SPECIAL NOTE.- The "General Conditions of the Contract ", fourth edition issued by the American Institute of Architects, shall form a part of this specifications and shall govern all work except where modified herein. Copies of "General Conditions of the Contract" are on file and may be referred to at the office of the Architect. 1 -02. GENERAL INTENT.- It is the declared and acknowledged intention and meaning to provide and secure a one story cement block stuccoed dwelling house complete as shown on drawings and as specified herein. The building shall be erected on location noted on title page. 1-03. DRAWINGS AND SPECIFICATIONS. - A. - Interpretation. - The Architect's interpretation of the drawings and .specifi- cations shall be final. In case of difference between small and large scale drawings, the large scale drawings shall take precedence and in case of difference between drawings and specifications, the contractor shall procure proper instruction from the Architect before proceeding with the work. B. - Drawings Furnished - The Architect shall furnish to the contractor six com- plete sets of plans and specifications and three copies of each detail drawing. Should additional copies of plans or details be required, the contractor shall be charged with them C. - Ownership - All drawings and specifications are the property of the Architect and shall be returned promptly at the completion of the building. 1 -04. BIDS.- The owner or his A reserves the right to reject any, or all, bids, and to select the successful bidder as he sees fit, regardless of whether or not he is the low bidder; he also reserves the right to substitute in any sub- trade, price to be adjusted accordingly. 1 -05. EXAMINATION OF SITE. - The Contractor shall visit the site of the proposed work and familiarize himself with the location and conditions affecting the progress of the proposed work. No additional allowances will be granted because of lack of knowledge of such conditions. 1 -06. ORDINANCES AND REGULATIONS.- All requirements of local and State ordinances and regulations relating to building and the preservation of public health and safety, shall be observed by all Contractors. 1-07. PERMITS.- The General Contractor will procure and pay for general building permits. Special permits shall be taken out and paid for by the Contractor for such work. 1 -08. INSURANCE.- The owner will sign with the General Contractor the Standard Form of the A. I. A. - "Contract between Owner and Contractor ", which will stipulate that the Owner will maintain and pay for fire and tornado insurance in proportionate amounts as the work progresses. The Contractor must maintain and pay for workmen's compensation and liability insurance and contingent liability insurance, which will thoroughly protect both the Contractor and the Owner from any claim for damage or injury by anyone during the process of this work. 1 -09. PROTECTION OF PROPERTY.- The Contractor shall erect necessary boxing for trees, . shrubbery, etc., erect fences and walks and maintain warning lights where necessary at night. He shall maintain adequate . protection of adjacent properties as provided by law. 1 -10. TEMPORARY BUILDING.- The'Contractor shall provide temporary office, storage shed; tool shed, etc., as. necessary to maintain job office and store materials and equipment out of.the weather. 1 -11. SANITARY CONVENIENCES.- The. Contractor shall erect temporary earth closet for the workmen on the job, and maintain it in a clean, orderly condition at all times. At the completion of the work he shall remove same and its contents. ;1 -12. WATER. = soon as.practicable the Plumbing Contractor shall make a service,connect- ion to water main in street and run permanent'service line into property. The General 'Contractor shall have meter installed and.pay water charges for construction purposes. 4 -15. EQUIPMENT.= The Contractor shall furnish all equipment necessary to properly ;expGdite'the. work. `1 -14. MATERIALS.- All materials that are to be furnished hereunder shall be the best of their kind as specified, subject to approval,of Architect. Contractor. EXTENT OF. WORK.- This work includes all necessary. earth and rock excavation fill- ing and back - filling, rough and finished grading necessary for footings, foundations, walls, terraces, etc., shown on plans. The Plumber shall do all excavating and back - filling necessary for his work. 2 -02. CLEARING OF SITE. - The General Contractor shall clean the entire building site of all brush, rubbish and all other objectionable matter. Do not cut down any trees without first consulting the Architect. All trees within area of building walls shall be trans- planted on plot where directed by the Architect. • 2 -03. EXCAVATING.- The Contractor shall do all earth and rock excavating for all footings and under- parts of the building and wherever required for the construction of buildings . to depths asrshown or. specified. 2 -04. FILL AND BACK FILL.- All earth used for filling and back - filling shall be clean and free from rubbish, vegetables or other objectionable matter. All filling or back - filling when placed shall be puddled or tamped. Fill and back -fill to proper levels for all tile and cement floors, side walks and runways. 2 -05. GRADING.- This Contractor shall all or Excavate as necessary to bring the finished 'grade to. levels shown on the drawings at the building line. From these lines the fin- ished grade shall be worked to meet the natural grade at a point ten feet from the building in all directions. Surplus fill may be left on the lot for grading by the landscaper if so directed by the Architect. SECTION 3. - CONCRETE & MASONRY. 3 -01. EXTENT OF WORK. - This part, of the Contract included all material, labor, ejuient and scaffolding for .plain and reinforced concrete work, cement block work, brick work, cement floors, tile vents, and all other miscellaneous masonry necessary for the complet- ion of the building as shown on drawings. 3 -02. MATERIALS. - A. Cement - Shall be Portland Cement conforming to the current standard specifications of the American Society of Testing Materials. B. Sand - Shall be clean, sharp and free from any foreign or deleterious matter, and shall be well graded from coarse to fine. C. - Broken Rock - Shall be clean and hard of sizes shown on drawings. D. Concrete Blocks - Shall be of approved mixture and texture, cured at least eight days ih the shade and kept well dampened. No cracked blocks shall be allowed. Blocks shall comply with the requirements of the local building code, and shall be 8" x 8" x 16" bearing Underwriter's label. Harper E. Common Brick - Shall be sound, thoroughly hard burned, of standard size free from defects and shall be whole and new. F. Fire Brick - Shall be made sound, hard burned fire clay bricks. G. Cement Brick - Shall be well cured hard and of standard size. H. Flue Linings - Shall be standard terra cotta flue linings of sizes shown. I. Water - Shall be from City Main. J. Exposed Brick - Shall be old red brick, sound and thoroughly hard burned. 8 -03. STRUCTURAL CONCRETE,- Grade beams, wall columns, tie beams, etc., shall be of rein- forced concrete as shown on the drawings. Concrete shall be mixed in proportions of one cement, 2� sand and 32 rock.. Aggregate shall be clean and graded from all matter that, in the opinion of the Engineer, is deleterious to concrete. Water from City Main. 8 -04. FORMS.- All concrete shall be completely formed and none will be poured in contact with earth or sand. 3 -05. REINFORCING STEEL.- All steel for concrete shall be new intermediate grade, correctly fabricated, placed and held rigid in place. 3 -06. SUB - FLOORS.- First floor, where shown, shall have 4" concrete slab on fill reinforced with 3/8" rods on center both ways. All slabs shall have water proof paper under same. The finish of sub - floors shall be sufficiently low to provide setting be for tile stone, etc. 3 -07. FINISH CEMENT FLOORS.- All floors or surfaces marked 'Cement" shall be trowed smooth with proper pitch as called for on drawings. Cement floors in service porch and screened porch shall have colored cement finish. All colors shall be integrally mixed color to be selected. 3 -08. CEMENT MORTAR.- Mortar for all masonry work is to be composed of one part cement and three parts sand and be integrally waterproofed with "Hydratite ", "Sec ", "Medusa Mix" or "Crystex" and shall be mixed in proportions as recommended by the manufacturer. 3 -09. MASONRY WORK.- All cement blocks shall be laid up true and plumb, in a substantial and workmanlike manner using cement brick for filling where necessary.Before setting and building any masonry material into walls it is to be carefully wet down in order to prevent the too rapid of a suction of the moisture from cement mortar. All the above work shall be laid up in full cement beds, carefully filling the vertical joints. All exposed block shall have joints wiped with gunny sack. 3 -10. CHASES AND WALL SLOTS.- All soil, water or other pipe to be changed in tile or con- crete block walls, must be built in by the Mason as the work progresses and not to be cut in later. Mason shall build in these slots where directed by the Plumber. 3 -11. MISCELLANEOUS IRON.- This Contractor to furnish and install all miscellaneous iron to fully complete with the work, such as angle lintels, joist anchors, hangers, etc., where required. 3 -12. FIRE PLACES AND CHIMNEY.- The Living Room fireplace shall be constructed in the best manner . using fire brick under bed and linings and terra cotta flue lining of dize indicated on, plans. Fire brick shall be laid flat in straight lines using clay mortar. Smoke chamber shall be constructed of common clay bricks. SECTION 4. - STEEL WINDOWS. 4 -01. GENERALREQUIREMENTS. - All windows throughout shall be steel windows as manufactured by the Detroit Steel Products Company Type Fenestra. Fenwrought as noted on elevations Harper 4 -01. REQUIREMENTS * Cont'd. or plans. All ventilators shall be equipped with #18 mesh bronze wire screens set in steel frames. Hardware shall be bronze finish with die cast adjuster housing and type "D" operat- ing and locking handle. Adjuster housing shall be mounted on steel plate securely welded to window frame. All windows set in wood bucks furnished by others; no fins required. See details of jamb conditions. 4 -02. ERECTION.- This contractor shall erect all sash and shall instruct masons how to oorrectly prepare the rough openings and be responsible for same. All sash shall be true and level, to heights as shown on all four sides of each - inside and outside. SECTION 5. - CARPENTRY & MILLWORK. 5 -01. EXTENT OF WORK.- The work under this contract includes all rough carpentry and fram- ing, and finished carpentry, interior and exterior millwork, and all such other work as can reasonably be implied as belonging to carpentry, as shown on drawings and as herein called for. 5 -02. QUALITY OF WORKMANSHIP.- All work that is to be done under these specifications shall be done by mechanics and artisans skilled in their respective trades, in order to produce first class construction and installation of the work. Mediocre workmanship will not be acceptable to the Architect. 5 -03. TIMBER.- The whole of the timber used throughout the house to be the best of its respective kind, new lumber, thoroughly dried, full and square to dimensions noted on plans, well seasoned and free from large knots, shakes, sapwood or other defects. Creosote all of under floor timbers and ends in masonry as directed with creosote heavy enough to cover the grain of the wood. 5 -04. ROUGH HARDWARE.- This Contractor to furnish all necessary rough hardware in connection with his work, such as nails, screws, bolts, anchors, straps, ties, as distinct from finished hardware. All nails for exterior work to be galvanized and screws brass. Carpenter is to work with mason in connection with placing and setting of bolts, anchors, straps, ties, etc. 5 -05. FINISHED HARDWARE.- All finished hardware shall be furnished under a cash allowance but shall be accurately and neatly set by this contractor, Before painter starts his work all hardware shall be completely set, then removed, marked stored away until after the painting is completed, then carefully, accurately and sdcurely re -set after painting is entirely finished. 5 -06. CUTTING AND FITTING.- This Contractor shall do all cutting and fitting of timbers to fit special conditions required for installation of equipment, etc. 5 -07. PROTECTION OF WORK.- Cover and protect with boards, sills, steps, ornamental work, door and window jambs and sills and all other work from damage of any character. Cover with heavy building paper and protect and keep clean all finished floors until the completion of the building. Protect all trees with sheathing secured to trunks where they are in danger of damage. 5 -08. FORMS AND CENTERS.- Build and set wood forms and centers for all plain and reinforced concrete work and brick, stone and plaster arches required in accordance with plans and details and necessary for the construction of the building or wherever else required for any part of the work. All concrete shall be completely formed and none poured in contact with earth off; sand. All wood forms shall be removed. Harper 5 -09. FRAMING.- Studding throughout shall be No. 2 Yellow Pine properly sized and spaced' 16" o.c. Place single plate at top and bottom of non- bearing frame partitions, and double at top of those carrying joists. Bathroom partitions at ends of tubs not to be erected until tubs are in place. Furr. all exterior masonry walls not shown otherwise with 1" x 2" felt under all studs on first floor slab. See drawings for furred ceilings and finished ceiling heights. All studs shall be doubled at all openings. Heads to be doubled for small openings.and for large openings to have beams for lintels of sufficient size to properly carry the loads imposed. Floor and ceiling joists and roof rafters shall be No. 2 Yellow Pine. Floor joists under all partitions are to be doubled. Beam ends in masonry walls to receive heavy coat of Celcure Sol penetrating preservative. All ceiling joists in roof construction to be full length and to be securely spiked to rafters and set to ties, and where ceiling heights are below plate heights, they are. to be hung from these cross. ties. Cross bridge all joists 1" x 2" strips using one row between bearing 12 feet or under and two rows for spans over 12 feet. Exposed beams in living room and'dining room shall be of sizes shown of #1 Common Pine . 5 -10. SHEATHING.- All roof surfaces and floor joists are to be solidly sheathed with 7/8" x 6" T & G No. 2 Yellow Pine Sheathing, solidly double nailed at bearings. Sheathing over living room and screened porch shall be #1 Common Pine V cut of Random Widths. 5 -11. EXTERIOR WOODWORK.- All exterior woodwork shown or detailed to be of No. 1 Common Pine as called for. 5 -12. WINDOW BUCKS. - Furnish and install 1 -3/4" x 3;" Cypress bucks ad detailed for all sash 2" x 4" timbers to be cut diagonally in half each timber makes two bucks. 5 -13. CAULKING. - The exposed perimeter of all exterior openings are to be caulked with gun type caulking compound. This includes around a.11,edges of timber stucco walls throughout. 5 -14. DOOR FRAMES.- All door frames shall be of clean Cypress as detailed. 5 -15. DOORS.- All exterior doors shall be of clean Cypress,interior doors shall be fir. All doors shall be mortised and tennoned, detailed as shown on door schedule. Glazed doors shall be fitted with wood stops. 5 -16. INTERIOR WOODWORK. - All interior woodwork shall be clear Cypress. Door trim shall be one piece moulded. All finished millwork shall be sanded at mill. 5 -17. CABINETS.- Provide kitchen, living room and bar cabinets as detailed of clear Cypress slab doors made up with waterproofed glue. 5 -18. CLOSET FITTINGS.- All closets not shown otherwise shall be fitted with two shelves, clothes pole and shoe rack, where indicated. Shelves shall be supported on moulded shelf seats. Clothes pole shall be 1 inch galvanized water pipe with galvanized sheets at wall. Harper 4 5 -21. SCREENS.- Screens of exterior doors shall be 1 -1/8 inches thick of clear Cypress with wired 18 mesh bronze wire screening. 5 -22. M1DICINE CABINETS.- See Cash Allowance - to be set by Contractor. 5 -23. WOOD FLOORS.- Wood floors where called for shall be #1 Common Oak Strip flooring nailed to sub- flooring. Provide heavy building paper under all finish flooring. All wood floors shall be machine sanded until smooth. Treated with one coat stain. Color as directed by the A One coat filler and one coat of wax. 5 -24. LINOLEUM FLOORS.- Kitchen floor shall be covered with Medium Gauge Linoleum,color and pattern as directed by Architect. See Cash Allowance. SECTION 6. - ROOFING & SHEET METAL WORK. 6 -01. EXTENT OF WORK.- This part of the contract included material, labor and equipment for all tile roofs, sheet metal work, leader connections and fleshings of all discription for house. All work shall be watertight at completion. 6 -02. FELT.- The entire roof shall be covered with a 90# slate surface Genasco Roofing Felt as manufactured by Barber Asphalt Company, being careful to stagger all joints. Felt shall be applied to have at least 6" horizontally and vertically upper edge well nailed with large head copper roofing nails. Felt on hips and ridges shall lap 12" both ways. Swab in all felt with pitch. 3 ply membrane waterproofing over concrete slabs, for decks, screened porch and at second floor landing of garage stair. 6 -03. ROOF TILE.- The entire roofs shall be covered with Ludowici Light Weight White Shingle interlocking tile, set in mortar, laid as directed, 7" to 10" to weather. 6 -04. NAILS.- All nails used in connection with roofing shall be hard copper nails. 6 -05. FLASHING. - All intersections of roof with vertical surfaces every nature shall be flashed and counter - flashed with 16 oz. roofing copper. Flashing shall be full length pieces locked and soldered joints. All pipes passing through roof shall be caulked in the hubs or embedded in elastic cement and held with brass clamps. Rosin shall be used for soldering flux. 6 -06. GUARANTEE.- The Contractor shall give a written guarantee against all defects of material and workmanship in the roof for a period of 5 years after date of acceptance. SECTION 7. - MISCELLANEOUS IRON, STEEL & BRONZE. 7 -01. GENERAL REQUIREMENTS.- The Contractor shall furnish all necessary wrought iron anchors, wrought iron pot hangers, w.i: pipe vents, bolts, ties, clips, etc., necessary for the entire building operations. • 7 -02. THRESHOLDS & WEATHER STRIPS.- This Contractor to supply and install spring Bronze weather -strip and 4" Bronze thresholds on all doors so marked on* schedule. Thresholds shall be adjusted for height to all doors to pass over rugs. 7 -03. WROUGHT IRON.- See Cash Allowances for wrought iron pindal hinges and spring catch for gate. • SECTION 8. - LATH, PLASTER & STUCCO WORK. Harper 8 -01. EXTENT OF WORK.- The work under this heading shall include material, labor and equipment and scaffolding for all lathing and plastering of all inside faces and of all exterior masonry walls, and interior walls, partitions and ceilings, throughout the build- ing, together with all other similar work not especially mentioned but shown or implied by the drawings and specifications, to make a complete first -class job in every respect. 8 -02. LATHING.- All walls and all ceilings, except where shown otherwise, shall be lathed with No. 1 Cypress lath, securely nailed and joints broken every seventh lath. Use metal lath strips 8" wide continuous around the arched openings where shown on plan and all bull -nosec corners. Also all corners of all walls and ceilings, the lath to be 2.4 lb. galvanized expanded metal lath, or 20 gauge galvanized clinton wire mesh. Lath behind all tile wainscots and Keene Cement shall be expanded metal. All ceilings in bedrooms, baths and kitchen shall be lathed with Ecod Aluminum backed metal lath. 8 -03. PLASTERING.- All interior walls -and ceilings, except where otherwise specified, shall be plastered two coats, using well slaked rock lime plaster gauged and finished with smooth putty finish in kitchen and bathrooms; all other rooms to have Antique Putty finish, submit samples. All plastering shall be brought out flush with grounds and all corners at windows and doors where no wood trim is called for, together with all exterior angles, shall run flush with trim mould. All corners round. All plaster in bathroom shall be flush with tile work, as directed. Garage bath and counter backs in kitchen shall be Keene Cement. 8 -04. WORKMANSHIP. - Plastering shall be done in such a manner as to leave a perfect job, free from all defects, "Spidering" and other imperfections, to make a perfect job of plastering and lathing. On all exterior and interior walls which are specified to have a tile base or wainscot the finish coat of plaster is not to be put on until after the tile work has been finished. No cutting and patching of plaster in conjunction with tile work will be allowed. 8 -05. STUCCO.- Exterior walls where shown shall receive 2 coats of Portland Cement Stucco composed of one part of cement and 2 parts of sand. All window jambs, heads and sills to have stucco finish. Stucco shall be waterproofed with "Crystex" under the direction of the representative of the manufacturer. 8 -06. CUTTING AND PATCHING.- Do all necessary cutting and patching of plaster work as required after other trades. All patching must be done in neat, workmanlike manner, leaving neither marks, cracks or stains. 8 -07. RUN STONE SILLS.- All interior window sills shall be Run Stone 12" thick moulded. 8 -08. MANTEL. -.This Contractor shall allow $25.00 for stone mantel to be selected - Contractor to set same. 8 -09. FINALLY.- It is hereby definitely specified, understood and agreed that this Con- tractor is not to plaster over any electric outlets, and that should he do same, any time spent by other trades in locating the plastered -in outlets will be charged back against this Contractor, while such carelessness is general in the plastering trade, it will not be tolerated in the work. E SECTION 9. - TILE AND STONE WORK. Harper 9 -01. EXTENT OF WORK.- All of the tile to be laid on a full cement grout and to be level and plumb. All wainscot tile to be set in cement grout on a metal lath. The General Con- tractor will install metal lath. All floors to be set in water- proofed cement grout. All tile wainscots shall be set flush with finish plaster. Tile cap projects 1 -16" beyond wainscot and plaster. 9-02. BATHS.- Baths #1 & #2 shall have wainscot of 4 x 4 Commercial grade colored matt tile 4' 0" high,wainscot 5' 6" high at tub with colored cap and cove base. Rloor shall have 4" border and field of 3 x 3 hexagonal matt floor tile. Baths #1 and #2, accessories shall be colored. Baths shall be equipped with 2 soap dishes and one grab rail, two 24" towel bars, 1 tumbler and tooth brush holder, 1 paper holder, 1 hook, 1 razor hook, 1 douche bag hook. All bathrooms shall have marble thresholds. 9 -03. TILE FLOORS.- Screened porch shall have 8" x 8" Romany Rainbow tile, color and pattern shall be selected. 19 -04. KITCHEN.- Shall have tile counters and backs of commercial grade colored matt tile. 9-05. FINALLY. -.At the completion of all other stone and tile work, this. Contractor shall clean and polish all of his work; floors shall be machine waxed two coats. Electricity shall be furnished by the owner. SECTION 10. - GLASS & GLAZING. 10 -01. EXTENT OF WORK.- This Contractor shall furnish and install all glass necessary for doors, cabinets, sash or wherever else called for or required by the drawing. 10 -02. GLASS.- Glass for all doors and windows not specified otherwise shall be double strength "A" glass. 10 -03. PUTTY.- Shall be durable, easy working putty for all glazed openings, shall adhere readily to glass and dry promptly with a non - greasy surface. Any putty that cracks, wrinkles, sags or breaks away shall be replaced. 10 -04. GLAZING.- All glass shall be properly set, well sprigged, puttied and back - puddled and be left clean and whole upon completion of the work. Glass in doors shall be set in putty. 10 -05. CLEANING.- At the completion of all plastering and painting, the glass shall be cleaned of all labels, putty stains, Taint, plaster, etc., and washed thoroughly. Harper SECTION 11. - PAINTING. 11 -01. EXTENT OF WORK.- This part of the contract includes all material, labor, enuipment and scaffolding for the painting of all exterior and interior woodwork; exterior stucco walls and ceilings, interior plastered walls and ceilings, wrought iron work, pipes, hinges, switch and outlet plates, etc. 11 -02. MATERIALS. - All paints, varnishes, lacnuers and oils shall be Sherwin - Williams, Benjamin Moore & Co., or Pittsburgh Plate Glass Co. All special original packages, they shall be used in strict accordance with manufacturer's directions and must not be thinned unless directed by the Architect. All colors to be selected by Architect. 11-03. WORKMANSHIP.- All dust, dirt, etc. shall be removed before applying paint. Puttying shall be done after the priming coat has been applied. All finished surfaces shall be smooth, even free from defects. Sand papering shall be done where necessary. Closets shall be the same as specified for the adjoining room. See that woodwork is properly pre- pared and in perfect condition before any painting is started. Failing to do so the painting contractor shall be responsible for an y defective paint. 11 -04. PRIMING AND BACK - PRIMING.- All woodwork to be painted shall be primed with lead and oil paint. Exterior door frames and window bucks shall be backed painted with a heavy coat of creosote before erection. All trim shall be primed before plastering. The backs of all cabinets shall be given a heavy coat of Shellac after fitting. . 11 -05. EXTERIOR WOODWORK.- All exterior woodwork shall receive in addition to priming two coats of lead zinc paint. 11 -06. INTERIOR WOOD FINISH.- Al]. interior wood finish in Bath Rooms and Kitchen shall receive one coat primer sealer, one coat half and half flat wall paint and enamel and one coat dull enamel or as directed. All other woodwork shall receive one coat primer sealer, color added, two coats flat wall paint, living room and dining room woodwork shall receive additional cost oil glaze. 11 -07. PLASTER WALLS AND CEILINGS. - Plaster work in Bath Rooms, Kitchen and Pantry shall receive one coat primer sealer, one coat half and half paint and enamel and one coat dull enamel, or as directed. All other spaces shall receive one coat primer sealer color added, and one coat flat wall paint, living room and dining room shall receive additional oil glaze. 11 -08. STUCCO PAINTING.- All exterior walls to receive two coats of paint, in colors and for effect as directed by Architect, of the following formula: Mix thoroughly the following: 2 bags finish lime slaked for 24 hours; 5 gals. paste waterproofing (A.C.Horn Hydratite.Paste) 12 lbs. wable salt; color as selected; mix thoroughly; add water until of a creamy thickness; then immediately before applying to a wall, to every 10 quart pail of paint add 3 lbs. white Portland Cement and stir thoroughly and also stir with brush as paint is being applied. in ; •11 -09. METAL SASH.- All metal sash shall be given, in addition to shop priming, two ;coatso. lead zinc paint. Miscellaneous exposed iron shall be given two coats of asphalt varnish. . 1 10.. CLEANING AND PROTECTING.- This Contractor shall provide drop cloths, etc., for protecting floors, hardware, fixtures and other parts of the building from paint droppings. He••;shall clean paint from any part of work that may be defaced by his workmen, leaving :the job clean and .complete. • Harper Harper SECTION 12. - PLUMBING 12 -01. SPECIAL NOTE. The "General Conditions of the Contract ", issued by the American Institute of Architects, and the General Conditions of these specifications shall .form a part of this specification for plumbing. Allow $850.00 for plumbing to be installed by Markowitz & Resnick. 12 -02. EXTENT OF WORK.- This work included by these specifications comprises the necessary labor and materials to install complete in every detail, the Plumbing system of Sanitary Drainage; Hot and Cold water supply system. The installation shall be so made that its several component parts will function together as a workable system complete with all accessories necessary for its operation, and finally left with all equipment properly adjusted and in working order. 12 -03. PERMITS AND CERTIFICATES.- This Contractor shall promptly obtain and pay for all permits necessary to carry on and complete the plumbing, unless otherwise herein specified. The Architect reserves the right to withhold final settlement until this Contractor has delivered to him all certificates from all sources necessary to conform with all existing codes, rules and regulations in effect at the place of building. 12 -04. CHARACTER,OF WORK.- The entire plumbing system must be so installed and perfected as to fully comply with Florida State Board of Health and all governing bodies that have jurisdiction at the place of the building, carefully comply with their requirements, and notwithstanding anything to the contrary in these specifications. However, where the workmanship, size, dimensions, grade, quality, or class of materials specified herein is better than otherwise the above named requirements, this specification must be strictly adhered to. 12 -05. CUTTING & ALTERING WORK OF OTHERS. - Immediately upon signing the contract for this work, this Contractor shall inspect the plans and specifications to assure that the necess- ary provision for the proper installation of his work have been made. This Contractor shall furnish to the other trades contractors such information as is necessary to provide chases, pockets and openings in the structure as it is built, avoiding as much cutting as possible in the rough structure. 12 -06. WATER SERVICE CONNECTION.- This Contractor shall arrange with the water company for a tap to the water main and the installation of a 1 inch water meter with a full size by- pass and a stop and waste cock on the house side and cast iron box for an approved water connection into the property. 12 -07. EARTHWORK. - All excavation and back - filling required in the construction of this work shall be done by this Contractor, who shall rufnish such bracing, sheathing, etc., as may be required to properly protect foundations or walls of the building as directed. Back - filling shall be done in a manner to prevent undue settlement, and surplus earth removed as directed. 12 -08. MATERIALS.- All materials furnished must be new and free from defects and be the best of each grade specified or required for first class work. The Architegt reserves the right to reject any materials or fixtures that do not conform to these requirements, also to reject any workmanship that is not first class. All waterpipe and fittings from meter throughout of sizes specified below shall be Mueller Streamline Heavy Soft Copper Tubing or equal. All soil pipe shall be cast iron, standard weight. Harper 12 -09. SIZE OF WATER PIPE.- This Contractor shall make an approved 1" connection to the water meter and bring 1" to the inside of building; graduating the size of all branches therefrom as they connect into more than on riser to a size aggregating the total area of all risers so connected. Branch pipes connecting to a single riser shall be at least as large as the riser and never less than 3/4" pipe. 12 -10. SPECIAL REQUIREMENTS.- A11 water piping passing through concrete shall be wrapped with tar paper. All pipe in contact with structure in the living portion shall be wrapped with * inch deadening felt. Control valves for all tubs and sinks shall be located in concealed but accessible places. Risers to each group 615 fixtures shall be provided with Vertical air chambers at least 24" high, one pipe size larger than riser. All hot and cold risers shall be sufficiently large to furnish a full supply of water to all fixtures connected thereto, and shall be at least 4" pipe. Approved cleanout plugs shall be installed wherever required. All vent stacks shall extend thru roof and, where possible, on the side of roof away from street. Where not more than 10' 0" apart, stacks shall be connected into single vent. All pipes passing through roof shall have lead collar of 4#, lead turned into top of pipe and flanged 12" on roof around pipe. 12 -11. SILL COCKS.- Install where shown on plans, or where instructed by the Architect, 4" sill cocks. 12 -12. SEPTIC TANK.- Provide and install complete 4(0 gallon concrete septic tank with 125 feet of drain tile. See plot plan for location. 12 -13. TESTS.- Before any of the roughing -in work is covered, and prior to the setting of fixtures and equipment, all water piping shall be tested with water for tightness of joints under pressure to which they may be subjected, water pressure to be maintained in pipes during entire construction. Tests for tightness of soil, and waste and vent lines shall be made in accordance with local regulation. 12 -14. GUARANTEE. - This contractor shall be responsible for the proper operation of the plumbing system for a period of one year from date of completion and shall at his own expense make good any defect of manufacturing in materials - also defects through the use of poor quality material or imperfect workmanship, or through the use of materials other than specified herein. This guarantee shall be given in writing on demand of Architect. 13 -01. SPECIAL NOTE.- The "General Conditions of the Contract" issued by the American Institute of Architects, and the General Conditions of these specifications shall form a part of this specification for Electrical work. 13 -02. REGULATIONS AND PERMITS.- All of the work covered in these specifications shall conform to the latest edition of the National Electrical Code, the rules and regulations of local bodies, the respective service companies supplying the services, and the Engineers Standard as recommended by the N.E.C.A. The cost of obtaining the necessary permits and the eecuring of the certificates of inspection and approval of all work installed under this contract shall be borne by the Electrical Contractor. Final certificates of approval shall accompany the final reouest for payment for this work. 13 -03. EXTENT OF WORK.- The work under this contract comprises all labor and materials necessary for the complete installation of electric wiring for lighting, power and heating devices; telephone service' signal system; radio service; distributed to the various out- lets as indicated on the plans in all details from the source of supply for each system. Each system, is to be complete in itself for the service intended. The Contractor shall include in his proposal all items of labor and materials necessary to make the installation conform to the requirements for the plans and specifications, irrespective of whether each individual item is specifically mentioned or not. 13 -04. SERVICE AND METERING.- Electric service will be supplied by the power company at a point and in - ;a manner as indicated upon the plans. Terminate the service lines in a main switch, located in the garage, supplied by this Contractor, and metering block furnished to this Contractor by the power company for installation. The necessary meter board and meter loops are to be provided as required by this Contractor. 13-05. MATERIAL AND WORKMANSHIP.- Workmanship which exceeds the reauirements of the above mentioned authorities and herein specified shall take precedence over such ordinances. Materials used throughout the installation shall be new and the best of their respective kind, installed in a neat workmanlike manner, and to the entire satisfaction of the Architect and all governing bodies. The Contractor shall, upon request of the Architect, furnish samples of the materials which he proposes to furnish and install, and obtain written approval of their use before proceeding with the work. 13 -06. POWER OUTLETS. - This Contractor shall install service of sufficient capacity to operate an electric range and hot water heater. The proper switches shall be installed at the meter block, terminating in boxes with proper covers, where shown on the drawings. 13 -07. CONDUITS.- Conduit in concrete or earth shall be heavy galvanized conduit with a screwed joint. All other shall be thin wall steel tube galvanized conduit with proper fittings. Uontractor shall furnish and installea complete system of conduits from panel board to all outlets marked on plans. Conduits must be placed in position before lathing and plastering is done. All fittings, elbows, couplings, hunction and pull boxes, ttc. necessary for the complete installation must be those manufactured expressly for such purpose. The ends of all conduits are to be cut off square and carefully reamed with butt reamer and cleared of burrs. Before placing couplings or junction boxes on conduits the threads must be thoroughly leaded. SECTION 13. - ELECTRICAL WORK. SOLAR SYSTEM. - This Contractor shall include proper come,ctions for Electric Uwber Heater . RADIO SYSTEM. - Where shown on the plans, furnish and install radio outlets consist- ing of a duplex receptacle and a ground and aerial connection, both services mounted under one common plate. Aerial connection shall consist of approximately 15 feet of stranded and tinned copper aerial wire, mounted on porcelain insulators. The aerial shall not be run in a manner that will parallel any kind of pipes in the building unless they are kept at least 5 feet apart. Under no conditions will crossing pipes with the aerial at right angles be permitted within the aforementioned distance. The ground condiacberi;iha11 be #14 stranded and rubber covered, extended on porcelain insulators to a point where an accessible ground connection can be made to a cold water pipe. The receptacle furnish for the aerial and ground shall be readily identified to be used for this purpose only, with markings on the receptacle or plate. The plug or plugs furnished with same shall not be of a type which will permit insertion into a receptacle used for power service. Receptacles and plates shall be of the same make as those furnished for the other service in the building. 13 -17. LIGHTING FIXTURES.- All lighting fixtures shall be furnished and installed under a separate cash allowance. 13 -18. TESTS.- All wiring installed under this contract, prior to turning over the work as a completed unit, shall be tested for a proper connection, short circuit or grounds. The final result shall indicate that all wiring shall test free and be clear from any faults. 13 -19. GUARANTEE.- All materials installed under this contract shall be guaranteed in writing to the Architect for a period of twelve months after final acceptance of the work. Under this guarantee the Contractor shall repair or replace at his own expense any part or parts which may become defective or due to poor workmanship within that time. This guarantee shall accompany the request for final payment. Harper 4 SECTION 14. - SOLAR HEATER. SOLAR HEATER.- This Contractor shall furnish and install complete solar heating system consisting of one 120 gallon tank and two No. 10 heating units. TANKS. Tank shall be 120 gallon capacity; shall be made of heavy iron galvanized inside and out. This shall be connected to a cold water supply and be piped to an auxiliary electric heater in second floor closet. This tank shall be insulated with not less than 5" of fine regranulated cork. All connections between tanks and to the house service supply and to the heating units shall be Mueller or heavy soft Copper Tubing and copper fittings. HEATING UNITS.- The heating units shall be two in number connected to tank. Each heating unit shall be 4' 3" wide, 12' 0" long, 3" thick. The exterior of each of these heating units shall be of galvanized iron not less than 22 gauge and reinforced with 1/8 inch flat iron. All lapping edges of this galvanized case shall be crimped and spot soldered. The interior of this box shall be lined or isolated with 1/2" Armstrong isolation Boards and covered with 15 lb. insolating paper. The coil of the heating unit shall have not less than 105 ft. of 3/4 inch Mueller Heavy Soft Copper tubing with Mueller Copper return bends. This coil shall have a 6 oz. copper appear- ance from the top of a solid sheet of copper. This entire heating unit shall be covered with glass,making it as near possible air- tight. GUARANTEE.- This Contractor shall give written guarantee against all defects of material and workmanship for entire Solar System, for a period of one year after final acceptance. The building shall be erected on location noted on title page. 1-03. DRAWINGS AND SPECIFICATIONS. - A. - Interpretation_- The Architect's interpretation of the drawings and specifi- cations shall be final. In case of difference between small and large scale drawings, the large scale drawings shall take precedence and in of difference between drawings and specifications, the contractor shall procure proper instruction from the Architect before proceeding with the work. B. - Drawings Furnished - The Architect shall furnish to the contractor six com- plete sets of plans and specifications and three copies of each detail drawing. Should additional copies of plans or details be required, the contractor shall be charged with th C. - Ownership - All drawings and specifications are the property of the Architect and shall be returned promptly at the completion of the building. 1 -04. BIDS. - The owner or his A reserves the right to reject any, or all, bids, and to select the successful bidder as he sees fit, regardless of whether or not he is the low bidder; he also reserves the right to substitute in any sub- trade, price to be adjusted accordingly. 1 -05. EXAMINATION OF SITE. - The Contractor shall visit the site of the proposed work and familiarize himself with the location and conditions affecting the progress of the proposed work. No additional allowances will be granted because of lack of knowledge of such conditions. 1 -06. ORDINANCES AND REGULATIONS.- All requirements of local and State ordinances and regulations relating to building and the preservation of public health and safety, shall be observed by all Contractors. 1 -07. PERMITS. - The General Contractor will procure and pay for general building permits. Special permits shall be taken out and paid for by the Contractor for such work. 1 -08. INSURANCE. - The owner will sign with the General Contractor the Standard Form of the A. I. A. - "Contract between Owner and Contractor ", which will stipulate that the Owner will maintain and pay for fire and tornado insurance in proportionate amounts as the work progresses. The Contractor must maintain and pay for workmen's compensation and liability insurance and contingent liability insurance, which will thoroughly protect both the Contractor and the Owner from any claim for damage or injury by anyone during the proceso of this work. Harper .1-09. PROTECTION OF PROPERTY.- The Contractor shall erect necessary boxing for trees, shrubbery, etc., erect fences and walks and maintain warning lights where necessary at night. He shall maintain adequate protection of adjacent properties as provided by law. 1 -10. TEMPORARY BUILDING.- The Contractor shall provide temporary office, storage shed, tool shed, etc., as necessary to maintain job office and store materials and equipment out of the weather. 1 -11. SANITARY CONVENIENCES.- The Contractor shall erect temporary earth closet for the workmen on the job, and maintain it in a clean, orderly condition at all times. At the completion of the work he shall remove same and its contents. 1 -12. WATER.- Ara soon as practicable the Plumbing Contractor shall make a service connect- ion to water main in street and run permanent service line into property. The General Contractor shall have meter installed and pay water charges for construction purposes. 1 -13. EQUIPMENT.- The Contractor shall furnish all e ^uipment necessary to properly expedite the work. 1 -14. MATERIALS.- All materials that are to be furnished hereunder shall be the best of their kind as specified, subject to approval of Architect. 1 -15. LAYING OUT OF WORK.- The principal lines and necessary grades for the construction of the building are shown on the accompanying drawings and shall be followed accurately bithe Contractor. The Contractor shall check carefully and verify all lines and measure- ments and eheck such additional points, or lines as may be required, as the Contractor shall be entirely responsible for the proper laying out and construction of the work in- cluded in this specification. The Contractor shall check the layout of the location with the Architect before proceeding with the work. All levels and grades shell conform to those shown on the drawings. Each Cohtractor shall cooperate with all other Contractors engaged in work on the building to the end that unity of action will facilitate the orderly progress of the work. 1 -16. CUTTING AND PATCHING. The Contractor shall do all necessary cutting and patching to make the several parts of the work fit correctly and shall leave the building complete as one unit. 1 -17. CLEANING. - Each Contractor shall remove from time to time all rubbish left by himself, or his sub- contractors and keep the premises clean and tidy at all times. 1 -18. GUARANTEE.- Unless specified otherwise all material and workmanship shall be guaranteed against defects for a period of one year from the date of acceptance of the building. 1 -19. CASH ALLOWANCES.- Unless specified otherwise Cash Allowances included the furnish- ing of material or equipment to the job only. EXTENT OF WORK.- This work includes all necessary earth and rock excavation fill- ing and back- filling, rough and finished grading necessary for footings, foundations, walls, terraces, etc., shown on plans. The Plumber shall do all excavating and back- filling necessary for his work. 2 -02. CLEARING OF SITE.- The General Contractor shall clean the entire building site of all brush, rubbish and all other objectionable matter. Do not cut down any trees without first consulting the Architect. Ill trE es within area of building wells shall lc- tra.n;a- planted on plot where directed by the Architect. 2-Q3. EXCAVATING.- The Contractor shall de all earth and rock excavating for all footings and under parts of the building and wherever recuired for the co otructior_ of buildings to depths as , shown or specified, •. 2 -04. FILL AND BACK FILL.- All earth used for filling and back- filling shall be clean and free from rubbish, vegetables or other objectionable matter.. AU filling or back - filling when placed shall be huddled or tamped. Fill and back -fill to proper levels for all tile and cement floors, side yolks and runways. 2 -05. GRADING. - This Contractor shJi "111 or excavate as necessary to bring the finished grade to levels shown on the drawings at the building line. Frorl these lines the fin- ished grade shall be worked to meet the natural grade at a point ten feet from the building in all directions. Surplus fill may be left on the lot for grading by the landscaper if so directed by the Architect. SECTION 3. - CONCRETE & MASONRY. 3 -01. EXTENT OF WORK. - This part of the Contract included all material, labor, eouipment and scaffolding for plain and reinforced concrete work, cement block work, brick work, cement floors, tile vents, and all other miscellaneous masonry necessary for the complet- ion of the building as shown on drawings. 3 -02. MATERIALS. - A. Cement - Shall be Portland Cement conforming to the current standard specifications of the American Society of Testing laterials. B. Sand - Shall be clean, sharp and free from any foreign or deleterious matter, and shall be well graded from coarse to fine. C. - Broken Rock - Shall be clean and hard of sizes shown on drawings. D. Concrete Blocks - Shall be of approved mixture and texture, cured at least eight days ih the shade and kept well dampened. No cracked blocks shall be allowed. Blocks shall comply with the requirements of the local building code, and shall be 8" x 8" x 16" bearing Underwriter's label. Harper E. Common Brick - Shall be sound, thoroughly hard burned, of standard size free from defects and shall be whole and new. F. Fire Brick - Shall be made sound, hard burned fire clay bricks. G. Cement Brick — Shall be well cured hard and of standard size. H. Flue Linings - Shall be standard terra cotta flue linings of sizes shown. I. Water - Shall be from City Main. J. Exposed Brick - Shall be old red brick, sound and thoroughly hard burned. 8 -03. STRUCTURAL CONCRETE: Grade beams, wall columns, tie beams, etc.., shall be of rein- forced concrete as shown on the drawings. Concrete shall be mixed in proportions of one cement, 2 sand and 32 rock. Aggregate shall be clean and graded from all matter that, in the opinion of the Engineer, is deleterious to concrete. Water from City Main. 8 -04. FORMS.- All concrete shall be completely farmed and, none will be poured in contact with earth or sand. 3 -05. REINFORCING STEEL.- All steel for concrete shall be new intermediate grade, correctly fabricated, placed and held rigid in place. 3 -0.. SUB - FLOORS.- First floor, where shown, shall have 4" concrete slab on fill reinforced with 3 8" rods on center both ways. All slabs shall have water proof paper under same. The finish of sub - floors shall be sufficiently low to provide setting be for tile stone, etc. 3 -07. FINISH CEMENT FLOORS.- All floors or surfaces marked "Cement" shall be trowed smooth with proper pitch as called for on drawings. Cement floors in service porch and screened porch shall have colored cement finish. All colors shall be integrally mixed color to be selected. 3-08. CEMENT MORTAR.- Mortar for all masonry work is to be composed of one part cement a.nd three parts sand and be integrally waterproofed with "Hydratite ", "Sec ", "Medusa Mix" or "Crystex" and shall be mixed in proportions as recommended by the manufacturer. 3 -09. MASONRY WORK.- All cement blocks shall be laid up true and plumb, in a substantial and workmanlike manner using cement brick for filling where necessary.Before setting and building any masonry material into walls it is to be carefully wet down in order to prevent the too rapid of a suction of the moisture from cement. mortar. All the above work shall be laid up in full cement beds, carefully filling the vertical joints. All exposed block shall have joints wiped with gunny sack. 3 -10. CHASES AND WALL SLOTS.- All soil, water or other pipe to be changed in tile or con- crete block walls, must be built in by the Mason as the work progresses and not to be cut in later. Mason shall build in these slots where directed by the Plumber. 3 -11. MISCELLANEOUS IRON.- This Contractor to furnish and install all miscellaneous iron to fully complete with the work, such as angle lintels, joist anchors, hangers, etc., where required. 3 -12. FIRE PLACES AND CHIMNEY.- The Living Room fireplace shall be constructed in the best manner using fire brick under bed and linings and terra cotta flue lining of dine indicated on plans. Fire brick shall be laid flat in straight lines using clay mortar. Smoke chamber shall be constructed of common clay bricks. SECTION 4. - STEEL WINDOWS. 4 -01. GENERAL REQUIREMENTS.- All windows throughout shall be steel windows as manufactured by the Detroit Steel Products Company Type Fenestra. Fenwrought as noted on elevations SECTION 5. - CARPENTRY & MILLWORK. Harper t 4-01. REQUIREMENTS * Cont'd. or plans. All ventilators shall be equipped with #18 mesh bronze wire screens set in steel frames. Hardware shall be bronze finish with die cast adjuster housing and type "D" operat- ing and locking handle. Adjuster housing shall be mounted on steel plate securely welded to window frame. All windows set in wood bucks furnished by others; no fins required. See details of jamb conditions. 4 -0t. ERECTION.- This contractor shall erect all sash and shall instruct masons how to oorrectly prepare the rough openings and be responsible for same. All sash shall be true and level, to heights as shown on all four sides of each - inside and outside. 5 -01. EXTENT OF WORK.- The work under this contract includes all rough carpentry and fram- ing, and finished carpentry, interior and exterior millwork, and all such other work as can reasonably be implied as belonging to carpentry, as shown on drawings and as herein called for. 5 -02. QUALITY OF WORKMANSHIP.- All work that is to be done under these specifications shall be done by mechanics and artisans skilled in their respective trades, in order to produce first class construction and installation of the work. Mediocre workmanship will not be acceptable to the Architect. 5-03. TIMBER.- The whole of the timber used throughout the house to be the best of its respective kind, new lumber, thoroughly dried, full and square to dimensions noted on plans, well seasoned and free from large knots, shakes, sapwood or other defects. Creosote all of under floor timbers and ends in masonry as directed with creosote heavy enough to cover the grain of the wood. 5-04. ROUGH HARDWARE.- This Contractor to furnish all necessary rough hardware in connection with his work, such as nails, screws, bolts, anchors, straps, ties, as distinct from finished hardware. All nails for exterior work to be galvanized and screws brass. Carpenter is to work with mason in connection with placing and setting of bolts, anchors, straps, ties, etc. 5-05. FINISHED HARDWARE.- All finished hardware shall be furnished under a cash allowance but shall be accurately and neatly set by this contractor, Before painter starts his work all hardware shall be completely set, then removed, marked stored away until after the painting is completed, then carefully, accurately and sdcurely re -set after painting is entirely finished. 5 -06. CUTTING AND FITTING.- This Contractor shall do all cutting and fitting of timbers to fit special conditions required for installation of ecuipment, etc. 5 -07. PROTECTION OF WORK.- Cover and protect with boards, sills, steps, ornamental work, door and window jambs and sills and all other work from damage of any character. Cover with heavy building paper and protect and keep clean all finished floors until the completion of the building. Protect all trees with sheathing secured to trunks where they are in danger of damage. 6-08. FORMS AND CENTERS. - Build and set wood forms and centers for all plain and reinforced concrete work and brick, stone and plaster arches required in accordance with plans and details and necessary for the construction of the building or wherever else required for any part of the work. All concrete shall be completely formed and none poured in contact with earth or sand. All wood forms shall be removed. Harper 5 -09. FRAMING.- Studding throughout shall be No. 2 Yellow Pine properly sized and spaced 16" o.c. Place single plate at top and bottom of non - bearing frame partitions, and double at top of those carrying joists. Bathroom partitions at ends of tubs not to be erected until tubs are in place. Furr all exterior masonry walls not shown otherwise with 1" x 2" felt under all studs on first floor slab. See drawings for furred ceilings and finished ceiling heights. All studs shall be doubled at all openings. Heads to be doubled for small openings and for large openings to have beams for lintels of sufficient size to properly carry the loads imposed. Floor and ceiling joists and roof rafters shall be No. 2 Yellow Pine. Floor joists under all partitions are to be doubled. Beam ends in masonry walls to receive heavy coat of Celcure Sol penetrating preservative. All ceiling joists in roof construction to be full length and to be securely spiked to rafters and set to ties, and where ceiling heights are below plate heights, they are to be hung from these cross ties. Cross bridge all joists with 1" x 2" strips using one row between bearing 12 feet or under and two rows for spans over 12 feet. Exposed beams in living room and dining room shall be of sizes shown of #1 Common Pine. 5 -10. SHEATHING.- All roof surfaces and floor joists are to be solidly sheathed with 7/8" x 6" T & G No. 2 Yellow Pine Sheathing, solidly double nailed at bearings. Sheathing over living room and screened porch shall be #1 Common Pine V cut of Random Widths. 5 -11. EXTERIOR WOODWORK.- All exterior woodwork shown or detailed to be of No. 1 Common Pine as called for. 5 -12. WINDOW BUCKS. - Furnish and install 1 --3/4" x 3i" Cypress bucks ad detailed for all sash 2" x 4" timbers to be cut diagonally in half each timber makes two bucks. 5 -13. CAULKING.- The exposed perimeter of all exterior openings are to be caulked with gun type caulking compound. This includes around all edges of timber stucco walls throughout. 5 -14. DOOR FRAMES.- All door frames shall be of clean Cypress as detailed. 5 -15. DOORS.- All exterior doors shall be of clean Cypress,interior doors shall be fir. All doors shall be mortised and tennoned, detailed as shown on door schedule. Glazed doors shall be fitted with wood stops. 5 -16, INTERIOR WOODWORK. - All interior woodwork shall be clear Cypress. Door trim shall be one piece moulded. All finished millwork shall be sanded at mill. 5 -17. CABINETS.- Provide kitchen, living room and bar cabinets as detailed of clear Cypress slab doors made up with waterproofed glue. 5 -18. CLOSET FITTINGS.- All closets not shown otherwise shall be fitted with two shelves, clothes pole and shoe rack, where indicated. Shelves shall be supported on moulded shelf seats. Clothes pole shall be 1 inch galvanized water pipe with galvanized sheets at wall. Harper 5 -21. SCREENS.- .Screens of exterior doors shall be 1 -1/8 inches thick of clear Cypress with wired 18 mesh bronze wire screening. 5 -22. M DICINE CABINETS.- See C Allowance - to be set by Contractor. 5 -23. WOOD FLOORS.- Wood floors where called for shall be #1 Common Oak Strip flooring named to sub- flooring. Provide heavy building paper under all finish flooring. All wood floors shall be machine sanded until smooth. Treated with one coat stain. Color as directed by the A One coat filler and one coat of wax. 5 = 24. LINOLEUM FLOORS.- Kitchen floor shall be covered with Medium Gauge Linoleum,color and. pattern as directed by A See Cash Allowance. SECTION 6. - ROOFING & SHEET METAL WORK. 6-01. EXTENT OF wog.- This part of the contract included material, labor and equipment for all tile roofs, sheet metal work, leader connections and fleshings of all discription for house. All work shall be watertight at completion. 6-0g. FELT.- The entire roof shall be covered with a 90# slate surface Genasco Roofing Felt as manufactured by Barber Asphalt Company, being careful to stagger all joints. Felt shall be applied to have at least 6" horizontally and vertically upper edge well nailed with large head copper roofing nails. Felt on hips and ridges shall lap 12" both ways. Swab in all felt with pitch. 3 ply membrane waterproofing over concrete slabs, for decks screened porch and at second floor landing of garage stair. 6 -03. ROOF TILE. - The entire roofs shall be covered with Ludowici Light Weight White Shingle interlocking tile, set in mortar, laid as directed, 7" to 10" to weather. 6-04. NAILS.- All nails used in connection with roofing shall be hard copper nails. 6-05. FLASHING.- All intersections of roof with vertical surfaces every nature shall be flashed and counter - flashed with 16 oz. roofing copper. Flashing shall be full length pieces locked and soldered joints. All pipes passing through roof shall be caulked in the hubs or embedded in elastic cement and held with brass clamps. Rosin shall be used for soldering flus. 6 -06 GUARANTEE. - The Contractor shall give a written guarantee against all defects of material and workmanship in the roof for a period of 5 years after date of acceptance. SECTION 7. - MISCELLANEOUS IRON, STTFT, & BRONZE. 7-01. GENERAL REQUIREMENTS.- The Contractor shall furnish all necessary wrought iron anchors, wrought iron pot hangers, w.i. pipe vents, bolts, ties, clips, etc., necessary for the entire building operations. 7 -02. THRESHOLDS & WEATHER STRIPS.- This Contractor to supply and install spring Bronze weather -strip and 4" Bronze thresholds on all doors so marked on schedule. Thresholds shall be adjusted for height to all doors to pass over rugs. 7 -03. WROUGHT IRON.- See Cash Allowances for wrought iron pindal hinges and spring catch for gate. " Harper SECTION 8. - LATH, PLASTER & STUCCO WORK. 8 -01. EXTENT OF WORK.- The work under this heading shall include material, labor and equipment and scaffolding for all lathing and plastering of all inside faces and of all exterior masonry walls, and interior walls, partitions and ceilings, throughout the build ing, together with all other similar work not. especially mentioned but shown or implied by the drawings and specifications, to make a complete first -class job in every respect. 8 -02. LATHING.- All walls and all ceilings, except where shown otherwise, shall be lathed with No. 1 C ypress lath, securely nailed and joints broken every seventh lath. Use metal lath strips 8" wide continuous around the arched openings where shown on plan and all bull -noses corners. Also all corners of all walls and ceilings, the lath to be 2.4 lb. galvanized expanded metal lath, or 20 gauge galvanized clinton wire mesh. Lath behind all tile wainscots and Keene Cement shall be expanded metal. All ceilings in bedrooms, baths . and kitchen shall be'lathed with Ecod Aluminum backed metal lath. 8-03. PLASTERING.- All interior walls and ceilings, except where otherwise specified, shail.be plastered two coats, using well slaked rock lime plaster gauged and finished with smooth putty, finish in kitchen and bathrooms; all other rooms to have Antique Putty finish, submit samples. All plastering shall be brought out flush with grounds and all corkers at w ndowe and doors where no wood trim is called for, together with all exterior angles, shall run flush with trim mould. All corners round. All plaster in bathroom shall be flush with'tile work, as directed., Garage bath and counter backs in kitchen shall be Keene: Cement. 8 -04. WORKMANSHIP. - Plastering shall be done in such a manner as to leave a perfect job, free from all defects, "Spidering" and other imperfections, to make a perfect job of plastering end lathing. On all exterior and interior walls which are specified to have a tile babe ,or wainscot the finish coat of plaster is not to be put on until after the tile work has been finished. No cutting and patching of plaster in conjunction with tile work will be allowed. 8405. STUCCO.- .Exterior walls where shown shall receive 2 coats of Portland Cement Stucco composed of one part'.of cement and 2 parts of sand. All window jambs, heads and sills to have stueco finish. Stucco shall be waterproofed with "Crystex" under the direction of the representative of the manufacturer. 8,06. CUTTING AND PATCHING.- Do all necessary cutting . and patching of plaster work as required after other trades. All patching must be done in neat, workmanlike manner, leaving neither marks, cracks or stains. 8-07. RUN STONE SILLS.- All interior window sills shall be Run Stone 1" thick moulded. 8-08'. MANTEL.- This. Contractor shall a1dow 05.00 for stone mantel to be selected - Contractor to set same. 8 -09. FINALLY.- It is hereby definitely specified, understood and agreed that this Con - traotor is not to piaster over any electric outlets, and that should he do same, afy time spent by other trades in locating the plastered -in outlets will be charged back against thia,Contractor, while such carelessness is general in the plastering trade, it will not be tolerated in the work. SECTION 9. - TILE AND STONE FORK. Harper 9 -01. EXTENT OF WORK.- All of the tile to be laid on a full cement grout and to be level and plumb. All wainscot tile to be set in cement grout on a metal lath. The General Con- tractor will install metal lath. All floors to be set in water- proofed cement grout. All tile wainscots shall be set flush with finish plaster. Tile cap projects 1 -16" beyond wainscot and plaster. 9-02. BATHS.- Baths #1 & #2 shall have wainscot of 4 x 4 Commercial grade colored matt tile 4' 0" high,wainscot 5' 6" high at tub with colored cap and cove base. floor shall have 4".border and field of 3 x 3 hexagonal matt floor tile. Baths #1 and #2, accessories shall be colored. Baths shall be equipped with 2 soap dishes and one grab rail, two 24" towel bars, 1 tumbler and tooth brush holder, 1 paper holder, 1 hook, 1 razor hook, 1 douche bag hook. All bathrooms shall have marble thresholds. 9 -03. TILE FLOORS. - Screened porch shall have 8" x 8" Romany Rainbow tile, color and pattern shall be selected. 9 -04. KITCHEN.- Shall have tile counters and backs of commercial grade colored matt tile. 9-05. FINALLY.- At the completion of all other stone and tile work, this Contractor shall clean and polish all of his work; floors shall be machine waxed two coats. Electricity shall be furnished by the owner. SECTION 10. - GLASS & GLAZING. 10 -01. EXTENT OF WORK.- This Contractor shall furnish and install all glass necessary for doors, cabinets, sash or wherever else called for or reauired by the drawing. 10 -02. GLASS.- Glass for all doors and windows not specified otherwise shall be double strength "A" glass. 10-03. PUTTY.- Shall be durable, easy working putty for all glazed openings, shall adhere readily to glass and dry promptly with a non - greasy surface. Any putty that cracks, wrinkles, sags or breaks away shall be replaced. 10-04. GLAZING.- All glass shall be properly set, well sprigged, puttied and back - puddled and be left clean and whole upon completion of the work. Glass in doors shall be set in putty. 10-05. CLEANING. - At the completion of all plastering and painting, the glass shall be cleaned of all labels, putty stains, paint, plaster, etc., and washed thoroughly. SECTION 11. - PAINTING. 11-01. EXTENT OF WORK.- This part of the contract includes all material, labor, ecuipment and scaffolding for the painting of all exterior and interior woodwork; exterior stucco walls and ceilings, interior plastered walls and ceilings, wrought iron work, pipes, hinges, switch and outlet plates, etc. 11 -02. MATERIALS. - All paints, varnishes, laeouers and oils shall be Sherwin - Williams, Benjamin Moore & Co., or Pittsburgh Plate Glass Co. All special original packages, they shall be used iA strict accordance with manufacturer's directions and must not be thinned unless directed by the Architect. All colors to be selected by Architect. Harper f 11 -05. WORKMANSHIP. - All dust, dirt, etc. shall be removed before applying paint. Puttying shall be done after the priming coat has been applied. All finished surfaces shall be smooth, even free from defects. .Sand papering shall be done where necessary. Closets shall be the same as specified for the adjoining room. See that woodwork is properly pre- pared and in perfect condition before any painting is started. Failing to do so the painting contractor shall be responsible for an y defective paint. 11-04. PRIMING AND BACK - PRIMING.- All woodwork to be painted shall be primed with lead and oil paint. Exterior door frames and window bucks shall be backed painted with a heavy coat of creosote before erection. All trim shall be primed before plastering. The backs of all cabinets shall be given a heavy coat of Shellac after fitting. 11 -05. EXTERIOR WOODWORK.- All exterior woodwork shall receive in addition to priming two coats of lead zinc paint. 11 -06. INTERIOR WOOD FINISH.- All interior wood finish in Bath Rooms and Kitchen shall receive one coat primer sealer, one coat half and half flat wall paint and enamel and one coat dull enamel or as directed. All other woodwork shall receive one coat primer sealer, color added, two coats flat wall paint, living room and dining room woodwork shall receive additional cost oil glaze. 11 -07. PLASTER WALLS AND CEILINGS.- t'laster work in Bath Rooms, Kitchen and Pantry shall receive one coat primer sealer, one coat half and half paint and enamel and one coat dull enamel, or as directed. All other spaces shall receive one coat primer sealer color added, and one coat flat wall paint, living room and dining room shall receive additional oil glaze. 11-08. STUCCO PAINTING.- All exterior walls to receive two coats of paint, in colors and for effect as directed by Architect, of the following formula: Mix thoroughly the following: 2 bags finish lime slaked for 24 hours; 5 gals. paste waterproofing (A.C.Horn Hydratite Paste) 12 lbs. wable salt; color as selected; mix thoroughly; add water until of a creamy thickness; then immediately before applying to a wall, to every 10 quart pail of paint add $ lbs. white Portland Cement and stir thoroughly and also stir with brush as paint is being applied. 1 Harper 11-09. METAL SASH.- All metal sash shall be given, in addition to shop priming, two coats of lead zinc paint. Miscellaneous exposed iron shall be given two coats of asphalt varnish. 11 -10. CLEANING AND PROTECTING.- This Contractor shall provide drop cloths, etc., for protecting floors, hardware, fixtures and other parts of the building from paint droppings. He shall clean paint from any part of work that may be defaced by his workmen, leaving the job clean and complete. SECTION 12. - PLUMBING Harper 1 12 -01. SPECIAL NOTE. The "General Conditions of the Contract ", issued by the American Institute of Architects, and the General Conditions of these specifications shall form a part of this specification for plumbing. Allow $850.00 for plumbing to be installed by Markowitz & Resnick. 12 -02. EXTENT OF WORK.- This work included by these specifications comprises the necessary labor and materials to install complete in every detail, the Plumbing system of Sanitary Drainake; Hot and Cold water supply system. The installation shall be so made that its several component parts will function together as a workable system complete with all accessories necessary for its operation, and finally left with all equipment properly adjusted and in working order. 12 -03. PERMITS AND CERTIFICATES.- This Contractor shall promptly obtain and pay for all permits necessary to carry on and canplete the plumbing, unless otherwise herein specified. The Architect reserves the right to withhold final settlement until this Contractor has delivered to him all certificates from all sources necessary to conform with all existing codes, rules and regulations in effect at the place of building. 12 -04. CHARACTER OF WORK.- The entire plumbing system must be so installed and perfected as to fully comply with Florida State Board of Health and all governing bodies that have jurisdiction at the place of the building, carefully comply with their requirements, and notwithstanding anything to the contrary in these specifications. However, where the workmanship, size, dimensions, grade, quality, or class of materials specified herein is better than otherwise the above named requirements, this specification must be strictly adhered to. 12 -05. CUTTING & ALTERING WORK OF OTHERS. - Immediately upon signing the contract for this work, this Contractor shall inspect the plans and specifications to assure that the necess- ary provision for the proper installation of his work have been made. This Contractor shall furnish to the other trades contractors such information as is necessary to provide chases, pockets and openings in the structure as it is built, avoiding as much nutting as possible in the rough structure. 12 -06. WATER SERVICE CONNECTION.- This Contractor shall arrange with the water company for a tap to the water main and the installation of a 1 inch water meter with a full size by- pass and a stop and waste cock on the house side and cast iron box for an approved water connection into the property. 12 -0 7. EARTHWORK.- All excavation and back - filling required in the construction of this work shall be done by this Contractor, who shall rufnish such bracing, sheathing, etc., as may be required to properly protect foundations or walls of the building as directed. Back- filling shall be done in a manner to prevent undue settlement, and surplus earth removed as directed. 12 -08. MATERIALS.- All materials furnished must be new and free from defects and be the best of each grade specified or required for first class work. The Architect reserves the right to reject any materials or fixtures that do not conform to these requirements, also to reject any workmanship that is not first class. All waterpipe and fittings from meter throughout of sizes specified below shall be Mueller Streamline Heavy Soft Copper Tubing or equal. All soil pipe shall be cast iron, standard weight. 12-09. SIZE OF WATER PIPE.- This Contractor shall make an approved 1" connection to the water meter and bring 1" to the inside of building; graduating the size of all branches therefrom as they connect into more than on riser to a size aggregating the total area of all risers so connected. Branch pipes connecting to a single riser shall be at least as large as the riser and never less than 3/4" pipe. 12 -10. SPECIAL REQUIREMENTS.- All water piping passing through concrete shall be wrapped with tar paper. All pipe in contact with structure in the living portion shall be wrapped with * inch deadening felt. Control valves for all tubs and sinks shall be located in concealed but accessible places. Risers to each group fixtures shall be provided with Vertical air chambers at least 24" high, one pipe size larger than riser. All hot and cold risers shall be sufficiently large to furnish a full supply of water to all fixtures connected thereto, and shall be at least 4" pipe. Approved cleanout plugs shall be installed wherever required. -All vent stacks shall extend thru roof and, where possible, on the side of roof away from street. Where not more than 10' 0" apart, stacks shall be connected into single vent. All pipes passing through roof shall have lead collar of 4#, lead turned into top of pipe and flanged 12" on roof around pipe. 12 -11. SILL COCKS.- Install where shown on plans, or where instructed by the Architect, f" sill cocks. 12 -12. SEPTIC TANK. - Provide and install complete 40 gallon concrete septic tank with 125 feet of drain tile. See plot plan for location. 12 -13. TESTS.- Before any of the roughing -in work is covered, and prior to the setting of fixtures and equipment, all water piping shall be tested with water for tightness of joints under pressure to which they may be subjected, water pressure to be maintained in pipes during entire construction. Tests for tightness of soil, and waste and vent lines shall be made in accordance With local regulation. 12 -14. GUARANTEE.- This contractor shall be responsible for the proper operation of the plumbing system for a period of one year from date of completion and shall at his own expense make good any defect of manufacturing in materials - also defects through the use of poor quality material or imperfect workmanship, or through the use of materials other than specified herein. This guarantee shall be given in writing on demand of Architect. Harper Harper SECTION 13. - ELECTRICAL WORK. 13 -01. SPECIAL NOTE.- The "General Conditions of the Contract" issued by the American Institute of Architects, and the General Conditions of these specifications shall form a part of this specification for Electrical work. 13 -02. REGULATIONS AND PERMITS.- All of the work covered in these specifications shall conform to the latest edition of the National Electrical Code, the rules and regulations of local bodies, the respective service companies supplying the services, and the Engineers Standard as recommended by the N.E.C.A. The cost of obtaining the necessary permits and the securing of the certificates of inspection and approval of all work installed under this contract shall be borne by the Electrical Contractor. Final certificates of approval shall accompany the final request for payment for this work. 13 -03. EXTENT OF WORK.- The work under this contract comprises all labor and materials necessary for the complete installation of electric wiring for lighting, power and heating devices; telephone service, signal system; radio service; distributed to the various out- lets as indicated on the plans in all details from the source of supply for each system. Each system is to be complete in itself for the service intended. The Contractor shall include in his proposal all items of labor and materials necessary to make the installation conform to the requirements for the plans and specifications, irrespective of whether each individual item is specifically mentioned or not. 13 -04. SERVICE AND METERING.- Electric service will be supplied by the power company at a point and in a manner as indicated upon the plans. Terminate the service lines in a main switch, located in the garage, supplied by this Contractor, and metering block furnished to this Contractor by the power company for installation. The necessary meter board and meter loops are to be provided as required by this Contractor. 13 -05. MATERIAL AND WORKMANSHIP.- Workmanship which exceeds the reauirements of the above mentioned authorities and herein specified shall take precedence over such ordinances. Materials used throughout the installation shall be new and the best of their respective kind, installed in a neat workmanlike manner, and to the entire satisfaction of the Architect and all governing bodies. The Contractor shall, upon reouest of the Architect, furnish samples of the materials which he proposes to furnish and install, and obtain written approval of their use before proceeding with the work. 13 -06. POWER OUTLETS.- This Contractor shall install service of sufficient capacity to operate an electric range and hot water heater. The proper switches shall be installed at the meter block, terminating in boxes with proper covers, where shown on the drawings. 13 -07. CONDUITS.- Conduit in concrete or earth shall be heavy galvanized conduit with a screwed joint. All other shall be thin wall steel tube galvanized conduit with proper fittings. Contractor shall furnish and install ea complete system of conduits from panel board to all outlets marked on plans. Conduits must be placed in position before lathing and plastering is done. All fittings, elbows, couplings, hunction and pull boxes, etc. necessary for the complete installation must be those manufactured expressly for such purpose. The ends of all conduits are to be cut off souare and carefully reamed with butt reamer and cleared of burrs. Before placing couplings or junction boxes on conduits the threads must be thoroughly leaded. Harper 13-07. CONDUITS - Cont'd. Couplings must be fitted tight from end to end. Conduits must be first installed as a complete system, and nothing must be drawn in until plastering has been finished and dried, except the testing wires, which must be withdrawn immediately. Outlets for fixtures must be boxed fitted with crowfoot nipples for hanging fixtures. All conduits shall be of ample size for pulling wire. 13 -08. WIRE AND WIRING.- The rules of the National Board of Underwriters and local power company must be considered as a part of these specifications. No wire shall be used smaller than #14 B & S and all wires larger than #8 B & S shall be stranded. There must be no joints in the wires. Double conductors will not be allowed for branches. No two wires of different mains and branches are to be run in one conduit but three wires necessary on one conduit - these three must run in one conduit. All wires must be of such size that with all lights,as per plans, lighted, there will be no undue heating and loss of potential between switch board and any outlet shall not exceed 5% and there shall be no variation between any two lighting outlets to exceed 2 %. Total loss to be divided as follows: In mains 3 %, in branches 2 %, in any change of numbers of distribution of light as per plans, that may necessitate corresponding change in size of wires, the contractor must apply to Architect for such changes in size of wires, at time of notification of any change whatever. Each and every wire at switchboard must be tagged with a substantial and permanent metal tag. 13 -09. GROUNDING.- Furnish and install a system and equipment ground of a size and a manner as prescribed by the jurisdictional regulations. Same shall be neatly and acessibly installed in a manner and location acceptable to the A 13 -10. SWITCHES AND RECEPTACLES. All switches indicated by arrow and "S" shall be w.e., G.E. as Bryant Tu,bler Type, all plug receptacles shall be duplex flush type and place 18° above floor or as noted. Switch and plug plates in Bath Rooms and Kitchen shall be Chrome plated, all other plugs and switch plates to be Bakelite, Plug outlet for refrig- erating units to be as required by local regulations with switches. Outlet shall be suffic- iently high to clear top of refrigerator. Floor receptacles shall be water tight with adjustable covers. 13 -11. WATTAGE & SPECIAL OUTLETS.- Plug outlet and closet lights shall be wired for 100 watts each; ironing board outlet shall be on a separate circuit, all other outlets shall be wired for 150 watts each. 13 -12. TELEPHONE SERVICE.- Provide a conduit from point of entry to the location noted on the drawings. Box shall be installed at outlet. 13 -13. SPACE HEATERS.- Provide and install 1000 W. Type electric heaters with chrome plated front in bath; where shown. 13 -14. SIGNAL SYSTEM.- Provide and install a system of signals from bell ringing transformer. Push buttons at front and service entrance doors shall be Escutcheon Type with cast body. All bell wires in conduit. 13 -15. RADIO SYSTEM. - Where shown on the plans, furnish and install radio outlets consist- ing of a duplex receptacle and a ground and aerial connection, both services mounted under one common plate. Aerial connection shall consist of approximately 15 feet of stranded and tinned copper aerial wire, mounted on porcelain insulators. The aerial shall not be run in a manner that will parallel any kind of pipes in the building unless they are kept at least 5 feet apart. Under no conditions will crossing pipes with the aerial at right angles be permitted within the aforementioned distance. The ground eoidttcterT,shall be #14 stranded and rubber covered, extended on porcelain insulators to a point where an accessible ground connection can be made to a cold water pipe. The receptacle furnish for the aerial and ground shall be readily identified to be used for this purpose only, with markings on the receptacle or plate. The plug or plugs furnished with same shall not be of a type which will permit insertion into a receptacle used for power service. Receptacles and plates shall be of the same make as those furnished for the other service in the building. 13 -17. LIGHTING FIXTURES.- All lighting fixtures shall be furnished and installed under a separate cash allowance. 13 -18. TESTS.- All wiring installed under this contract, prior to turning over the work as a completed unit, shall be tested for a proper connection, short circuit or grounds. The final result shall indicate that all wiring shall test free and be clear from any faults. 13 -19. GUARANTEE.- All materials installed under this contract shall be guaranteed in writing to the Architect for a period of twelve months after final acceptance of the work. Under this guarantee the Contractor shall repair or replace at his own expense any part or parts which may become defective or due to poor workmanship within that time. This guarantee shall accompany the request for final payment. SECTION 14.. - SOLAR HEATER. •r SOLAR HEATER. - This Contractor shall furnish and install complete solar heating system consisting of one 120 gallon tank and two No. 10 heating units. TANKS. Tank shall be 120 gallon capacity; shall be made of heavy iron galvanized inside and out. This shall be connected to a cold water supply and be piped to an auxiliary electric heater in second floor closet. This tank shall be insulated with not less than 5" of fine regranulated cork. All connections between tanks and to the house service supply and to the heating units shall be Mueller or heavy soft Copper Tubing and copper fittings. HEATING UNITS.- The heating units shall be two in number connected to tank. Each heating unit shall be 4' 3" wide, 12' 0" long, 3" thick. The exterior of each of these heating units shall be of galvanized iron not less than 22 gauge and reinforced with 1/8 inch flat iron. All lapping edges of this galvanized case shall be crimped and spot soldered. The interior of this box shall be lined or isolated with 1/2" Armstrong isolation Boards and covered with 15; lb. insolating paper. The coil of the heating unit shall have not less than 105 ft. of 3/4 inch Mueller Heavy Soft Copper tubing with Mueller Copper return bends. This coil shall have a 6 oz. copper appear- ance from the top of a.solid sheet of copper. This entire heating unit shall be covered with glass,making it as near possible air,- tight. GUARANTEE.- This Contractor shall give written guarantee against all defects of material and workmanship for entire Solar System, for a period of one year after final acceptance.
