We own the property at 269 Northeast 100 Street. We are presently attempting to install an in- ground pool and two new doorways leading from our home to the proposed pool. The unusual condition which affects our attempt is, as follows: a. The total width our lot is 75 feet. Our home occupies 45 of those feet ( in width). The home runs the entire length of the property, leaving us no back yard. This allows us a space of 30 feet by 75 feet of side yard with which to work (see diagram). b. We have designed a proposed pool which optimizes the proportion of the space with which we have to work. The unusual space factor alone has forced us to make certain concessions. We have minimized the width of our proposed pool to a very narrow 11 and a half feet. According to current code, we would be forced to place a pool of this width 6 and a half feet from the side of our home. We feel that this proximity is not only impractical but ultimately unsafe, keeping in mind that we wish to build two new doorways leading from the home to the pool area. By code, each doorway requires a landing of three feet and three 11 inch steps, forcing the last step of each doorway to be 6 inches from the pool's edge. c. We are requesting a two and a half foot variance, allowing us to place the pool eight feet from the side of our home. This variance would cause the water's edge of the proposed pool to be ten feet from our property line (as opposed to the twelve feet required by current code). d. We strongly feel that the addition of a $25,000 pool will greatly improve the value and beauty of our property. We also feel that with this improvement the need for additional access to the pool area from our home (via two new doorways) is imperative not only for the safety of our family but for overall practicality of pool usage. We believe that this variance would not be detrimental to the existing use of the property, nor would it be a disadvantage to our neighbor's situation, considering the fact that our neighbor's home is 25 feet from the property line referred to.
