Additionally, the following items should be.aadres se: park of the agreement between the owp and the contractor. The owner's initial in the adjacent indicates that the item has been explained. 1. Aesthetics - Workmanship: The workmanship provisions of Chapter 15 (High Velocity Hurricane Zone) for the purpose of providing that the roofing system meets the wind resistance and water intrusion erformance standards. Aesthetics (appearance) issues are not a consideration with respect to workmanship provisions. Aesthetic issues such as color or architectural appearance, that are not part of a zoning code, should b dressed as part of the agreement between the owner and the contractor. l1 _2. Renailing Wood Decks: When replacing roofing, the existing wood roof deck may have to be renailed a ordance with the current provisions of Chapter 16 (High Velocity Hurricane Zones) of the Florida Building • (The roof deck is usually concealed prior to removing the existing roof system). ` , 'I 3. Common Roofs: Common roofs are those which have no visible delineation between neighboring s (i.e. townhouses, condominiums, etc.). In buildings with common roofs, the roofing contractor and/or owner sho . d notify the occupants of adjacent units of roofing work to be performed. _4. Exposed Ceilings: Exposed, open beam ceilings are where the underside of the roof decking can be ewed from below. The owner may wish to maintain the architectural appearance, therefore, roofing nail penetrations of the underside of the decking may not be acceptable. The Florida Building Code provides the opt'•n of maintaining this appearance. .111111w 5. Ponding Water: The current roof system and /or deck of the building may not drain well and may cau e water to pond (accumulate) in low -lying areas of the roof. Ponding can be an indication of structural distress and may require the review of a professional structural engineer. Ponding may shorten the life expectancy and performance of the new roofing system. Ponding conditions may not be evident until the original ng system is removed. Ponding conditions should be corrected. 6. Overflow scuppers (wall outlets): It is required that rainwater flow off so that the roof is not overloaded from a build up of water. Perimeter /edge walls or other roof extensions may block this discharge if overflow scuppers (wall outlets) are not provided. It may be necessary to install overflow scuppers in accordance wit he Florida Building Code, Plumbing. 7. Ventilation: Most roof structures should have some ability to vent natural airflow through the interior of the ructural assembly (the building itself). The existing amount of attic ventilation shall not be reduced. It may be bene cial to consider additional venting which can result in extending the service life of the roof. CORPORATION General Recommendations presented on pages 17 -22 shall apply in addition to the following application recommendations. Application Recommendations 1. On structural concrete decks, insulation may be secured with GAF Steep Roofing Asphalt ASTM D -312 Type III or IV or the GAFTITE" Fastening System. If GAF Steep Roofing Asphalt is to be used, the concrete deck must be primed with GAF Asphalt/Concrete Primer at a rate of 1 -2 gallons per 100 square feet and allowed to dry. 2. For steel decks, insulation must be mechanically attached throughout the entire roof area. See 'Suggested Insulation Fastener Patterns' page 13 or the current GAFTEMP" Catalog and factory Mutual Loss Prevention Data Sheet 1• 28 for attachment patterns. 3. Install one ply of GAFGLAS° 175 Base Sheet over the GAFTEMP Perlite, Fiberboard, High Density Fiberboard, or Composite Insulation in a solid mopping of GAF Steep Rooting Asphalt ASTM Type III. The side laps must be a minimum o12 inches. The end laps must be a minimum of 6 inches. Over GAFTEMP Isotherm R, a venting base sheet such as GAFGLAS STRATAVENT° (Vent Ply) Perforated or an overlay of GAFTEMP Perlite, Fiberboard, High Density Fiberboard. or Composite Insulation is required. GAFGLAS STRATAVENT (Vent Ply) Perforated is loosely laid over the GAFTEMP Isotherm R and positioned with 2 inch side laps and 6 inch end laps. Also, a GAFGLAS 175 Base Sheet may be spot or strip attached. achieving a 50 % -70% attachment, to the insulation with GAF Steep Roofing Asphalt ASTM D -312 Type III or IV. 4. Starting at the low point of the roof, fully embed one ply of RUBEROID MOP (Smooth or Granule) in a nominal 25 pounds per 100 square feet (plus or minus 20%) continuous coat of GAF Steep Rooting Asphalt ASTM D -312 Type III or IV. The RUBEROID membrane must be positioned to provide 4 inch side laps and 6 inch end laps. 5. For specification I -1 -1 -MSC, a coating is required. Apply GAF WEATHER COAT° Emulsion at a rate of approximately 2 -3 gallons per 100 square feet; GAF Fibered Aluminum Roof Coating at a rate of approximately 1 172-2 gallons per 100 square feet; or other GAF approved coating: see "UL Systems' Ratings Chart," page 6. Apply thf* coating between 1 and 4 weeks alter installing the' RUBEROID membrane. 6. The protective coating must be maintained during the file of the root. Reapplication of surfacing must be employed as part of a periodic maintenance program. The frequency may vary depending on climatic conditions. Note: The GAF Steep Roofing Asphalt should be mopped at a minimum temperature of 400' F (with a target temperature of 425' F) or 20' F above the EVT, whichever is higher. Walking or pressing the seam and providing for a '/I inch to' 1, inch asphalt flow out should be done to assure sound laps.
