Further, under section 3403.4, all materials used in the construction of the roof membrane must bear the UL label for Class A, B or C constructions. GAFGLAS® built up roof systems with three or more plies exceed these minimums in both water proofing asphalt content as well as physical strength. Also, GAF Building Materials Corporation GAFGLAS felts all carry the UL Label on their wrappers. For your information, please find attached GAF's UL fire resistance listings in the 1993 UL Roofing Materials and Systems Directory. In addition, the South Florida Building Code states in Section 2309.1 (a) (1) "Buildings and structures, and every portion there of, shall be designed and constructed to resist the forces of wind pressure." A minimum wind velocity of 120 MPH at a height of 30 feet above ground level is stated in Section 2309.1 (a) (2). The minimum wind velocity pressures expected at various heights are listed in Table 23 -C of the Code. The interpretation of these values as they relate to roofing should be left to a qualified professional and the Code enforcement staff. In addition to addressing the forces on the roof membrane in the field of the roof, it is imperative that perimeter attachment of the roof membrane be designed and installed quite carefully. The Factory Mutual Research Corporation has done extensive evaluation of the wind resistance of roofing systems. In addition to testing the uplift resistance of specific roof deck /roof membrane assemblies, FM has identified perimeter attachment designs that it recognizes as being wind resistant. FM Loss Prevention Data Sheet 1 -49 addresses perimeter details. Dade county Commercial Routing Jude 15, 199J Paige 2. Regarding the wind resistance of specific constructions, FM presently recognizes two levels of performance, 1 -60 and 1 -90. A 1 -60 FM Approved construction has been tested to an uplift pressure force of at least 60 pounds per square foot. A 1 -90 FM . Approved construction has been tested to an uplift pressure force of at least 90 pounds per square foot. GAF Building Materials Corporation has tested numerous roofing constructions at FM for uplift resistance. Those assemblies that have met FM's minimum 1 -60 uplift requirements as well as minimum fire resistance and other FM requirements are listed in FM's annual Approved Roofing Products Guide. Attached are copies of GAF's current GAFGLAS and RUBEROID listings. If there are any questions regarding these listings, call GAF at 1- 800- ROOF - 411 or call FM directly at 617- 762 - 4300. TO ALL BUILDING OFFICIALS, ROOFING INSPECTORS AND STRUCTURAL PLAN EXAMINERS IN DADE COUNTY June 21, 1993 Page Two Another issue is that the roofing system approved by Dade County must be installed in the manner described in the Product Approval. For example; if the approval calls for a #43 base sheet, that is the only base sheet that can be installed. The idea of "improving" the system with another "better" base sheet is not acceptable. Attachment of both insulation and a #75 Base Sheet can be accomplished simultaneously employing the GAFTITE® Fastener System as shown above. This fastener placement is applicable only for the GAFTITE Fastener. The use of other fasteners is not recommended. This specification can be used with insulation boards with a minimum compressive strength of 16 pounds per square inch (Test Method ASTM 0 -1621 or C -165) and includes isocyanurates, perlite, and fiberboard products. The above base sheet/insulation attachment system utilized with RUBEROID® MB Membrane Torch Applied and RUBEROID MB Membrane Granule Surfaced Membrane Torch Applied Membrane has been tested at FM and has passed FM Class 1 -60 requirements when installed over steel decks, concrete decks, minimum 3 /e inch FR plywood decks, and minimum 2 inch wood plank FR decks. (Reference FM J.I. 002A0.A.M.) Installation of GAFGLAS® Ply Felts For RUBEROID MB PLUS installations to be guaranteed for period of up to 20 years, a base of up to three plies of GAFGLAS Ply felts is specified. The laying of GAFGLAS Ply felts shall commence at the low points of the roof. Application will not be accepted if at any point the flow of water is against the laps. The phased application of RUBEROID MB Membrane Systems is not acceptable, Application of plies normally proceeds shingle fashion, lapping each sheet over the preceding sheet 27'/2 inches, 24 inches or 19 inches depending on the number of plies. GAFGLAS Ply Felts should be allowed to unroll evenly without constant correction, or fishmouths and buckles may develop; such irregularities should be immediately cut out and repaired before proceeding. If the roll starts to run off, it should be cut off and restarted. The headlap should be nominally 2 inches, at no point should the headlap be less than 1 inch. All rolls should be rolled and broomed in place immediately behind the mop and firmly embedded into the hot mopping. Brooming should be done from the upmopped side of the roll rather than walking directly behind the roll. Dragging of the broom is suggested rather than pushing. Excessive traffic and equipment should also be kept off the completed plies until the asphalt has set in order to avoid the displacement of the asphalt. Cut off all felts a nominal 2 inches above the top of the cant at wall Application Considerations and vertical surfaces. Specific Recommendations for Torch Applications In addition to the "General Application Recommendations," the following recommendations are for all torch applied RUBEROID MB Membranes. Membrane Installation Starting at the low point of the roof surface, set the roll in the course to be followed and unroll half the roll where practical. Position the membrane to provide a minimum of 3 inch side laps and a 6 inch end lap. Using the propane torch, apply the flame to the surface of the coiled portion of the roll until the surface reaches the proper applica- tion temperature (approximately 350° F). The flame should be moved from side to side and the membrane slowly unrolled while pressing onto the underlying surface. As the surface of the roll is heated, it will develop a sheen and the texture - backed products will lose their sharp definition. The generation of heavy smoke is an indication that the surface is being overheated. When this half of the roll is secure, reroll the other half of the roll and heat weld in place in the same manner. A minimum of inch flow out of modified bitumen compound is required at all seams. Field seams should not be troweled, Vertical flashing seams may be troweled when desired for appearance. At the 6 inch minimum end laps, sufficient heat must be applied to the granule surfaced RUBEROID MB Membranes to cause the granules to sink into the top surface coating to assure a receptive surface for bonding to the overlapping next roll of RUBEROID MB Membrane. Surface Coatings Coatings or gravel surfacing are required for smooth surfaced torch applied RUBEROID MB Membrane installations to be guaranteed for 12, 15, or 20 years. Apply GAF WEATHER COAT® Emulsion, GAF Fibered Aluminum Roof Coating, or other GAF approved coating within 13 weeks. (Refer to "Surfacing," page 11.) Reapplication of surfacing should be employed as part of a periodic maintenance program. The frequency may vary depending on climatic conditions. Specific Recommendations for Mop Applications In addition to the "General Application Recommendations, " the following recommendations are for all mop applied RUBEROID MB Membranes. Membrane Installation Starting at the tow point of the root, fully embed the mop applied RUBEROID MB Membrane in a 25 pounds per 100 square feet (plus or minus 20 %) continuous coating of GAF Steep Asphalt, ASTM Type 01 or IV. At the point of application, the asphalt must be a minimum of 400° F (with a target temperature of 425° F) or 20" F above the EVT, whichever is higher. The RUBEROID MB Membrane must be positioned to provide minimum 4 inch side laps and minimum 6 inch end laps. To insure sound lap sealing, additional pressure to these areas is suggested. This can be done by using a roller or continually stepping the seams. A minimum of inch flow out of asphalt past the edge of the seam is required. Unlike torch applied RUBEROID MB Membranes, mop applied RUBEROID MB Membranes may be used in conjunction with roofing cements such as GAF Jetblak FLASHTITE® Cement, particularly for flashing applications. Surfacing Exposed, smooth surfaced RUBEROID MB Membrane Mop Applied requires ultraviolet radiation protection. Protective coatings or gravel surfacing are required and must be applied to all exposed membrane surfaces. When GAF WEATHER COAT Emulsion, GAF Fibered Aluminum Roofing Coating or other GAF approved coating is to be applied, apply Street and Number where work is to be done Remarks__ STATE OF FLORIDA, COUNTY OF DADE. ss. SECTION 1524 HIGH VELOCITY HURRICANE ZONES REQUIRED OWNERS NOTIFICATION FOR ROOFING CONSIDERATIONS 1524.1 As it pertains to this section, it is the responsibility of the roofing contractor to provide the owner with the required roofing permit, and to explain to the owner the content of this section.. The provisions of Chapter 15 of the Florida Building Code, Building govern the minimum requirements and standards of the industry for roofing system installations. Additionally, the following items should be addressed as part of the agreement between the owner and the contractor. The owner's initial in the adjacent box indicates that the item has been explained. 1. Aesthetics - Workmanship: The workmanship provisions of Chapter 15 (High Velocity Hurricane Zot ee)) are for the purpose of providing that the roofing system meets the wind resistance and water intrusion performance standards. Aesthetics (appearance) issues are not a consideration with respect to workmanship provisions. Aesthetic issues such as color or architectural appearance, that are not part of a zoning code, should be addressed as part of the agreement between the owner and the contractor. 2. Renailing Wood Decks: When replacing roofing, the existing wood roof deck may have to be ren iled in accordance with the current provisions of Chapter 16 (High Velocity Hurricane Zones) of the Florida Building Code. (The roof deck is usually concealed prior to removing the existing roof system). . Common Roofs: Common roofs are those which have no visible delineation between neighboring units .e. townhouses, condominiums, etc.). In buildings with common roofs, the roofing contractor and/or owner should notify the occupants of adjacent units of roofing work to be performed. 4. Exposed Ceilings: Exposed, open beam ceilings are where the underside of the roof decking can be vie from below. The owner may. wish to maintain the architectural appearance, therefore, roofing nail penetrations of the underside of the decking may not be acceptable. The Florida Building Code provides the option of maintaining this appearance. 5. Ponding Water: The current roof system and/or deck of the building may not drain well and may cau e water to pond (accumulate) in low -lying areas of the roof. Ponding can be an indication of structural distress and may require the review of a professional structural engineer. Ponding may shorten the life expectancy and performance of the new roofing system. Ponding conditions may not be evident until the original rbofing system is removed. Ponding conditions should be corrected. 6. Overflow scuppers (wall outlets): It is required that rainwater flow off so that the roof is not ove aded from a build up of water. Perimeter /edge walls or other roof extensions may block this discharge if overflow scuppers (wall outlets) are not provided. It may be necessary to install overflow scuppers in accordance with the Florida Building Code, Plumbing. . Ventilation: Most roof structures should have some ability to vent natural airflow through the into or of the structural assembly (the building itself). The existing amount of attic ventilation shall not be reduced. It may be beneficial to consider additional venting which can result in extending the service life of the roof.
