Request for House Painting Permit
using Traditional Mediterranean Colors
Dear Planning and Zoning Board,
My name is Sergio Vazquez, I live at 80 NE 97th
Street. Miami Shores Village has not accepted my
color selection for the exterior of my home. The
reason given is that it does not conform to the
pallette of pastels. I understand that mechanism,
but do not agree that we should limit our color
schemes in the Village to only pastels. I request
that you approve my color scheme.
Being a landscape architect and town planner, I
believe that I have taken great care in determining
an appropriate color for my home. The text and
images which follow describe my reasoning and
study for why this is a suitable color scheme.
Once I decided to paint the house, I had two goals
in mind;
#1 A color choice that is appropriate for my
house based on its design and colors that are
attractive and unique.
#2 - A paint that would not fade. I have watched
many newly painted houses in Miami Shores
quickly fade after a year.
Upon deciding to paint my home, I began driving
around Miami looking for ideas. The richer,
Mediterranean inspired colors, caught my eye.
These richer hues and earth tones cool down the
glare of the bright sun and create a constrasting
backdrop for our tropical plants and trees. They
create a stronger visual delight.
I continued my search through books and
personal photographs for historical Mediterranean
examples. Through my reading, I learned that
these deeper tones are a part of the vernacular
palette found in Mediterranean countries. These
colors and textures occur in lime paints which
have been used since Roman times. Lime based
paints are less likely to fade.
There are a large number of Mediterranean style
houses in the Village. My house is not a true

This picture of a home in Port- Grimaud, on the French Riviera, was the image that
sparked my interest in the richer colors. The green of the shutters compliments the
building color.
Mediterranean style house, but does resemble
many of the smaller rural farm houses which I've
seen in the South of France, in Italy, and in
Turkey. The barrel tiled roof, rustic handmade
shutters, and stucco walls give it that appearance.
I met Emilio Gianfranco, conservator of Vizcaya.
Emilio came from Tuscany to direct the
restoration of Vizcaya. By 1980 Vizcaya had lost
most of the original paint. Through research, it
was discovered that lime based paints were
originally used on the exterior walls. Mr.
Gianfranco acquired the historical paint formula
from UNESCO, used on historical structures
throughout Europe and northern Africa. The
paint formula dates back to Roman Times.
Through the last 18 years, Mr. Gianfranco has
reworked the formula for the American market.
The UNESCO version was formulated to mellow
quickly, so it would not appear "new" for long.
The contemporary formula has been refined to
lasts, it mellows more slowly, and does not flake.
Appropriateness
Historical precedence
The earth tones are a response to the sub - tropical
light. These colors are found on many simple
structures throughout the Mediterranean, they are
traditional..
Local Precedence
Deeper colors have been used previously in this
community. Nearby Cities such as Coral Gables
have had "Paint Programs" in place. Through a
lecture series, the Gables have made homeowners
aware of the original lime based paints and colors
used. The city has returned many homes and
public buildings to their original lime based paint
colors.
Mediterranean Examples
Farm house in Ayvali Qifligi, outside of Istanbul, Turkey.
Strong Street Presence
The house needs a stronger street presence, it is
set back from the corner and is dwarfed by the
two story building next to it. The best residential
streets throughout America are those which are
fronted by houses that evoke a romantic or grand
atmosphere, developers figured this out years ago.
That is why the Shoreland Company located its
first houses on 96th Street (Shoreland Blvd) and
Grand Concourse to increase lot sales by showing
the future potential to buyers. These streets
inspire pride for members of the community who
may not even live on those streets. The houses
built on the street corners were uniquely detailed
to serve a second function. The more memorable
the street corner (defined by its buildings), the
better it functions as a landmark for orientation.
These buildings in Venice, Italy, known as Scoula Grande
Tedesca, are simple buildings. The color and texture gives
them a greater presence.
An aerial view of Rome from the book "Rome from the Air ", shows an assortment of unadorned buildings painted in deeper colors.
Contemporary Examples
Casa Miyar in Coral Gables was designed by Tomas Lopez - Gottardi in 1995. This house exemplifies the elegant restraint of the red with a
white /cream detailing, the grass and vegetation provide the complimentary green. This color combination is not unlike the color of brick
buildings with white trim. The photograph is from "Coral Gables: An American Garden City".
This home is located in Kerner, outside Istanbul, Turkey.
Again, the use of simple trim to offset the color.

The architecture gains presence through the use of deeper hues. This
house is located on Castile Avenue in Coral Gables.

This paint test is visible from the sidewalk on NE 1st Avenue (if you peek over the
fence). The color does not actually look as orange as it is in this photograph. I have
shown the color to several neighbors and asked for their honest opinion. No one
has expressed opposition.
As an architect and planner,
Miami Shores is attractive to
me because of the great
ensemble of buildings. The
20's -30's Mediterranean,
30's -40s art deco, and the
50's -60's modernism make it
an exciting place! Is it not a
shame to limit ourselves to
the three lightest colors on
the Benjamin Moore color
wheel and not explore colors
that are historically
appropriate to the
architectural style?
The white trim has more contrast with the test
color, it seems less defined against the existing
yellow. In front of the test color, the green of the
vegetation appears more sculptural, it
compliments the red hue. The silhouette of the
plant is stronger. The sunlight creates a more
vibrant shadow -play against the wall. This
richer hue gives the house more character.

The comparison between the computer simulation
of the proposed colors and the existing colors is
very telling. Even in the soft morning light, the
existing colors glare, they are not easy on the eyes.
The simulation shows how the proposed colors a
more welcoming. The house has more presence.
The color compliments the vegetation.
