(1) General requirements.
a. Driveways, parking spaces and ac-
cess aisles must be paved with as-
phalt, bitumen, concrete, or interlock-
ing pavers or bricks. Loose materials
such as gravel or mulch are prohib-
ited. A right of way covenant, signed
by the owner, is required prior to
paving on the right of way.
b. With the exception of single - family
dwellings, parking lots shall have
each parking space marked accord-
ing to the dimensions contained in
Illustrations #1 and #2 of the off -
street parking requirements. All re-
quired parking spaces shall be lo-
cated at grade level or above.
c. Temporary parking shall be allowed
on the swale /parkway provided that
no damage occurs to the grass and
landscaped areas and that parking
does not cover any portion of the
sidewalk .
d. Each parking space shall be paved
and accessible from a street or alley,
from an adequate paved aisle or drive-
way leading to a street or alley with-
out driving through any other space
except as may be provided for in the
code.
e. In all districts, the parking shall be
arranged so that there is no back out
movement into adjacent properties.
f. All driveways and access aisles shall
meet the safe site distance /triangle
of visibility requirements as noted in
Illustrations #4 and #5 of the off -
street parking requirements.
(2) Single - family uses.
a. Driveway /parking spaces on prop-
erty. For all single - family uses, drive-
ways and access aisles shall be a
minimum of 8' wide and a maximum
of 20' wide. All driveway areas, must
be a minimum of 10' from adjoining

property lines at all points. When
located in the rear and serviced from
an alley, access aisles shall not be ,
wider than 12' .All aisles must be 15'
from an intersection and must meet
setbacks as required in this division.
Circular drives may be up to 12'
wide. All paved areas in the front
yard must not occupy more than 50
percent of the front yard (pervious
area). All driveways on the property
that do not connect to a garage or
carport must be setback a minimum
of 5' from any building. Parking ar-
eas in the front and rear yard set-
backs must be a minimum of 10'
from each side yard property line.
b. Driveway/parking spaces on right -
of -way. Parking on the swale /park-
way may not serve as the only re-
quired parking for the use. Swale/
parkway areas may be paved if the
design is approved by the planning
and zoning director and the area to
be paved does not exceed 50 percent
of the parkway area on the particu-
lar front elevation (or side, if on
corner). All driveways on the right -
of -way must be a minimum of 5'
from the prolongation of the prop-
erty lines extended except where the
driveways meet the pavement where
a 2' flair is permitted on each side.
Each perpendicular paved area may
be up to 20' wide on the right -of -way
and only 8' on the property if a 2'
landscape strip is provided between
the driveway and sidewalk for 10' on
the right -of -way. The other portion
shall be equal in width to the drive-
way on the property. Two street trees
must be present. A circular drive up
to 10' wide may be approved. Trees
are not to be removed or •adversely
impacted as a result of parkway park-
ing. In order to pave any portion of
the parkway, a minimum of two 12'
shade trees must exist for each 75' of
frontage, or must be installed on the
right -of -way and be approved by the
