The provisions of Chapter 15 of the Florida Building Code, Building govern the minimum requirements and standards of the industry for roofing system installations. Additionally, the following items should be addressed as part of the agreement between the owner and the contractor. The owner's initial in the adjacent box indicates that the item has been explained. _Q,,__1. Aesthetics - Workmanship: The workmanship provisions of Chapter 15 (High Velocity Hurricane Zone) are for the purpose of providing that the roofing system meets the wind resistance and water intrusion performance standards. Aesthetics (appearance) issues are not a consideration with respect to workmanship provisions. Aesthetic issues such as color or architectural appearance, that are not part of a zoning code, should be addressed as part of the agreement between the owner and the contractor. 2. Renailing Wood Decks: When replacing roofing, the existing wood roof deck may have to be renailed in accordance with the current provisions of Chapter 16 (High Velocity Hurricane Zones) of the Florida Building Code. (The roof deck is usually concealed prior to removing the existing roof system). 3. Common Roofs: Common roofs are those which have no visible delineation between neighboring uni (i.e. townhouses, condominiums, etc.). In buildings with conirnon roofs, the roofing contractor and/or owner should notify the occupants of adjacent units of roofing work to be performed. 4. Exposed Ceilings: Exposed, open beam ceilings are where the underside of the roof decking can be viewed from below. The owner may wish to maintain the architectural appearance, therefore, roofing nail penetrations of the underside of the decking may not be acceptable. The Florida Building Code provides the optic f maintaining this appearance. 5. Ponding Water: The current roof system and/or deck of the building may not drain well and may cause water to pond (accumulate) in low -lying areas of the roof. Ponding can be an indication of structural distress and may require the review of a professional structural engineer. Ponding may shorten the life expectancy and performance of the new roofing system. Ponding conditions may not be evident until the original roofing system is removed. Ponding conditions should be corrected. 6. Overflow scuppers (wall outlets): It is required that rainwater flow off so that the roof is not ove oaded from a build up of water. Perimeter /edge walls or other roof extensions may block this discharge if overflow scuppers (wall outlets) are not provided. It may be necessary to install overflow scuppers in accordance with the Florida Building Code, Plumbing. 7. Ventilation: Most roof structures should have some ability to vent natural airflow through the inte or of the structural assembly (the building itself). The existing amount of attic ventilation shall not be reduced. The existing galvanized steel chain link fence is four (4) feet high. The new wood slats will be five (5) feet high so that the five feet in height comp is with - the allowable height in this residential area. The new wood slats are to be installed at the short section on the west side of the front of the house and on the rear fence that parallels -the alley. There is a three feet wide gate in the front section and two nine feet wide gates in the rear fence. The existing four feet high chain link fence is properly installed with the pipe fence posts firmly set in concrete. There is a continuous pipe top rail and bottom rail and the chain link is securely tied to the posts and top and bottom rails. Each nine feet wide chain link gate is hinged to a larger diameter post that is securely set in concrete. The existing four feet high chain link fence along the common west property line is to remain "as -is ". The existing wood fence from the east rear gate post to the rear corner of the house is also to remain "as -is ". The three gates and the fence sections will be clad with the five feet high wood slats in the "shadow -box" configuration. Each new pressure treated wood slat is 1/2" thick by 4" wide by 5' -0" long. Each wood slat is being bolted to the top and bottom rails with 1/4" diameter by 4" long steel bolts. There is a 2" x 2" wood spacer parallel to and above the top rail that is being bolted between the slats that are on both sides of the fence. These spacers are also being bolted to the top rail using 1/4" diameter all- thread steel rods installed vertically through the pipe top rail. These vertical all- thread rods are installed at about two feet on center. The total of the tested roof surface arca was less ,dean 10000 square feet, and the mean height of the roof is less than 30 feet above ground surface. The type of tile used for this project was reported to be Flat Concrete Roof Tile. This tile was reported to have been foamed in place. At the time of this testing, one test for every corner, one test for every 100 square feet of roof tile in the perimeter area and one test for every 200 square feet of roo tile in the field area were tested. Initially the entire area of the roof was examine for loose tile. More than 10% of the roof tile located in the field area and more than 20% of the roof tile at the roof perimeter and corner were physically examined.
