The provisions of Chapter 15 of the Florida Building Code, Building govern the minimum requirements and standards of the industry for roofing system installations. Additionally, the following items should be addressed as part of the agreement between the owner and the contractor. Common Roofs: Common roofs are those which have no visible delineation between neighboring un (i.e. townhouses, condominiums, etc.). In buildings with convnon roofs, the roofing contractor and/or owner should notify the occupants of adjacent units of roofing work to be performed. 4. Exposed Ceilings: Exposed, open beam ceilings are where the underside of the roof decking can be vi ed from below. The owner may wish to maintain the architectural appearance, therefore, roofing nail penetrations of the underside of the decking may not be acceptable. The Florida Building Code provides the optipn of maintaining this appearance. 5. Ponding Water: The current roof system and/or deck of the building may not drain well and may use water to pond (accumulate) in low -lying areas of the roof. Ponding can be an indication of structural distress and may require the review of a professional structural engineer. Ponding may shorten the life expectancy and performance of the new roofing system. Ponding conditions may not be evident until the original roofing system is removed. Ponding conditions should be corrected. 6. Overflow scuppers (wall outlets): It is required that rainwater flow off so that the roof is not er from a build up of water. Perimeter /edge walls or other roof extensions may block this discharge if overflow scuppers (wall outlets) are not provided. It may be necessary to install overflow scuppers in accordance with the Florida Building Code, Plumbing. _ 7. Ventilation: Most roof structures should have some ability to vent natural airflow through the rior of the structural assembly (the building itself). The existing amount of attic ventilation shall not be reduced. It may be beneficial to consider additional venting which can result in extending the service life of the roof. All insulation shall be bonded to a primed surface using ASTM D 41 asphalt pruner. Primer shall be fully dry before application of asphalt. Do not prime base sheet if one is present ?. No insulation panels shall be bonded to an existing built up roof with a gravel surface without full removal of the gravel, priming of the surface, and a leveling flood coat of asphalt, prior to mopping of the insulation bonding asphalt. No insulation panel shall be larger than 4' x 4' when bonded to the substrate in approved asphalt. 3. Existing roof surfaces used as a bonding substrate shall be tested for uplift resistance, in compliance with Dade County Protocol PA 124 to the calculated design pressures of the field, perimeter and corner areas, determined in compliance with Chapter 23 of the South Florida Bui!ding Code. 4. The moisture content in an existing built -up roof shall be in compliance with Section 3401.10(j) of the South Florida Building Code. 5. Fasteners shall be tested for withdrawal resistance in compliance with Dade County Protocol PA 105 to confirm compliance with the wind load requiretnents set forth in Chapter 26 of the south Florida Building Code. 6. In no case shall the fastener requirments for recover be less than requirements for the deck type in the new construction approvals. 7. GAF Materials Corporation requires tearoff of the existing roof over lightweight insulating concrete decks, except as determined on a job -to -job basis. the A pplication. I3. Roll good materials shall be stored in strict compliance with GAF Materials Corporation requirements. I I. Consult current Underwriters Laboratories Directory for the appropriate coating for each rooting assembly to obtain the required fire rating. The assembly shall be installed in strict compliance with Chapter 3401.5 and 3401.6 of the South Florida Building Code for maximum fire classification. 15. Asphalt inuppiugs shall be with applied with asphalt approved by the applicant and shall be approved in compliance with equiviscous temperature (EVT) methods of asphalt application. Asphalt containers or bulk tickets shall indicate an EVT, finished blowing temperature (FBT) and flash point. Asphalt types and temperature ranges shall be in compliance with Subsection 3403.4(a)(3) of the South Florida Building Code. 16. Insulation may be installed in multiple layers. The first layer shall be attached in compliance with Product Control Approval guidelines. All other layers shall be adhered in a full mopping of approved asphalt at an application rate of 25 lbs/sq. t 15 %, or mechanically attached using the fastening pattern of the top layer. Refer to manufacturer's literature and/or the NRCA Roofing and Waterproofing Manual for correct application procedures of insulation panels in approved asphalt or adhesive. 17. Pre- assembled cap nails may only be used for termination of fully bonded surfaces such as mechanical termination at wood blocking, head and side laps, .and base flashing terminations. Cap nails shall not be used for the mechanical attachment of a base sheet. Tin caps are required by the South Florida Building Code. l 8. The submission of system specifications and details shall accompany the Section 1I Building Code Permit. This information is available in the publications listed in the 'System Description' of this Product Control Approval. The submission of these documents, as well as the proper application and installation of all materials shall be the sole responsibility of the contractor. 19. All standard panel sizes are acceptable for mechanical attachment. When applied in approved asphalt, panel size shall be 4' x 4' maximum. 20. Fastener spacing for base sheet attachment is based on a minimum withdrawal resistance value of 250 lbf as tested in compliance with Dade County Protocol PA 105. If the fastener values as tested are below 250 lbf a professional engineer may submit a revised fastener spacing utilizing the withdrawal resistance value taken from Dade County Protocol PA 105.
