MEMORANDUM DATE: March 6, 2001 TO: Planning and Zoning Board FROM: Al Berg, Planning and Zoning Director SUBJECT: PZ01- 0315 -03 Pastor Gonzalez 240 N.E. 99 Street APPEAL The applicant is requesting site plan approval for a garage enclosure and a 51 square foot addition at the rear of the garage. SITE ANALYSIS /STAFF RECOMMENDATION The property is located in a single family, R -18.5 District on a 75' x 115' lot. The proposed addition consists of a 12'8" x 4' area in the rear that will square off the west side of the building. Double french doors will be added in the rear. The front elevation will include two windows that match the existing windows on that elevation. The floor elevation will be raised to match the existing house and the windows will also be elevated. The recently revised parking ordinance requires that whenever a garage is enclosed, three parking spaces must be located on the property. In this case, a circular driveway exists in the front and an additional driveway is located in the rear which would adequately serve the property and meet ordinance requirements.
