General Cornditi ons Right to Reject Bids Examination of Premises Laying Out of Work Windstorm Insurance Defective or Improper Work Ordinances & Regulations Perini is Guarantee GENERAL CONDITIONS The General Conditions of the American Institute of Architects apply to this building as though copied herein in full and copy of same may be had upon ap- plication to the Architect. The Owner reserves the right to reject any or all bids as. well as sub - contractors. A list of proposed sub- contractors shall be submitted with the bid. The Contractor shall carefully examine the premises as no allowance will be made for lack of knowledge of all conditions except underground which are indetermi- nable. The Contractor shall assume responsibility for damage sustained by Owner due to incorrect location of the building or laying out of the work. The Owner shall effect and maintain windstorm insurance as well as fire insurance as called for in Article 29. Any work or materials not acceptable to the Owner must be removed by the Contractor and teplaced by approved materials or work without extra compensation. All requirements of the local and State ordinances and regulations relating to buildings shall be observed by all Contractors. The General Contractor shall secure and pay for general building permits. Special permits shall be taken out and paid for by the Contractor of such work. The Contractor shall be responsible and shall make good any defects due to faults in labor or 'materials which may arise or be discovered within one year after com- pletion of the work and its acceptance by the Owner. 1. EXCAVATION*CONCRETEEMASONRY Remobal of The excavations shall be cut to sufficient size and Earth depth to allow for foundations, form work and the instal - lation of all other work to the best advantage. Exca- vation for soil, water, underground conduit, etc., shall be done by the respective trades. Grading of any surplus soil shall be done as indicated on the drawings as grading up to the walls of the building. Contractor is to furnish any additional soil required for or slabs on fill after soil from excava- tions have been used up for that purpose, Forms Wood forms for the concrete work shall be built strongly and rigidly to support load of concrete without deflect- ions. Forms shall be built straight, true and to size required and in every way shall conform with the require- ments of a first -class job. Cement All cement shall be fresh Portland cement of standard brand approved by the Architect, and shall conform in every respect to the requirements of the standard speci- fications of the American Portland Cement Mfrs, Assn. Sand or All shall be fresh water sand of firm texture, evenly Fine Aggro- graded from coarse to fine, not less then eighty percent gate silica content, shall be free from mica and shall contain no trash or foreign matter and not more than three per cent of loam, clay or slate. Stone or Coarse aggregate may be gravel or broken stone of a Coarse size to pass through a 1 -1/4 ring and must be retained biz Aggregate a 1/4" mesh. It must be evenly graded from coarse to fine and must contain no screenings, trash or organic matter, Reinforcing Reinforcing steel for concrete shall be intermediate Steel • grade conforming to specifications of.the American Society for Testing Materials. Steel shall be proper length and bent cold and deformed bars only shall be used; no re- rolled steel allowed. No steel is to be used which has gathered a rust scale. Steel shall be placed in forms and rigidly wired in place or otherwise supported before concrete is poured. Bars in slabs or beams shall be lifted or cradled so that bars are well bedded in concrete, Concrete Reinforced concrete shall be in proportion of one part cement to six parts fine and coarse aggregates. In pro - portioning materials, one bag of cement weighing approxi- mately 94 pounds shall be considered as one cubic foot. 2. Usually fine and coarse aggregate is to be propr tioned to a ratio of 2 -1/2 parts fine to 3 -1/2 parts coarse but same may be varied by the Architect to secure a smooth work mixture. In no case will more than eight gallons of water to each bag of cement be used and same may be reduced where aggregate is wet. Designed strength for concrete shall be a minimum of 2500 lbs. Where new concrete columns are shown cut into existing work; same are to be carried down to existing footing. A new 8" x 12" beam with (4) 5/8 round rods is to be constructed along west wall. Mortar Mortar shall be composed of an approved mortar mix or Portland cement and sand. If Portland cement mortar is used, not over ten percent of lime shall be added. All mortar shall be used within thirty minutes after mixing and re- tempering will not be permitted. Concrete All concrete block shall bear Underwriter's approval to Block be thoroughly cured and meet the requirements of the Building Department. Topping Finish topping for Garage Floor shall be not less than 3/4" thickness, troweled hard and smooth. Mix for topping shall be one part cement to two and one -half parts fresh water sand. MILLVJORK & CARPENTRY General General Contractor shall maintain a competent super- intendent or foreman on the job from start to finish and such foreman shall be responsible for the determi- nation of lines and levels, maintaining street barri- cades, lanterns., scaffolds, etc., necessary for the safety of the workmen and the public. Rough Stock Framing lumber shall be #2 or better Short Leaf Pine, & Framing thoroughly seasoned, mill sawn to full dimensions and Lumber free from sap, shakes, large and unsound knots and all other defects impairing its strength. Floor joist, ceiling joists, rafters and plates shall be No. 2 Long Leaf Pine, Treating Exterior millwork, all sides of exterior door frames of Lumber and bucks, plates, sills and all wood in contact with masonry shall be treated with two brush coats of Cel- cur -sol. All furring strips to be treated with Cel- cur -sol. Millwork Construct and fit neatly in place, securely, all shelves, rods, etc indicated on drawings. Closet shall have two shelves and garment poles as indicated on drawings. Towel closet to be fitted with five shelves. New exterior doors to be of Heart Cypress. Interior doors to match existing doors. Base and trim to match that in existing building and to be of white pine. Glazing All new glazing shall be with D. S. B. glasssst with wood stops in glass doors. Grounds Carpenter shall set grdunds where required. Floors Floors except in Bathroom shall be clear red oak sanded, filled, shellacked and waxed. Hardware Contractor shall furnish and install rough hardware such as bolts, anchors, straps, etc. Finish An allowance of Fifteen ($15.00) Dollars shall be made Hardware for finish hardware. Caulking Caulk around all exterior openings with knife grade caulking compound. Screens All windows in second floor shall have screens of 18 mesh bronze screen. Thickness shall be 7/8 ". Medicine Allowance shall be made of eight ($8.00) Dollars for Cabinet medicine cabinet. 4. Resetting Existing casement sash in N. E. Bedroom to be reset of Old Work where indicated on drawing. This contractor to ascer- tain whether or not old frames can be reset. If not, new frames of Heart Cypress are to be made to fit the respective window. New All new wood casement frame and sash are to be of ,Casement Heart Cypress and are to match existing second story Sash sash in design, size and construction. Closet Bedroom closet to be lined, walls and ceiling with 3/8" ped T. & G. Cedar. LATHING AND PLASTERING General No lathing shall be done until building is acceptable to the plasterer and until electrician and plumber have had their rough installations inspected and approved by their Inspectors. Stucco No finish plaster is to be applied until roof is com- plete. Application of plaster is to be in two coat job, scratch and finish with finish in texture of trowel and brush, fairly smooth and according to approved sample. Finish in bath to be troweled smooth and hard. Plaster shall not show scaffold marks or other discoloration. Lath shall be Rock Lath and shall be securely nailed, reinforced at angles and corners with 8" Clinton wire lath strips nailed on with galvanized nails. Exterior walls to be stuccoed in two coat Application, not less than 5/8" thickness. Stucco shall be water- proofed with Sec #1 as per manufacturer's specifications. 5• PAINTING General Painter shall inspect the work of others before com- mencing work and shall report any defective work which will give him unsatisfactory results and commencing work indicates acceptance of work of others. Stucco There will be two coats of waterproof stucco paint. Exterior Prime all exterior woodwork and doors with lead and oil. Woodwork & Metal All exterior woodwork and metal except copper to be painted two coats of lead and oil in addition to priming coat. Interior Interior woodwork including base, trim, interior and Woodwork exterior of closet, etc. to be painted two coats lead and oil Of colors selected in addition to priming coat. Third coat in bath to be enamel. Putty fill cracks between woodwork and plaster. Plaster Plaster to be painted two coats lead and oil, colors as selected. Bathroom to have two coats in addition to prime coat. Last coat to be enamel. Shelves Shelves and hang rods of closets to be stained. Towel closet shelves to be painted. 6. General Bathroom White New Tile Flashing Drip Strip • TILE WORK Work included under this heading shall be done in accordance with recommendations of Tile Mfg. Assn. Metal lath and scratch coat for tile wainscot shall be furnished by plastering contractor. Wainscot shall be 4 -1/4 x 4 -1/4 glazed tile with bull - nose cap. Height of the wainscot shall be 4 except around tub, which shall be 6 ". Floor shall be ceramic tile or three indh hexagon pattern to match existing bathrooms. Accessories shall be as follows: 1 Paper Holder 1 Toothbrush & Tumbler Holder 1 Soap & Grab Bar comb. 1 Soap Holder 1 30" Towel Bar 1 18" Towel Bar ROOFING Tile shall be Cuban barrel tile of approved manufacture and shall match that on existing building. Tile shall be laid on two layers of felt. First layer 30# to be cap nailed, second layer 90# slate surfaced paper shall be mopped on with hot asphalt. Flashing and counter - flashing at chimney roof and wall intersections and other necessary flashing shall be done in a workmanlike manner with 16 oz. copper. Drip Strip shall be 16 oz. copper. 7. ELECTRICAL WORK General The complete electrical installation shall conform with all the rules and regulations of the National Board of Fire Underwriters specified in the latest edition of the Code, the local rules of the Florida Power & Light Co. and the Southern Bell Telephone Co. and the requirements of the Inspector. General Contractor will furnish information regarding the location of the service pole and note that meter and service installation shall conform with the recent requirements of the Power Co. This Contractor to de- termine whether or not existing service will take ad- ditional service. Materials Duplex receptacles and switch outlets may be four inch or Gem D. Provide plaster rings and all ceiling and bracket outlets with no bolt fixture studs. Cover and switch plates to be bakelite cover plates; switches to be toggle type and gang switches where more than one occurs. Provide meter loop and conduit connection to panels and furnish one spare fuse gap and complete set of fuses. Label clearly and neatly all circuits at panel. Ground all equipment properly in accordance with requirements. All wiring shall be run in hot dip galvanized steel tubing. Fixtures Fixtures to be set by this contractor. Allow $10.00 for purchase of these. 8. PLUMBING General The Plumbing installation shall be in accordance with the requirements of the Inspector and Code of the City, and certificates of approval shall be obtained as re- quired. Sanitary system shall be connected with existing septic tank. All piping for sanitary system within the building walls to be cast iron. Hot and cold water piping shall be run with galvanized steel pipe. This contractor shall connect into existing hot and cold water system. Sanitary The connections in cast iron shall be made up with picked oakum and lead. Vent piping to be graded to free itself of condensation and rain water, and horizontal soil lines to be graded not less than 1/4" to foot. Lead bends and wastes shall be covered with bronze screen spot soldered. Vents through roof to be flashed with lead. Fixtures Standard or equal.
