime. ' CONC RTTp BLOCKS - Shall be 4" x 8" x16" and 8" x 12 "x 16" And shall be certified by the local Board of Fire Underwriters. Al]. blocks shall be laid in full bed of cement mortar. Operating hardware shall consist of Getty Crank Type Operators and can Latch. Screen frames shall be made from aluminum and copper bearings open hearth steel. Screens shall be 18 mesh copper. Casements shall be bedded and pointed inside and out with mestic cement. Rage Two • bolts, fleshings, fleshings shall be set CARPENTRY SC L - Carpenters shall do all their cutting and fitting required he other craftsmen on the building and shall consult them at all times in regard to the proper construction to take care of their pipes, conduits, etc. They shall erect as shown on the plane and specifications all forms, framing, furring, finish work, in fact every part of the work that should come tinder the head of carpentry. SCAFFOLDS - Contractor shall be held responsible for all scaffolding required by all trades whether he sub- contracts any work requiring a scaffold or not. FORMS - Forms for concrete work shall conform to the shape, line, dimensions of the member as called for on plans. They shall be substantial and sufficiently tight to prevent leakage of mortar, and shall be properly braced or tied together so as to maintain position and shape and insure safety to workment and passerby. FRAMING I - All framing lumber shall be square and sound merchantable stock of sizes as shown on the plans or called for in these specifications, well seasoned and free from all large knots or other imps rfections which might impair its strength or durability. WALL PLATES - Wall plates shall be 2 x 6 #2 Common Yellow Pine, laid 'flat anchored every four feet with 5/8" anchors extending into the concrete lintels at least 12 ". JOISTS AUD RAFTERS - Floor and ceiling joints and rafters'shall be Southern Long Leaf Pine, sized as called for on plans, leveled and ,brought to perfect alignment. Cross bridge with 1 x 3 bridging once in every eight feet of unsupported joists. Double joists under any part,itflon running the same direction. Anchor joists in the wall or :bolt any girders where necessary. Treat the ends of all framing 'lumber coming in contact with maeonary with creosote. • SUB- FLOORING A'D ROOF - Lay sub -floor throughout the building in all roome with 1 x 6 0 Common Pine boards laid diagonally. Sheath the roof with 1 x 6 T & G Sheathing and in both cases nail at every bearing. FURRING - Provide and erect 1 x 2 furring throughout the building on the interior of all masonary walls to receive -lath and plaster. PARTITIONS - All partitions are to be formed with 2 x 4 or 2 x 6 studs placed 16" O. C. .wall spiked into place. Double studs around all openings. Use one 2 x 4 for sill and two 2 x 4's for plate. Bridge all partitions in their height. 1AIN ROOF Frame the roof on the building shown so as to properly drain all parts. Sheath as specified above and apply the roofing indicated on the plans according to manufacturers directions. INTERIOR TRIM GEOERAL - All interior finish shall be thoroughly seasoned Magnolia and Cypress. All finish to be .1" thick one member as detailed. FI I;�H FLOORING • The finish flooring where called for, unless shown otherwise shall be 2i" clear plain red oak. Flooring shall be driven up tight, blind nailed and all nails set. All floors shall be scraped and sanded to a smooth finish ready to receive finish. • No flooring shall be laid until all trim is in place and ready for the the last coat of paint. MISCELLANEOUS - Furnish any miscellaneous mill work required to make a complete job. PLASTERING LAT - All interior walls, ceilings and partitions shall be lathed w t h rock lath. PLASTERING - Plastering shall be two coat work. All interior walls and ceilings except as otherwise specified shall be plait *red using Acme Plaster or its equal. Manufacturers directions in regard to mixing shall be strictly complied with. A11 plastering to be brought out flush with grounga. All angles to be cut through to lath and finish coat in angles is to be marked with mitering tools. Round off corners at all arches A texture as selected by Owner shall be worked in all rooms except bathroom where a puttl finish coat shall be applied. PATCHING - All patching of plaster work required after other crafts men have finished their work must be done by the plasterer in a very neat manner leaving neither marks, cracks or stains at any point. STUCCO WORE PRE2A AT ION - Clean and wet all masonary wall before proceeding with' the stuccoing. STUCCO , • Exterior stucco shall be composed of an approved guaiity of high grade lime, Portland Cement and clear sharp fresh water sand. Stucco to be nixed in tight clean boxes. The stucco work Shall be applied in two coats. The first cot of mix shall be composed. of one part Portland Cement to two parts of sand to which. 10% hydrated lime has been aided. This coat ohall be applied directly to the masonary and other wall surfaces filling out all 'hollow places, brought to a uniform plane and scratched to receive second coat.
