If there be no general contractor the owner will have seperate contracts with the various sub - contractors. 2. —These general conditions are an abbreviated form of the general conditions published by the American Institute of Architects for the use of the profession, and a copy of these general conditions is on file at the Architects office where it can be seen. All the articles of these A. I. A. conditions are to be included here. 3. A11 documents should be signed by the interested parties and signatures witnessed, so that in case of later dispute such drawings and specifications will be identified as the ones agreed upon to form the contract between owner and contractor. 4. —It is the intent of this contract that the owner not be liable for any fees permits etc., be- yond those mentioned below. The contractor (or sub - contractor) therefore pays all build - ing permits, state licenses, plumbing fees for laterals, street replacement, etc. — Federal, State and city charges for Social Security, Workmen's compensation, and insurance against claims for personal injury. The owner should ask the general contractor to show that these payments have been made so that he will know that he is protected. A. conditions. . -Any extra work or changes of any kind should be ordered by the owner in writing and any extra charges should be agreed upon before the work is done. The contractor shall keep a sanitary toilet on the site —The contractor shall keep a waterproof shed on the site for the storage of material. 9. :The contractor shall provide temporary water service and pay for same and also see that the plumbing contractor has made a water deposit in the owners name and paid for same, as part of his service. 10. —The contractor applies for any temporary electrical service and pays for current con- sumed during construction, the owner later making a separate application for service. 11. —All trades are to do their cleaning up but this is the responsibility of the general con - tractor and he should check this and turn the job over "broom clean." 12. —A11 disputes can be settled by a third disinterested party. This is discussed fully in article 40 of the A. I. A. conditions. 13. —There are various methods of making payments as work progresses. The method adopt- ed should be made a part of the agreement. Again this is explained fully in the A. I. A. conditions. As this work is not being supervised by the Architect, it is understood that the drawings are prepared in accordance with all building codes concerned —and that drawings and specifica- tions are complete and if carried out exactly the resulting building will be entirely satisfac- tory. However the architect can give no assurance that this will always be done and can therefore take no responsibility for the safety of the structure or for faults that may show themselves at a Iater date.
