I wish to register a complaint against the
erection of the proposed improvements upon Lots 1 and 2,
Block 53, Section 2, of Miami Shores. This property is
also known as 490 Northeast 96th Street, and is owned by
one Charlott Lo Harmsteado
An examination of the building under construction
discloses that it will either be a rooming house or a three -
unit apartment. The second floor is apparently one unit,
consisting of a large living -room and porch, kitchen, two
bedrooms and two baths. The ground floor consists of two
bedrooms on the west, with connecting bath, and an outside
entrance to each room. On the north is an entrance hall and
on the east are two rooms, with a connecting bath, and each
with an outside entrance. Apparently the north room on the
east side is to be divided into two small rooms, as .electric
wiring with an ordinary wall switch is suspended from the
ceiling. The garage is between the east and west wings of
the house and backs up against the entrance hallo
I wish to call your attention to the fact that both
the zoning ordinance of the Village and the deed restrictions
limit the use of this property to a single family residence.
Very clearly, the proposed improvements violate both, as the
first floor is composed of two apartments, with each of the
four rooms having its own private outside entrance.
This is a wanton breach of the zoning ordinance and,
if permitted, will be but a forerunner of future violations and
ultimately result in a complete breakdown of all zoning require-
ments in the Village.
As a resident of the Village of Miami Shores, I
strongly urge that you take such action as maybe necessary to
