SECTION 1524 HIGH VELOCITY HURRICANE ZONES REQUIRED OWNERS NOTIFICATION FOR ROOFING CONSIDERATIONS 1524.1 As it pertains to this section, it is the responsibility of the roofing contractor to provide the owner with the required roofing permit, and to explain to the owner the content of this section.. The provisions of Chapter 15 of the Florida Building Code, Building govern the minimum requirements and standards ofthe industry for roofing system installations. Additionally, the following items should be addressed . as part of the agreement between the owner and the contractor. The owner's initial in the adjacent box indicates that _-the' item has been explained. _1. Aesthetics - Workmanship: The workmanship provisions of Chapter 15. (High Velocity Hurricane Zone) are for the purpose of providing that the roofing system meets the wind resistance and water intrusion performance standards. Aesthetics (appearance) issues are not a consideration with respect to workmanship provisions. Aesthetic issues such as color or architectural appearance, that are not part of a zoning code, should be addressed as part of the agreement between the owner and the contractor. . 2. Renailing Wood Decks: When replacing roofing, the existing wood roof deck may have to be renailed in accordance with the current provisions of Chapter 16 (High Velocity Hurricane Zones) of the Florida Building Code. (The roof deck is usually concealed prior to removing the existing roof system): 3. Common Roofs: Common roofs are those which have no visible delineation . between neighboring units (i.e. townhouses, condominiums, etc.). In buildings with common roofs, the roofing contractor and/or owner should notify the occupants of adjacent units of roofing work to be performed. 4. Exposed Ceilings: Exposed, open beam ceilings are where the underside of the roof decking can be viewed from below. The owner may wish to maintain the architectural appearance, therefore, roofing nail penetrations of the underside of the decking may not be acceptable. The Florida Building Code provides the option of maintaining this appearance. 5. Ponding Water: The current roof system and/or deck of the building may not drain well and may cause water to pond (accumulate) in low -lying areas of the roof. Ponding can be an indication of structural distress and may require the review of a professional structural engineer. Ponding may shorten the life expectancy and performance of the new roofing system. Ponding conditions may not be . evident until the original roofing system is removed. Ponding conditions should be corrected. 6. Overflow scuppers (wall outlets): It is required that rainwater flow off so that the roof is not overloaded from a build up of water. Perimeter /edge walls or other roof extensions may block this discharge if overflow scuppers (wall outlets) are not provided. It may be necessary to install overflow scuppers in accordance with the Florida Building Code, Plumbing. 7. Ventilation: Most roof structures should have some ability to vent natural airflow through the interior of the structural assembly (the building itself). The existing amount of attic ventilation shall not be reduced. It may be beneficial to consider additional venting which can result in extending the service life of the roof. 7 c ner's /Agent's Signature Date Contractor's Signature CADOCI 'MC- Mmp'LOCAU- IVT.mp\UCTIOS IS:JAa Master Permit No. Contractor's Name Job Address 60 It& Low Slope ❑ Asphaltic Shingles Florida Building Code Edition 2002 High Veloci Hurricane Zone Uniform Permit A lication Form. The provisions of Chapter 15 of the Florida Building Code, Building govern the minimum requirements and standards of the industry for roofing system installations. Additionally, the following items should be addressed as part of the agreement between the owner and the contractor. The owner's initial in the adjacent box indicates that the item has been explained. Aesthetics - Workmanship: The workmanship provisions of Chapter 15 (High Velocity Hurricane Lone) are for the purpose of providing that the roofing system meets the wind resistance and water intrusion performance standards. Aesthetics (appearance) issues are not a consideration with respect to workmanship provisions. Aesthetic issues such as color or architectural appearance, that are not part of a zoning code, should be addressed as part of the agreement between the owner and the contractor. T /"l 2. Renailing Wood Decks: When replacing roofing, the existing wood roof deck may have to be renailed in accordance with the current provisions of Chapter 16 (High Velocity Hurricane Zones) of the Florida Building Code. (The roof deck is usually concealed prior to removing the existing roof system)... 3. Common Roofs: Common roofs are those which have no visible delineation between neighboring units (i.e. townhouses, condominiums, etc.). In buildings with common roofs, the roofing contractor and/or owner should notify the occupants of adjacent units of roofing work to be performed. • 4. Exposed Ceilings: Exposed, open beam ceilings are where the underside of the roof decking can be viewed below. The owner may wish to maintain the architectural appearance, therefore, roofing nail penetrations of the underside of the decking may not be acceptable. The Florida Building Code provides the option of maintaining this appearance. J 5. Ponding Water: The current roof system and /or deck of the building may not drain well and may . cause water to pond (accumulate) in low -lying areas of the roof. Ponding can be an indication of structural distress and may require the review of a professional structural engineer. Ponding may shorten the life expectancy and performance of the new roofing system. Ponding conditions may not be evident until the original roofing system is removed. Ponding conditions should be corrected. - Si*. 6. Overflow scuppers (wall outlets): It is required that rainwater flow off so that the roof is not overloaded from a build up of water. Perimeter /edge walls or other roof extensions may block this discharge if overflow scuppers (wall outlets) are not provided. It may be necessary to install overflow scuppers in accordance the Florida Building Code, Plumbing. A . R 7. Ventilation: Most roof structures should have some ability to vent natural airflow through the interior of the structural assembly (the building itself). The existing amount of attic ventilation shall not be reduced. It may be beneficial to consider additional venting which can result in extending the service life of the roof. 4„e Owner's /Agent's Signature CMOCCM C- Ikmp`LOCALS- PTcniA[CTIO\ 157.4.da f / // / ba- Date Contractor's Signature ;1 • MIA AMilOADE APPROVED: 08/23/2001 11s09S000I1pc200011ce rnplaceslnodce acceptance cover page.doc Internet mail address: postmastcr@buildi • PRODUCT CONTROL NOTICE OF ACCEPTANCE Tamko Roofing Products, Inc. 220 West Fourth Street Joplin ,MO 64804 RECEIVED SEP 0 4 2001 MIAMI -DADE COUNTY, Fl METRO -DADE FLAGLER BU BUILDING CODE COMPLIANCE METRO -DADE FLAGLER 1)t. 1411 WEST l'I.AGLER S'rRI I:I'. 5111 MIAMI. Recommended Prooeduresfor Applying Insulation Otasrst Dwearappy roof Insulation and roofing until all other work trades heve completed Jobs that moults then to traverse the deck on toot or with equipment. A vapor retarder (membrane type) coated lightly with asphalt may be spelled to proteot the Inside of the structure before the final roofing le installed. Before the aPppfcatlon of Insulation, this_ vapor retarder should be anfuly repilyd, It is recommended that Insulation 1)e applied In mars than one layer, If feasible, with jolntt staggered between layers. The roof Ineu• latton must be firmly attached to the dick. Do not deform them. The roof insulation muss be firmly attached to the deck, (See Ind!• vidual root deck specification.) Storage of Roofing Materiels F Doke must be designed to drain freely with sunlClent audit pieced and installed to promptly and thoroughly remove water from roof. Rooting should not be spelled over wit Mutation. Any insulation that has become wet or damp must be removed and replaced. Mechanical Fasteners Mechanical attachment of Insulation to the roof deck Is tre preferred method of Installation whenever practical and Is requires cy GAF and FM on steel decks. GAFTITEe Fasteners may be used to fasten GAFFEMP° Ineulstlona to most roil dsoks Inclunlno steel, wood, and concrete. Where GAFTITE Fasteners are employed, they must be used at the minimum rate to achieve FM 140. Refer to GAF's GAFTITE Fastener brochure for more Intormatlon. Insulation Attachment wnh Asphalt Where asphalt Is used to attach Insulation, Le., the seconc layer of Insulation, over concrete decks, etc., ASTM 0.312 Type Hi or IV asphalt Is to be used. A maximum board site of 4 feet by 4 feet Is to be used It the Insulation is to be adhered in asphalt, Application over Steel Decks The steel deck installation should conform with FM's recommenda• stone. AAppptlatlon Over Concrete or Other No114111 bas Duke Tftis recommendation Is for Installing GAFTEMP' Insulation over any non•nallable etruoturai deck, except steel. Precast and poured con- crete decks require priming, (see GAF GAFGLA8' Built -Up Roofing Specifications for details,) If precast concrete decking Is used, asphalt mappings must be held bank a minimum of 4 Inches from all Joints, insulation should be applied with long Joints running continuously and short Joints staggered. Prime all masonry surfaces with GAF Aephan/Concrete Primer and allow to dry thoroughly. Solidly mop each board of Insulation In a continuous mopping of hot steep asphalt applied at a rate 0125 pounds (plus or minus 20 %) per 100 square feet. When multiple layers of insulation are used, the second and succeeding layers should be Installed In a continuous mopping of hot steep asphalt at the rate of 25 pounds (plus or minus 20%) per 100 square feet, and4Olnts staggered In parallel courses as well as between Isyere. GAFTITur014 Fasteners may be used In place of the steep asphalt to secure the first layer of Insulation to a concrete deck. Install GAFTITE Fasteners as required to achieve FM 1.50 or I-90,11 specified. Application of Insulation In Cold Weather Care must be taken to Insure adequate adhesion when Insulation Is being mopped during cold weather. If adequate adhesion cannot be achieved, mechanical attachment should be considered or delay the lob untll weather oondltlons permit proper application of roof insula- tion. Asphalt Pleating of OAF Asphalts Fleld experience has Indicated that proper temperatures In the kettle and at the time of application are essential to obtain a satisfactory roof, It has been established that kettle temperatures In excess of those indicated below may result In changes In the asphalt while tem- peratures below the specified minlmum can result In lack.of adheslon. Every effort should be made to maintain the temperature limitations Indicated below, It Is essential that the foreman of the roofing crew be provided with an accurate thermometer to check temperatures at the kettle and at the time of application. Prolonged heating of GAF Roofing Asphalts at 500° F or higher may cause changes In their physlcal properties whloh can affect roof membrane performance and must be avoided, Unless GAF Roofing Asphalt le being continuously used, the temperature of the kettle should be reduced to prevent these changes. Application Considerations Recommended kettle and Special Rooting Bitumen Kettle Point of Appllcatlon Plat Roofing Asphalt Kettle Point of Appllcatlon Steep Asphalt Kettle Point of Appllcatlon HT Steep Asphalt (High Temperature) Kettle Point of Appllcatlon uphalt application temperatures; ASTM 0-312, Type I - Not over 475° F • EVT, but not less than 350° F ASTM 0 -312, Type II -Not over 500° F -EVT, but not leas than 350° F ASTM D -312, Type III - Not over 600° F •EVT, but not less than 400° F ASTM D -312, Type IV -Not over 500° F - EVT, but not less than 400° F Safety Note: Asphalt should be heated to provide the EVT at the time of application, but should not be heated above the final blowing tem- perature or the flash point of the asphalt. Note: GAF supports NRCA'e position of two EVT temperatures; one for mopping applications and one for mechanically applied asphalt. For mop applications, the asphalt's optimal viscosity Is 125 centipoise at the asphalt's EVT. For mechanical application, it Is preferred that the asphalt's viscosity be 75 centipoise at the asphalt's EVT, Asphalt will be heated to a higher temperature when used In a mechanical asphalt application relative to hand mopping the asphalt. Appllcatlon of Asphalt Low density roof decks and Insulation material tend to absorb the bitumen. It Is Important that the layer of bitumen used to secure elther the Insulating material to the roof deck or the first ply of felt In the roof system be applied In sufficient quantity to assure adequate adheslon. Interply moppings of GAF Asphalt must be applied In a continuous film and consist of approxlmately 26 pounds per 100 square feet of roof area with a tolerance not to exceed 20% plus or minus. The appropriate asphalt tor the elopes Involved must be u9ed. On slopes up to 1 /1 inch per foot, Flat ASTM Type II may be used\ except In Florida, Texas, New Mexico, Arizona, and California. Nailing of Base Sheet • Appfiaation Considerations All railing must be done through metal ape or with acceptable nails with attached 1 Inch square or round metal caps. 'The proper nail or fastener must be selected In accordance wlth the recommenda- tions of the deck manufacturer or as recommended for specific type decks In this manual. The fastener used must hive a minimum with• dmwal strength of 40 pounds. Some bucking of the base sheet may occur during its Installation 111118 not permitted to relax suiflciently. The bus sheet must be unrolled and allowed to relax before futening. It is suggested that the bue sheet be stretched just prior to nailing. This is usually accom- plished by a shuffling motion of the feet of the mechanic Installing the sheet lust ahead of the nailing, Nall along the side lap of the base ply at Intervals not to exceed 9 inches and stagger -nail down the center of sheet in two rows with nails spaded at intervals not to exceed 18 Inch. es In each row with each row 12 Inches In trom the edge of the sheets. Alternative nailing patterns must be approved by a GAF Technical Services Manager, installation of GAFOLAS• Ply Felts The application of roofing membrane mill oommence at the low points of the roof, Application will not be accepted if at any point the •flow of water Is against the laps. The phased *pollution of buktt•up roofing membranes Is not acceptable. This means all board Insulation and plies of membrane to be Installed In a given area must be completed and watertight at the end of each work day, Any water cut offe must be competely removed before resuming work. Appllcation of plies normally proceeds shingle fashlon, lapping each sheet over the preceding sheet 27'h Inches, 24% Inches, or 19 Inches, depending on the number of plies. The headlap should be nominally 2 Inches; at no point should the headlap be less than 1 inch. Glass felts should be allowed to unroll evenly without constant correction, orfishmouths and buckles may develop; such Irregulari- ties should be Invaedltteiy out out and repaired before proceeding. If the roll starts to run off, It should be cut off and restarted. All rolls should be rolled and broomed in place Immediately behind the mop and firmly embedded Into the hot mopping. Grooming should be done, from the unmopped side of the roll rather than walk- ing directly behind the roil. Dragging the broom Is suggested rather than pushing, Excessive traffic and equipment ehOuld also be kept off the completed plies until the asphalt has set In order to avoid the dis- placement of the asphalt. Cut off all felts a nominal 2 Inches above the tap of the cant at walls and vertical surfaces. Fleshing Recommendation Gsnarel Application The Juncture of the roof deck and a vertical surface is probably the most vulnerable moisture Infiltration point on any roof. Cants must be provided st this Junction on all GAFGLAS roofs. Cants must be firmly attached to the angle between the roof deok and the vertical surface by the contractor prior to commenoemsnt of roof membrane application. It Is essential, before selecting a particular fiashing specification, that many factors be considered In order to assure the optimum trouble - fres Joining between roof deck and vertical surface. Until recently, bus Whinge have been constructed with ply felts and special heavyweight flashing felts. However readily available modified bitumen membranes have proven to be excellent flashing materials. RUBEROID' and RUBEROID PLUS Membranes are very well suited for flashing details due to their Inherent flexibility and elan• Batton characteristics. The application of RUBEROID flashing con- structions must follow the Installation of roofing felts, but precede the application of any surfacing materials. As with GAFGLAS flashing Moils, the RUBEROI0 flashing constructions must be mechanically attached at the top edge of the flashing :1 Inch diameter or square metal capped nails Installed on a maximum of 8 Inch centers Is required for flashing heights up to 12 Inches. Above 12 Inches flash• Ing height, the RUBER010 fleshings must be nailed off at a maximum of 4 Inch centers. All fleshings should be a minimum of 8 Inches above the roof at the bus of the flashing, GAFGLAS fleshings are limited to a maxi- mum height of 12 Inches while RUBEROID fleshings are limited to a maximum height of 24 Inches. If walls or other vertical surfaces to be flashed are metal or masonry, suitable nailing strips may be provided to nall off the base flashing at the appropriate height above the roof level, otherwise, appropriate fasteners must be used, Masonry surfaces to receive flashing shall first be coated with GAF Asphalt/Concrete Primer and allowed to dry thoroughly. Meta Flanges All metal flanges must first be primed with GAF Asphalt/Concrete Primer and allowed to dry thoroughly before felt stripping is applied. Metal flanges, such as gravel stops, must be set in GAF Jetblak FLASHTITE' Cement, on top of the completed roof and stagger nailed at 3 Inch Intervals Into woodnaliere or nailabie decks, Never nail Into Insulation. These flanges must then be stripped In with 2 or more piles of GAFGLAS Felts and mopping' of asphalt or trowellings of FLASHTITE Cement. GAFGLAS Ply 4, PLY 8', or Flashing may be used. The first ply must cover the entire flange and extend at least 4 Inches onto the root. Subsequent stripping piles must cover the entire flange and extend at least 4 Inches past the prevlous stripping ply onto the root. The top ply Is then surfaced in the same manner as the rest of the roof. Under no circumstances are flanges to be Installed under or between piles. (See "Typical Construction Details' on pages 56.58.) RUBEROID Membranes may also be used to Clash metal flanges. First, prime the flanges with GAF Asphalt/Concrete Primer and allow to dry thoroughly. One or two plies of RUBEROID flashing of suff'. clent width to extend at least 4 Inches past the edge of the flanges onto the root, may be used. Mop applled RUBEROID flashing can be installed In moppings of GAF Steep Asphalt Type Ili or IV or In GAF FLASHTITE Cement. Torch applied RUBEROID flashing should be torched, preferably away from the metal flange, and then applied. Direct torching to light metal flanges may char the primer and warp the flanges, resulting In an interior bond. At the eaves or edges of gravel or stag surfaced roots, where metal gravel -stops are used, they must have beads not less than' /. inch nigh. They must be nailed Into wood nallers at staggered 3 inch inter• vats and stripped In.
